Top Investment Property HELOC Providers to Grow a Rental Portfolio

Top Investment Property HELOC Providers to Grow a Rental Portfolio

The Quick Read: The best provider for your situation depends on your equity, credit, property type, and how the property is titled, so a ranked list of company names would mislead you more than help you. Few lenders write home equity lines on rentals, and the ones that do each set their own rules. A mortgage broker that shops several wholesale lenders can match your file to the program that fits.

  • On this network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score.
  • The line is a variable-rate, interest-only draw for five years, followed by a 25-year repayment period.
  • An individual or a revocable living trust must hold title. An LLC cannot.
  • A rental-income-based DSCR cash-out refinance is the usual alternative when the line does not fit.
  • All of this is subject to lender guidelines, and none of it is a commitment to lend.

Why Ranking Top Investment Property HELOC Providers Misses the Point

Lenders do not treat a rental line the same way they treat a line on your own home. NerdWallet notes that not all lenders offer a HELOC on an investment property, and those that do apply strict qualification requirements. Its explanation is higher perceived default risk, since borrowers are more likely to keep paying on their own home than on a rental.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That thin supply changes how you shop. Picking a name from a list tells you little. What matters is whether a lender’s program accepts your property type, your title, your credit, and your leverage need.

Lendmire is a mortgage broker that works with select wholesale HELOC lenders, and it is not the lender itself. The brokerage compares programs against your scenario and places the file where the guidelines fit. Everything below describes how those programs operate, so you can judge fit yourself.

What Is an Investment Property HELOC?

A HELOC is a revolving line of credit secured by real estate. You borrow, repay, and borrow again within the limits of the line. An investment-property HELOC puts a lien on a rental you own instead of on your primary home.

Investors often confuse two different structures:

1. A line on the rental itself. The rental is the collateral, and missed payments put that property at risk.

2. A line on your primary home, with the money used for rentals. This is usually easier to qualify for, but your own home becomes the collateral.

On this network, a primary-residence line can reach higher combined leverage than a rental line. The top tier, 90% CLTV, requires a 720 or better credit profile. An investment line never goes above 70%.

How Underwriting Treats a Rental Line, Step by Step

Here is the sequence a lender follows. Each step can stop the file.

Step 1: Is the property eligible? Eligible types include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. In several states, a property that is listed for sale, or was listed within the past 60 days, is ineligible. Those states are Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Step 2: Who holds title? The borrower must hold title as an individual or through an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Step 3: Does the credit clear? Investment lines have a 700 hard floor, with no tier beneath it. A 720 score buys no extra leverage on a rental line, because both tiers reach 70% CLTV. The lender uses a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing.

Step 4: Does the income clear? This is the biggest difference from a DSCR loan. Home equity lines weigh personal income and debt-to-income (DTI). The maximum is 50%, and the lender reviews your file on the interest-only payment calculated at the maximum draw. Bank-style lines also look at reserves and rental history. Benzinga lists proof of income, tax returns, rental agreements, and proof of insurance among the typical documents.

Step 5: How much equity is left? Equity is market value minus what you owe. The line plus your existing first mortgage cannot pass 70% of value. The next section works through this.

Step 6: How is value set? Because an investment line caps at $500,000, and full appraisals begin only above that amount, the file typically runs on an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation. You can also request a full appraisal.

The Equity Math, in Percentages

Take a rental where the first mortgage is 45% of its value. The 70% CLTV ceiling leaves room for a line of up to 25% of value. Then the line size limits apply. Lines run from $25,000 to $750,000 across the network, but on an investment property the maximum is $500,000. The larger lines are primary-residence only.

The next point trips up many borrowers. At least 75% of the line is drawn at closing. So you start paying interest on most of it immediately, not just when you spend it. A line sized for “maybe someday” money costs you from day one.

Think about the rental’s own coverage too. DSCR compares rent to the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. A rental that clears 1.25x on its first mortgage can slide toward 1.00x once a second lien adds payment. A DSCR ratio above 1.00 also does not mean positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.

Draw Period, Repayment Period, and the Shock in Between

Investment lines run one structure only: a five-year interest-only draw, then a 25-year fully amortizing repayment. On this network, pricing floats through both periods and does not convert to fixed. The Consumer Financial Protection Bureau’s HELOC booklet explains that HELOCs typically carry variable rates and that a borrowing period is followed by repayment. Its guidance is written for owner-occupied homes, but the mechanics carry over to a rental line.

Two consequences matter for a portfolio:

  • Payments can move without new draws. With a variable rate, the payment can rise even if you never borrow another dollar.
  • Repayment starts all at once. When the draw ends, the payment shifts from interest-only to principal and interest. Stress-test each rental against that higher payment before you open the line, not after.

After closing, the minimum subsequent draw is typically $1,000, though Texas sets it at $4,000. The lender can also change how much available credit it will extend if your credit profile worsens, so a line is not guaranteed reserves.

