Top Investment Property HELOC Providers to Fund a Rehab Between Purchase and Sale

The Quick Read: The providers that fund a rehab through an investment-property HELOC are few, and the right one depends on which property secures the line, how much equity it holds, your credit profile, and whether the line is open before the flip is listed for sale. This page covers provider types rather than a ranked list, because the best fit changes with the file. Lendmire is a mortgage broker, not a lender, and it matches files to select wholesale HELOC lenders.

  • Most big banks and retail lenders skip investment-property lines or restrict them heavily.
  • On this network, an investment-property line tops out at 70% CLTV with a 700 minimum credit score.
  • Lines on an investment property run from $25,000 to $500,000, and LLC-titled properties cannot hold them.
  • Open the line before you list, because a property listed for sale is ineligible in several states. A line on the flip itself can only open once you own it.

What Does an Investment Property HELOC Actually Do in a Flip?

It gives you a revolving, interest-only pool of cash secured by real estate. You use it for the down payment, the rehab budget, or carrying costs. Then you repay it from sale proceeds.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Most investors reach for it because it avoids the points and draw schedules common in hard money. It also stays open after the payoff. Draws are interest-only for the first five years on an investment line. Repayment then amortizes over 25 years.

Availability is the hard part. NerdWallet reports that not every lender offers a HELOC on an investment property. It also says qualification is strict, you generally cannot borrow as much as against a primary home, and more than one appraisal may be required.

One mechanic surprises many flippers. On this network, at least 75% of the line is drawn at closing. That makes it closer to a mostly funded loan than a draw-as-you-go account, so interest starts on most of the balance early. If your rehab budget is far smaller than the line, size the line to the plan rather than to the maximum.

Which Types of Providers Write These Lines?

Five provider types write this product, and each has a different appetite for a flip. Here is how they compare.

Provider type Best for Typical collateral Main limitation
Large banks Existing depositors with strong credit Primary home Often decline rentals entirely
Credit unions and regional lenders Local relationships Home or rental Tight leverage, varied appetite
Online lenders Standard single-family files Home or rental Narrow property and state rules
Investor-focused equity lenders Business-purpose borrowers Rental or flip Smaller pool, strict title rules
Brokers with wholesale access Comparing several lenders Varies by lender Depends on the lender network

A broker does not lend. It shops one scenario across several wholesale HELOC lenders. It matches the property type, credit profile, and equity position to the program most likely to fit. For an investment property, that matters. One lender may decline a 2-4 unit building while another accepts it. A broker helps you find that out before you pay for an appraisal or valuation.

The best provider for you depends on your situation. The deciding variables are:

  • Property type: single-family, 2-4 unit, townhome, or condo.
  • Credit profile: the score and the housing history.
  • Combined leverage: how much debt already sits on the property.
  • Title: whether you hold the property personally or in an LLC.

Lendmire’s HELOC placements run through 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C. If your property sits elsewhere, the home-secured route or a different product may be the practical path.

Which Property Should Secure the Line?

There are two structures investors use, and they behave very differently. One is a line on your primary residence, with the cash spent on the rehab. The other is a line on the rental or flip property itself.

The first is the more common route, according to RentalRealEstate.com. A primary-residence line has more lender options and can reach higher leverage. On this network, a primary residence can reach 90% CLTV, but only at a 720 or better credit profile. Lines above $500,000 are available only on a primary residence. The tradeoff is that your home becomes collateral for a flip. If the rehab overruns or the sale stalls, the home is at risk.

The second structure keeps the risk on the investment. It is usually harder to place, and the property carries a lower ceiling. On an investment property here, the ceiling is 70% CLTV no matter how strong the credit is. A 720 score and a 700 score both reach 70%, so a higher score above 700 buys eligibility rather than leverage.

The catch for a fresh flip is equity. The CLTV test counts every lien. If you bought the property with a first mortgage at high leverage, there may be little room left under 70%. A line on the flip works best when you own the property with meaningful equity, such as a rental you are renovating or a flip bought with substantial cash.

Lendmire’s piece Best Investment Property HELOC Program to Fund a Rehab Between Purchase and Sale goes deeper on matching the program to the project.

The Purchase-to-Sale Timeline, Step by Step

The sequence matters more than the product. Each step below carries its own risk, and the listing step is the one most likely to cost you the line.

1. Open the line before you list, and before the rehab begins. If the line sits on your home, open it before you make an offer, because it is hardest to get exactly when you need it and you should not wait for a contract.

2. Buy the property. If the line sits on your home, the purchase is funded separately. If it sits on the flip, you can only open it after you own it.

3. Draw for the rehab. Because most of the line funds at closing, plan the budget before you close the line. Keep a cash buffer for overruns.

4. Rehab and hold. Payments during the draw period are interest-only, and the pricing floats. It never converts to a fixed structure on these lines.

5. List and sell. Listing is the trap. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. Open the line before the listing, not after.

