The Quick Read: An investment property HELOC works as an emergency tool only when you open it before the emergency, because the lenders that write these lines underwrite your credit, your debt load, and the equity in the rental, and the best provider for your situation depends on your property, your credit profile, and your combined leverage. A line you already hold is standby cash. A line you apply for mid-crisis is a loan application.
- Investment lines on Lendmire’s wholesale network cap at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
- No honest lender can promise an instant line on a rental. Value, title, and income all get reviewed.
- Title matters: an LLC cannot hold title on these lines, so a property already deeded to an LLC usually points to a different product.
- A HELOC is a revolving second lien. A DSCR cash-out refinance is a term loan underwritten on rent. They solve different problems.
What an Investment Property HELOC Actually Is
A HELOC is an open-end line of credit secured by property equity. Equity is the property’s value minus what you owe on it. You draw money as needed up to a limit, repay, and draw again.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Most lenders treat a rental differently from your home. NerdWallet notes that not every lender offers lines on investment property, that qualification is stricter, and that more than one appraisal may be required. The reasoning is simple. If money gets tight, a borrower tends to protect the home they live in first.
The White Coat Investor adds that the providers are the same kinds of institutions that make mortgages, and that large national banks tend to have stricter eligibility. That is why no honest article can hand you a ranked list of the best names. Availability shifts by lender, by area, and over time.
Provider Types at a Glance
Four kinds of providers show up in this space. Each fits a different borrower.
| Provider type | Best for | Main trade-off |
|---|---|---|
| Large banks | Existing customers with strong credit | Stricter eligibility on rentals |
| Credit unions and community banks | Local investors with local relationships | Limited by area and by rental policy |
| Online lenders | Borrowers who want a direct application | Property and title rules still apply |
| Broker with wholesale lenders | Files that need matching to a program | Placement limited to eligible states |
A broker does not replace the lender. It shops the file across several wholesale lenders and matches your scenario to the program whose guidelines it fits. That matters because guidelines differ on credit, title, property type, and exposure.
How Lenders Underwrite the Line, Step by Step
Step one: the collateral. On Lendmire’s wholesale network, an investment line is secured by the rental property itself, and its combined loan-to-value (CLTV) ceiling is 70%. A line placed on your primary home falls under different terms, which are a separate conversation from the investment terms below. Putting the line on your residence also puts your home behind the debt.
Step two: combined leverage. The lender adds your existing mortgage and the new line, then divides by appraised value. That ratio is combined loan-to-value. A lender sets a ceiling, subtracts your current balance, and the remainder is the most the line can be.
Step three: credit and debt load. The lender reviews your score, your history on every financed property, and your debt-to-income ratio (DTI), which compares monthly debts to monthly income. On this network, DTI tops out at 50%, and the payment is tested on the interest-only amount at the maximum draw.
Step four: valuation and title. The lender confirms value and who holds title. We cover both below.
Step five: draw and repayment. You draw during an interest-only period, then the balance amortizes.
The Network Terms on an Investment Line
Here are the guideline ranges Lendmire’s wholesale network uses on investment property lines. They are subject to lender guidelines and full file review, and they are not a commitment to lend.
- Leverage: The ceiling is 70% CLTV. A 700 score and a 720 score both reach that same ceiling, so a score above 700 does not raise your leverage.
- Credit floor: 700 is a hard minimum on an investment line.
- Line size: $25,000 to a $500,000 maximum on investment property.
- Structure: A standalone line in first or second lien position. The 5-year draw structure is the only one for investment lines: five years interest-only, then 25 years of full amortization. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed. After closing, the minimum subsequent draw is $1,000.
- Valuation: Because an investment line cannot exceed $500,000 and full appraisals are required only above that size, these lines commonly close on an automated valuation instead of a traditional appraisal. A borrower can still request a full appraisal.
- Property types: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
- Exposure: A borrower can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
- Credit history: A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
Market surveys differ. On Lendmire’s network, an investment line is capped at 70% CLTV, which leaves at least 30% equity, and the draw period is five years.
Where the Rules Break: Edge Cases
Property held in an LLC. This is the sharpest structural difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must sit with you as an individual or in a revocable living trust. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.
Lines that shrink. The CFPB’s HELOC consumer booklet says a lender can reduce a credit line if the home’s value drops significantly. It also says you generally must pay off the line in full if you sell. The cash may not be there when the market is weakest.
Location and listings. HELOC placement is available only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint of 41 markets, including Washington, D.C. In several states, a property listed for sale or listed within the past 60 days is ineligible.
Can You Get This Cash in an Emergency?
Usually only if the line is already open. That is the plain answer.
Underwriting does not skip steps because you are in a hurry. Credit gets pulled, and the report cannot be more than 90 days old at closing. Title gets reviewed. Value gets confirmed. On an investment line, the automated valuation lane helps because it avoids waiting on a full appraisal. It does not remove the rest of the file.
A better plan builds the line before you need it. Gather these documents now:
- Your government ID and proof of the current mortgage balance
- Recent statements on every financed property
- Proof of how title is held
- Income documentation under the applicable program
- A list of your outstanding lines and loans
A line that sits unused costs you effort now and protects you later. Treat it as insurance rather than a plan.