How a Line Fits a Growth Plan

A line works best for staged needs: a down payment on the next purchase, or a renovation paid in phases on a leased unit. It fits poorly for a long-term purchase you could finance with a purpose-built mortgage. The usual sequence looks like this:

1. Open the line on a rental with solid equity and a low first mortgage.

2. Use the draw as the down payment on the next property.

3. Finance that purchase with a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

4. Repeat only while every rental still clears your own coverage target.

Limits apply. A borrower can hold at most three lines, and an investment line itself is capped at $500,000. Combined exposure across those lines is capped at $2,000,000 on one of the network’s two programs and at $750,000 on the other, so the lower cap may bind depending on which program the file is placed with. A borrower with more than 15 financed properties is not eligible. Treat those caps as the outer edge of the plan.

Also remember that a HELOC is debt, not cash. Lenders reviewing your next purchase see the balance as a liability and do not count it as liquid reserves.

Which Route Fits You?

Route Reviewed on Best fit Main tradeoff
Line on the rental Personal income, DTI, credit Individually titled rental with equity 70% CLTV, variable payment
Line on your primary home Personal income, DTI, credit Higher leverage need Your home is the collateral
DSCR cash-out refinance Rent covering the payment LLC-held or larger needs Replaces your first mortgage
DSCR purchase loan Rent covering the payment Buying the next property Needs down payment funds

The DSCR cash-out refinance is a different product, not a bigger HELOC. Across most of our network, standard rentals reach about 75% LTV on a cash-out, with roughly six months of seasoning expected. Short-term-rental collateral tops out around 70% on a cash-out. Most programs want a score near 660, and some accept 620. LLC-titled properties are possible, subject to lender program eligibility.

The tradeoff is that a refinance replaces your first mortgage. If that first mortgage is a good one, a second-lien line may keep it intact. If you hold the property in an LLC, a line is off the table and the refinance is the path.

DSCR loans in general are covered in Lendmire’s complete DSCR loans guide. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How to Compare Providers Without a Ranked List

When you evaluate any lender or broker, check these points:

  • Property types. Does the program take your unit count and property type?
  • Title. Can it handle an individual or revocable trust, and what happens if you hold in an LLC?
  • Leverage and size. Does the program cap sit at or above what you need?
  • Draw structure. How much must be drawn at closing, and how long is the repayment period?
  • Valuation. Will it use an automated valuation or require a full appraisal?
  • Credit history. What seasoning do they require after a bankruptcy (four years on this network) or a foreclosure?
  • State coverage. Lendmire’s home equity lines are available in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Share that checklist with every provider you speak to, and compare the answers side by side against your own scenario.

Edge Cases Where the Rule Breaks

A vacant or newly converted rental. Underwriting looks for documented tenancy or rental history. A unit with no tenant yet is a weak fit for a line, and a lender may decline it. The payment starts at closing, whether or not the unit is leased.

An LLC-owned rental. The line is unavailable. Re-deeding to yourself changes the liability picture, so weigh that before you move title. A DSCR cash-out refinance is the usual route, per the table above.

A rental still held in an estate. A line needs recorded title in the borrower’s name, so the estate has to be settled first.

A property that is also for sale. Several states bar a listing within the past 60 days, as noted earlier.

Paying off a line later. Some investors use a DSCR refinance to retire a HELOC. Whether the refinance counts as a rate-and-term or a cash-out depends on the cash you take at closing, and each lender sets its own threshold.

Key Terms Defined

CLTV (combined loan-to-value): The total of all loans against the property, divided by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on this program.

Repayment period: The stretch after the draw ends, when you pay principal and interest and can no longer borrow.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment on a rental. A DSCR loan is reviewed on this ratio.

Lien position: Whether a loan is paid first or second if the property is sold or foreclosed. Lines here can sit in first or second position.

Automated valuation: A computer-generated property value used in place of a traditional appraisal.

DTI (debt-to-income): Your monthly debt payments as a share of your monthly income.

Frequently Asked Questions

Can I get a HELOC on a rental property?

Sometimes, but not from every lender. On this network, an investment line needs a 700 minimum score, individual or revocable-trust title, and a property of one to four units or another eligible type. The line is capped at 70% CLTV and $500,000, subject to lender guidelines.

Does a HELOC on a rental qualify on the rent?

Not on this network. These lines weigh personal income, with a maximum DTI of 50% calculated on the interest-only payment at the maximum draw. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Can an LLC take out a HELOC?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on a line. Options are a vesting change or a DSCR cash-out refinance, which can accommodate LLC titling subject to lender program eligibility.

Can I use a line to buy more rentals?

Yes, many investors draw on a line for the down payment on the next property. Remember that most of the line is drawn at closing, the rate floats, and the balance counts as debt, not reserves. A primary-home line is easier to qualify for but puts your residence at risk. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

When does a DSCR cash-out refinance beat a line?

It fits when the rental is in an LLC, when you need a larger lump sum, or when you would rather qualify on rent than personal income. Standard rentals reach about 75% LTV on a cash-out with around six months of seasoning. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
