Top Investment Property HELOC Providers to Pay Off Debt With Low Monthly Payments

Top Investment Property HELOC Providers to Pay Off Debt With Low Monthly Payments

The Quick Read: The right provider for an investment property HELOC depends on your title, credit, and equity, not on a ranking, because the lenders that write these lines work from tight rules: individual ownership, a 700 credit profile, and no more than 70% combined leverage on a rental. The low payment comes from an interest-only draw period. It does not come from cheaper debt. When repayment starts, the payment resets higher.

  • Few lenders write HELOCs on rentals, so matching your file to the right program matters more than picking a brand.
  • On the wholesale network Lendmire works with, an investment line tops out at 70% CLTV and $500,000.
  • LLC-owned rentals cannot take these lines. Title must sit with you or your revocable living trust.
  • A HELOC moves unsecured debt onto your rental as a lien. It does not shrink the balance.
  • A DSCR cash-out refinance is often the better fit for a large payoff.

Which Providers Write These Lines?

Investment property HELOCs come from a narrow set of lenders, and no single name fits every borrower. NerdWallet notes the product isn’t offered by all lenders and carries strict qualification requirements.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is why this page does not rank companies. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits. The lenders that write your line depend on your property type, credit profile, leverage need, and documentation.

Here is how the main provider types differ for a debt payoff.

Provider type Typical fit for debt payoff
Big retail lenders Strict personal underwriting, limited rental appetite
Credit unions Varies widely by member and property
Wholesale broker network Programs matched to the file
DSCR cash-out lenders Better for larger, one-time payoffs

A broker’s edge is breadth. One file can be checked against several sets of guidelines instead of one.

Availability has a catch. Lendmire’s HELOC lending covers a narrower set of states, 16 full-service states, than its DSCR investor loans, which span 41 markets including Washington, D.C. Check coverage before you plan around a line.

Key Terms Defined

HELOC: A home equity line of credit, which is a revolving loan secured by property. You borrow, repay, and borrow again within a limit.

CLTV: Combined loan-to-value. It adds every loan on the property, first mortgage plus the line, and divides by the property’s value.

Draw period: The stretch when you can borrow and pay only interest. On investment lines in this network, it runs five years.

Repayment period: The stretch after the draw ends. Principal and interest are due together, and no new draws are allowed.

DSCR: Debt service coverage ratio. It compares a rental’s income to its monthly mortgage obligation (principal, interest, taxes, insurance, and any HOA dues).

How Does Underwriting Treat an Investment Line?

Underwriting a rental HELOC is a five-step test. The first four check you and the property. The fifth checks whether you can carry the payment at its worst.

Step 1: Equity. Lenders cap combined borrowing against value. That is a market-wide figure. On this network, an investment property line caps at 70% CLTV.

Step 2: Credit. On this network, the minimum for an investment line is 700, and 720 and 700 both reach the same 70% CLTV. Extra score above 700 buys no extra leverage. The lender pulls a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing.

Step 3: Income and debt. These lines qualify the borrower personally. Maximum debt-to-income is 50%. Because the 700 credit floor already sits above any lower score threshold, the score never limits how high your ratio can go within that 50% maximum. The lender calculates the ratio on the interest-only payment at the maximum draw, not on what you plan to borrow.

Step 4: Valuation. An investment line cannot exceed $500,000, and full appraisals are required only above that size. So these lines run on an automated valuation and commonly close with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you may also request a full appraisal.

Step 5: Structure. The line sits in first or second lien position. Investment lines run a five-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. The rate stays variable throughout and never becomes fixed.

That last rule changes how you size the line. You cannot open a large limit and leave it idle. Most of it is borrowed on day one.

Where Does the Low Monthly Payment Come From?

The low payment is an interest-only payment on the drawn balance. It is not a lower cost of debt. You owe the same amount you owed on the cards, now secured by your rental.

The CFPB’s HELOC booklet explains the structure. You borrow during a draw period, then move into repayment or renewal. If the plan carries a variable interest rate, your monthly payments may change. Variable rates on dwelling-secured plans must be tied to a public index and carry a cap.

Picture the payment in two phases.

  • Draw phase (five years): You pay interest only. The balance does not fall.
  • Repayment phase (25 years): Principal joins interest, so the required payment steps up even if the rate never moves.

A rising index adds a second push on top of that reset. A line that looks affordable in year two can feel very different in year six. If your cash flow only works during the interest-only years, the line defers the problem rather than solving it.

A Worked Example in Percentages

Take a duplex valued at a round 100% for easy math. Say the first mortgage is 50% of value. At the 70% CLTV ceiling for an investment property, the line can reach 20% of value, if credit, debt-to-income, and the $500,000 cap all allow it.

