Top Investment Property HELOC Providers to Pay Off Student Loans

Top Investment Property HELOC Providers to Pay Off Student Loans

The Quick Read: An investment property HELOC can pay off student loans, but it only swaps unsecured debt for debt secured by your rental, and the network’s investment line caps at 70% combined loan-to-value with a 700 credit minimum and a $500,000 maximum line. Which lender writes the loan depends on your property, title, credit and existing mortgage. Lendmire is a mortgage broker, not a lender, so it matches the file to a wholesale program.

  • Credit above 700 buys eligibility rather than extra leverage on an investment line.
  • The borrower, or the borrower’s revocable living trust, must hold title. An LLC cannot.
  • Paying off federal student loans with outside money gives up federal repayment options. Private loans carry no such loss.
  • The balance owed does not shrink. The collateral changes.
  • A DSCR cash-out refinance is the usual fallback when the line does not fit.

Which Providers Write These Lines?

The lenders that write this product depend on your property type, title, credit profile and existing first mortgage. No single provider is the best fit for every investor. NerdWallet notes that not all lenders offer them and that requirements are stricter than on owner-occupied homes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That gap is where a broker earns its place. Lendmire works with a network of wholesale HELOC lenders and matches the scenario to a program. A ranked list of company names would be wrong for your file, because each program has its own title rules, property limits and exposure caps. The sections below cover what these lenders look for, so you can tell early whether a line is realistic.

How Does the Trade Work, Step by Step?

You borrow against the rental, use the proceeds to retire the student loans, and then repay the line instead of the loan servicer. The key point is that you owe the same amount afterward.

Here is how a file moves through underwriting.

1. Occupancy and collateral. The rental is treated as non-owner-occupied. On this network, an investment line is capped at 70% CLTV, whatever the credit score above 700. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

2. Lien position. The line can sit in first or second position. Most rentals with a mortgage take a second lien, so the first mortgage documents must allow a junior lien.

3. Qualification. A HELOC is reviewed on the borrower’s credit and debt-to-income ratio, not on the rent. DTI tops out at 50%, and the payment is measured on interest-only terms at the maximum draw.

4. Student loans in the file. Existing student-loan payments count in DTI. Paying them off with the line moves that obligation into the line payment.

5. Valuation. Because an investment line is capped at $500,000, and full appraisals are required only on lines above that amount (which are limited to primary residences), an investment line normally uses an automated valuation with no traditional appraisal. You can still request a full appraisal.

6. Draw and repayment. The investment structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.

7. Payoff. The funds go to the servicers. Paying off federal loans cannot be undone.

The draw structure matters most for your cash flow. Because most of the line is drawn on day one, interest starts on a large balance right away. When repayment begins, the payment steps up as principal amortization starts. Model that step before you commit, not after.

Federal or Private: The Split That Decides It

Private student loans are the cleanest candidates for a payoff, and federal loans are usually the worst. The reason is what you give up, not what you save.

Loan type What you lose by paying it off Usual fit
Private No federal protections to lose Reasonable candidate
Federal, forgiveness path Credit toward IDR or PSLF forgiveness Poor candidate
Federal, no forgiveness path Income-driven plans and deferment Case by case
Parent PLUS Little, since RAP is not open to them Narrow case

Federal Student Aid already warns that consolidating federal loans can cost a borrower credit toward income-driven or Public Service Loan Forgiveness. Paying them off outright removes those options too.

Federal repayment has also changed. The U.S. Department of Education says the new Repayment Assistance Plan (RAP) and a Tiered Standard plan replace the older income-contingent plans. Its fact sheet says RAP waives remaining unpaid monthly interest when payments are made on time, and adds a matching principal payment benefit. Borrowers on phased-out plans have a deadline to choose among RAP, Tiered Standard or IBR.

So the real question for a federal borrower is whether the rental’s equity does more good in the student loan or in the next acquisition. Many investors with federal debt will find it works better to keep the loans and put equity to work elsewhere. That is a judgment call, and a toss-up on some files.

What the Network’s Investment Line Looks Like

These are typical ranges from select wholesale lenders, subject to lender guidelines and full file review. They are not commitments to lend.