6. Pay off at sale. The balance is repaid from proceeds at closing. If the line is on a different property, it stays open and revolves after payoff.

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Underwriting Treats the File

A HELOC is underwritten on the borrower, not on the rent. That is the clearest contrast with a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Nothing about a HELOC rewards a strong rent roll.

Here is what the lenders on this network review for an investment property, subject to lender guidelines and full file review:

  • Credit: 700 minimum. There is no lower tier on an investment line. A single-bureau score keyed to the primary wage earner is used, and the report must be no more than 90 days old at closing.
  • DTI: 50% maximum on an investment line. The calculation uses the interest-only payment on the maximum draw, so a large line weighs on your ratio even if you draw less.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation and no traditional appraisal. Because an investment line caps at $500,000, it is nearly always in that lane. Value is today’s market value. It is not your purchase price or an after-repair value.
  • Derogatory history: a bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family events follow a seven-year path, or four years for a deed-in-lieu, pre-foreclosure, or short sale.
  • Exposure: a borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Market surveys report investment-property lines capped around 80% LTV, according to Experian. That is a market-wide figure from a consumer finance publisher. The network ceiling on an investment property is 70% CLTV. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Where the General Rule Breaks

The LLC problem. Title must be held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. If the flip already sits in an LLC, the choices are to change the vesting or to use a DSCR cash-out refinance, subject to lender program eligibility.

A freeze mid-rehab. The CFPB says you can spend up to your limit during the draw period and that HELOCs usually carry a variable rate. Lenders may also reduce or freeze lines if home values fall or finances worsen. A rehab that depends on drawing late can collide with that. Because at least 75% of the line is drawn at closing on this network, less of the budget depends on later draws, but the plan should not rely on a future draw.

Variable pricing and lifetime caps. The CFPB’s HELOC booklet says a variable rate must be tied to a public index. It also says plans secured by a dwelling must carry a lifetime cap on increases. Some consumer plans let you convert part of the balance to a fixed structure. The investment lines on this network do not. Pricing floats across both the draw and repayment periods.

Thin-equity flips. If you financed most of the purchase, there may be no room to draw. In that case, a line on your home or a different financing product fits better.

Mixed spending. Using one draw for both rehab and personal costs muddies the records. A dedicated account for draws keeps the paper trail simple.

Overlays by state. New Mexico and Ohio apply a CLTV cap that depends on the credit profile. Texas properties are limited to 10 acres. Texas homestead rules bind primary residences, while investment properties there follow the standard tables.

When a HELOC Is the Wrong Tool

A HELOC fits a short, one-time, value-adding spend. It does not fit every flip.

Skip it if your credit sits below 700 and the property is the collateral. Skip it if the flip is in an LLC you cannot re-title. Skip it if your DTI is already stretched by other debts, since the line competes with personal debt capacity.

For a longer hold, the picture changes. If the plan is to rehab, rent, and keep, a DSCR cash-out refinance on the seasoned rental can pay off the line. Cash-out tops out around 75% LTV on most files in the network, with roughly six months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing that ratio is not the same as positive cash flow. The calculation compares rent to the full monthly obligation only, so repairs, vacancy, management, and capex sit outside it. Lendmire’s complete DSCR loans guide covers those mechanics.

Hard money and bridge lenders center underwriting on the deal rather than your personal debt ratio. They often reimburse rehab costs in stages as work is completed. A HELOC advances cash up front. Some investors use both, since a line can serve as proof of liquidity.

Key Terms Defined

CLTV: combined loan-to-value, which adds every lien on the property and divides by its current value.

Draw period: the stretch when you can borrow and make interest-only payments. It lasts five years on an investment line here.

Repayment period: the stage after the draw period, when the balance amortizes over 25 years.

Lien position: whether the line sits first or second behind the existing mortgage. This network allows either.

AVM: an automated valuation model, which estimates value from data instead of a full appraisal.

DSCR: debt service coverage ratio, which compares a property’s rent to its monthly obligation.

Frequently Asked Questions

Can I use an investment property HELOC to fund a flip?

Yes, if the borrower and property fit the program. The line must be open before you list, and an investment line here needs a 700 minimum score and holds at 70% CLTV. Subject to lender guidelines.

Can the line sit on the property I’m rehabbing?

It can, but only once you own the property, and only if enough equity remains under the CLTV ceiling. A fresh purchase at high leverage often leaves no room. A line on your home is the more common alternative, with the added risk that your home secures the debt.

What if my property is held in an LLC?

The line cannot be placed on it. A vesting change or a DSCR cash-out refinance may be the alternative, subject to program terms.

What happens at sale?

The balance is repaid from sale proceeds at closing. If the line is secured by a different property, it stays open after payoff and can be used again. On a hold, the exit is often a refinance instead.

Can I have more than one line?

Yes, up to three lines per borrower on this network. Combined exposure limits also apply.