Now change one input. If the first mortgage is 60% of value, the line can reach only 10% of value. Same property, same credit, half the borrowing room. Equity left after the first lien is the main variable.

Also run the debt side. If the cards you want to retire total more than the room allows, the line pays off only part. Partial payoffs are fine, but the leftover balance keeps its original payment.

Who Should Not Use a HELOC for Debt Payoff?

Skip it if the debt came from spending habits that have not changed. Closing the cards after payoff is part of the plan. Without that step, you can end up with a lien on the rental and new card balances.

Skip it if the rental’s margin is thin. Rental debt service tests, such as the DSCR, compare rent to the monthly mortgage obligation only. Repairs, vacancy, management, utilities, and capital expenses sit outside that ratio. Clearing a coverage test is not the same as positive cash flow.

Skip it if you could not carry the repayment-phase payment. Size the line against the payment you will owe in year six, not the one you owe in year one.

Secured debt also raises the stakes. Default on a card hurts your credit. Default on a line secured by a rental puts the property at risk.

Unsecured options, such as a personal consolidation loan or a balance-transfer card, keep the rental out of it. They may carry shorter terms or smaller limits, but the property stays clear of the debt.

Where the General Rule Breaks

A few situations change the answer entirely. Each one comes from the guidelines on the network.

LLC-held rentals. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. If your rental is already deeded to an LLC, you need a vesting change first, or a DSCR cash-out instead. DSCR financing for LLC-titled rentals is available subject to lender program eligibility.

Lien position. A line can sit in first or second position. Stacking a second lien reduces the equity available for a later refinance. If you plan a DSCR refinance down the road, sequence the loans before you open the line.

Property type. Eligible properties include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Listing status. A property listed for sale, or listed within the past 60 days, is ineligible in several states.

Exposure limits. A borrower is limited to three lines. A borrower owning more than 15 financed properties is not eligible.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a seven-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a four-year path.

HELOC or DSCR Cash-Out: The Real Decision

For a big payoff, a cash-out refinance often fits better. It delivers a lump sum and a fixed payment structure. The HELOC suits smaller, flexible needs with a plan for the repayment reset.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Your personal credit and income Property rent covering the payment
Leverage ceiling 70% CLTV (investment) About 75% LTV (standard rentals)
Entity ownership Individual or revocable trust only LLC possible, per program terms
Payment structure Interest-only draw, then repayment 30-year fixed spine, with extended terms and interest-only available through select lenders
Typical seasoning Varies by lender About six months

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, 1.00 coverage is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Credit floors start around 620 in parts of the network. Most programs want around 660, and 700 or better unlocks the strongest leverage tiers. Loans reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA.

The tradeoff is size and cost of entry. A cash-out refinance replaces your existing first mortgage, so it only wins if that first loan is worth replacing. For a deeper comparison, see the complete DSCR loans guide.

The strongest files clear both tests: enough equity and enough rental coverage. A larger down payment on a purchase lowers the payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

A Step-by-Step Payoff Plan

1. List the debts you want to retire, with balances. Rank them by monthly burden.

2. Check title. If an LLC holds the rental, a HELOC is off the table until vesting changes.

3. Count your equity. Subtract the first mortgage from 70% of value on an investment property. That is your ceiling.

4. Stress-test the repayment phase. Ask whether you can carry the principal-and-interest payment if the index rises.

5. Compare against a cash-out refinance if the payoff is large or you want a fixed structure.

6. Pay the creditors directly from the draw, and confirm each account shows a zero balance.

7. Close or freeze the cards so the balances do not rebuild.

Frequently Asked Questions

Can you get a HELOC on a rental property?

Yes, but fewer lenders offer it than on a primary home. On this network, an investment line requires a 700 credit profile, caps at 70% CLTV and $500,000, and requires individual or revocable-trust title. Every file is subject to lender guidelines and full review.

Does a HELOC lower my monthly debt payments?

It can lower them during the five-year interest-only draw because you pay no principal. The balance stays the same. When the 25-year repayment starts, principal joins interest and the payment rises.

Can I use an LLC-owned rental for a HELOC?

Not on these programs. LLCs, corporations, partnerships, and several trust types cannot hold title. You would need to re-vest the property in your name or trust, or look at a DSCR cash-out refinance instead.

Do I need an appraisal?

Usually not on an investment line. The $500,000 maximum keeps these lines in the automated-valuation range, which ordinarily runs with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you may request a full appraisal.

Is the rate on a rental HELOC fixed?

No. Pricing floats during both the draw and the repayment period and never converts to fixed. That is a core reason to stress-test the payment before borrowing.