  • Leverage: up to 70% CLTV on an investment property, for 700 and 720 scores alike. The 700 minimum is a hard floor with no tier below it.
  • Line size: $25,000 to $500,000 on an investment property. Lines above $500,000 are for primary residences only.
  • Structure: 5-year draw and 25-year repayment, with at least 75% drawn at closing.
  • DTI: 50% maximum.
  • Credit history: a bankruptcy needs 4 years of seasoning. Investment files follow a 7-year path for a foreclosure and 4 years for a deed-in-lieu or short sale.
  • Property: single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos.
  • Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties.
  • Availability: the HELOC product is offered only in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than Lendmire’s 41-market DSCR footprint

Where the General Rule Breaks

LLC title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this line. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead, subject to program terms. This is the sharpest structural difference from a DSCR loan.

The first mortgage forbids a junior lien. If the existing documents block a second lien, the line is off the table. A cash-out refinance that replaces the first lien is the fallback.

Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Portfolio size. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Ineligible property types. Mixed-use buildings, condotels and manufactured homes are not offered. Short-term-rental collateral is a different conversation, so ask before assuming it fits.

Primary-residence equity. Some investors skip the rental and borrow against their own home. That line can reach 90% CLTV, but only at a 720-or-better credit profile. Putting your home at risk to pay off student loans is its own decision, and it is not a free pass on the rental’s equity.

Run the Numbers on a Thin Equity File

Say you own a rental with a first mortgage at 50% of its value. A 70% CLTV ceiling leaves room for a line of up to 20% of value, and the $500,000 line cap applies either way. If the first mortgage is 65% of value, only 5% remains. That might not cover the student balance, and a small line may not justify the closing costs.

Now consider the carry. Rent has to cover the first mortgage, the new line payment and normal rental costs. The line payment starts interest-only, but it jumps when repayment begins. A vacancy during that window hurts more than it did when the student loan was unsecured, because a missed payment now puts the rental at risk.

When a DSCR Cash-Out Refinance Is the Better Tool

If the line does not fit, a DSCR cash-out refinance is the structural alternative. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it replaces the first lien. The trade-off is that it resets the entire first mortgage.

Factor Investment HELOC DSCR cash-out refinance
Qualification lens Borrower credit and DTI Rent against the payment
Title Individual or revocable trust Entity title possible, per program terms
Leverage Up to 70% CLTV Around 75% LTV on standard rentals
Lien First or second Replaces the first
Seasoning Per lender About 6 months on most files

Loan sizes on the DSCR side run up to $3,000,000 on standard programs (smaller balances available through select lenders). A coverage ratio of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Keep one limit in mind. DSCR compares rent to the full payment on the property and nothing else. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy and management sit outside the calculation.

Key Terms Defined

CLTV: combined loan-to-value, which adds every loan on the property and divides by its value.

Lien position: the order in which lenders are repaid, with a first lien paid before a second.

Draw period: the stretch when you can borrow from the line and pay interest only.

Repayment period: the stretch after the draw ends, when principal and interest are both paid down.

DTI: debt-to-income ratio, which compares your monthly debts to your income.

RAP: the federal Repayment Assistance Plan, which replaces older income-contingent plans for new federal borrowing.

DSCR: debt service coverage ratio, which compares monthly rent to the monthly payment on the property.

Frequently Asked Questions

Can I use an investment property HELOC to pay off federal student loans?

Yes, the funds can go to any lender. But you give up income-driven options, deferment and possible forgiveness once the federal loan is paid. Private loans carry no such protections, so they are the usual candidates.

What is the maximum loan-to-value on an investment property line?

On this network an investment line stops at 70% CLTV, with a 700 credit minimum and a $500,000 maximum line. A 720 score does not raise it, because credit above 700 buys eligibility rather than leverage.

Does my LLC-owned rental qualify?

No. Title must sit with the individual borrower or an inter vivos revocable living trust. An LLC-held property needs a vesting change, or a DSCR cash-out refinance may fit instead, depending on program guidelines.

Do my student loan payments hurt my approval?

They count in your debt-to-income ratio, which tops out at 50%. They do not disqualify you by themselves. Paying them off with the line moves the monthly obligation into the line payment.

Is a HELOC or a DSCR cash-out refinance better for this?

It depends on title, the existing first mortgage and how much equity you hold. A HELOC leaves the first mortgage alone but needs personal credit and DTI to work. A DSCR cash-out is reviewed on rent but replaces the first lien.