Worked Example: The Equity Math in Percentages
Say you own a duplex and owe 50% of its value on the first mortgage. The network ceiling is 70% CLTV on an investment property. That leaves a line of up to 20% of the property’s value, subject to the $500,000 cap and the rest of the file.
Now change one input. If the first mortgage is 60% of value, the room drops to 10% of value. If it is 70% or more, no line is available at all.
This is why a borrower who has been paying down a mortgage for years often has options that a borrower with a recent purchase does not. A recent purchase at 75% to 80% LTV has already used the equity.
HELOC Versus a DSCR Cash-Out Refinance
The two products are not substitutes. The short version follows.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Structure | Revolving second lien | Term loan replacing the first mortgage |
| Reviewed on | Credit, DTI, and equity | Rent covering the payment, subject to lender guidelines |
| Title | Individual or revocable trust | LLC possible, subject to lender program eligibility |
| Max leverage | 70% CLTV on investment | About 75% LTV on a standard rental cash-out |
| Seasoning | Varies by program | About 6 months is the common expectation |
On a standard rental cash-out, the network tops out around 75% LTV. Short-term-rental collateral tops out around 70% on a cash-out. A DSCR refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit and reserves still matter. Reserves vary by lender, leverage, loan size, and transaction type, and are commonly around six months of the full monthly obligation.
Clearing the coverage test does not mean the property produces positive cash flow. The test compares rent to the principal, interest, taxes, insurance, and any association dues. Repairs, vacancy, management, and capital costs sit outside it. The complete DSCR loans guide walks through the calculation.
How to Choose a Provider When Time Is Short
Run these questions in order:
1. Do you already hold a line? If yes, draw from it. Nothing else is simpler.
2. Is the rental in an LLC? If yes, a HELOC is likely off the table unless title changes. Look at a DSCR cash-out refinance.
3. Is your credit at 700 or better? Below that, an investment line is not available on this network.
4. How much equity remains below 70% CLTV? If the number is thin, the line may be too small to help.
5. Is the need short-term or long-term? A line with floating pricing suits a short bridge. A term loan suits a multi-year need.
A broker that works with several wholesale lenders can test each answer against more than one program at once. That is the main advantage of going through one instead of applying lender by lender. The lender that writes your file depends on your property, credit profile, and how much you want to borrow.
Mistakes That Hurt in a Crisis
Treating the line as guaranteed cash. Lenders can reduce lines when values fall. Do not plan on the full limit.
Using floating-price debt for a permanent need. Pricing on these lines floats through the draw and the repayment period and never converts to fixed. A payment that fits today can look different later.
Ignoring the repayment period. Interest-only payments end. After the 5-year draw, the balance amortizes over 25 years, and the payment resets to cover principal.
Stacking lines. Each line adds to your DTI and uses part of the three-line limit.
If You Are Declined
A decline usually points to one of a few causes: credit under 700, title in an LLC, a property type the program excludes, DTI over the limit, or too little equity. Each has a path.
For credit, work on the score and reapply. For title, either change vesting or move to a DSCR cash-out refinance. For equity, wait until the balance falls or value rises, or consider a smaller line. For property type, check whether another program accepts it, though manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
Other short-term funding exists outside a HELOC, and each option carries its own trade-offs on cost and repayment. A broker can help you weigh them against the loan that fits for the long run.
Key Terms Defined
HELOC: A revolving line of credit secured by property equity that you can draw on, repay, and draw on again.
CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow from the line and pay interest only.
Repayment period: The stretch after the draw ends when the balance amortizes, meaning you pay principal as well as interest.
DTI (debt-to-income): Your monthly debt payments divided by your monthly income.
Automated valuation: A computer-generated estimate of property value used in place of a traditional appraisal.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly payment on the property, including principal, interest, taxes, and insurance.
Frequently Asked Questions
Can I get a HELOC on a rental I own?
Often yes, if you meet strict standards. On Lendmire’s network, an investment line requires a 700 minimum score and caps at 70% CLTV and $500,000. You also need individual or revocable-trust title and a property type the program accepts. Placement is limited to Lendmire’s 16 full-service states.
Why do fewer lenders offer lines on investment property?
Lenders see higher default risk on rentals than on a borrower’s home. That narrows the field, so a broker that compares several wholesale lenders can save you from applying one by one.
Can an LLC hold the property?
Not on these lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If the rental sits in an LLC, a vesting change or a DSCR cash-out refinance is the usual route, subject to lender program eligibility.
Is a HELOC or a DSCR cash-out refinance better for an emergency?
Neither works instantly. A line already open is the true emergency tool. Without one, the better product depends on the need. A HELOC fits a smaller, flexible draw. A DSCR cash-out refinance fits a larger, term-funded need, and it qualifies primarily on rent covering the payment, subject to lender guidelines.
What happens if the property value falls?
The lender can reduce or freeze the line. The CFPB booklet says lenders may reduce a credit line when value drops significantly. Do not count on the full limit being available when markets weaken.
