The Quick Read: The best provider for this situation depends on the borrower’s file, because no single company wins for every investor who holds a signed offer but has not yet started the job. Each lender sets its own policy on offer-letter income, and an investment-property line adds title, credit, and leverage limits on top of that. Lendmire is a mortgage broker that shops a network of wholesale HELOC lenders and matches the scenario to the program.
- On Lendmire’s wholesale network, an investment-property line caps at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
- Whether a signed offer letter counts as income is decided lender by lender. Some accept it with current pay stubs. Others wait for the first stub from the new employer.
- Title must sit with an individual or a revocable living trust. A rental held in an LLC does not fit.
- Opening the file before the old paycheck stops is usually the cleaner sequence.
- A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It is the usual alternative when personal income is in transition.
What Does “Top Provider” Mean When You Have an Offer Letter?
A top provider is the lender whose written policy fits your file. For an investor between jobs, that means a lender that writes lines on rentals, accepts your title, and treats a signed offer in a way you can plan around. A ranked list of company names cannot answer that, because the answer shifts with your income documents, credit profile, and property.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire does not name or rank lenders. It works as a broker with a network of wholesale HELOC lenders, so one application can be matched across several sets of guidelines instead of one. Lenders in a network like this tend to differ on a handful of points:
- How they verify employment.
- How they value the property.
- Which property types they accept.
- How they read a signed offer that has not yet turned into pay.
A broker’s job is to line those differences up against your situation before you apply.
Investors should expect a narrow field. NerdWallet explains that investment-property lines are harder to get than lines on a primary home, because lenders see higher default risk and not every lender offers them at all.
Key Terms Defined
Home equity line of credit (HELOC): A revolving line secured by your property’s equity, which you draw on during a set period and then repay.
Combined loan-to-value (CLTV): Your first mortgage balance plus the new line, divided by the property’s value.
Offer letter: A signed employer document stating your salary, title, and start date.
Draw period: The stretch when you can borrow against the line, usually with interest-only payments.
DSCR: The ratio of a property’s rent to its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.
Verification of employment (VOE): A lender’s check, often repeated shortly before funding, that your job and pay are real.
How Does Underwriting Treat an Offer Letter on an Investment HELOC?
It treats the letter as one piece of evidence, not as income that has already been earned. A HELOC is underwritten on the person: credit, debt-to-income, and equity. Rent from the property may support the file, but it generally does not replace personal income.
Here is how the process runs, step by step.
1. Choose the collateral. The line can be secured by the rental itself, or by your primary home with the proceeds used for the rental. The first puts the rental at risk. The second puts your residence at risk. The CFPB’s HELOC booklet is direct that opening a line puts the home securing it at risk.
2. Document income. A salaried borrower normally supplies pay stubs, W-2s, and a verification-of-employment check. A borrower in transition adds the signed offer letter showing salary, title, and start date. A written explanation helps if there is a gap between jobs.
3. Test the credit and debt load. On Lendmire’s network, the maximum debt-to-income ratio is 50%. The lower 45% limit for credit profiles from 600 to 679 does not come into play on an investment line, because investment lines start at a 700 minimum score. The test uses the interest-only payment calculated on the maximum draw, so a new salary has to carry the larger payment on paper.
4. Test the combined leverage. Lenders take a percentage of the property’s value and subtract what you still owe on the first mortgage. The CFPB booklet describes that same method for setting a line limit.
5. Value the property. An investment line on this network caps at $500,000, and full appraisals begin only above that size. So an investment line is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal.
6. Draw, then repay. The CFPB explains that you can borrow up to your limit during the draw period and then move into a repayment period. A borrower who qualified on a brand-new salary should model the repayment years on that salary, not only the interest-only years.
Pause on step two. Purchase-mortgage habits do not carry over. On a purchase loan, many borrowers have seen an offer letter accepted under a familiar set of rules. A HELOC has no such shared rulebook, so the lender’s own policy decides.
What Do Lenders Look For Beyond the Offer Letter?
| Factor | Investment-property line |
|---|---|
| Maximum CLTV | 70% |
| Minimum credit score | 700 (no tier beneath it) |
| Line size | $25,000 to $500,000 on investment |
| Draw structure | 5-year draw, 25-year repayment |
| Title | Individual or revocable living trust |
| Valuation | Automated, commonly no traditional appraisal |
Two points deserve emphasis.
Credit above 700 buys eligibility, not leverage. On an investment line, a 720 score and a 700 score both reach the same 70% CLTV. There is no higher tier to climb into. A borrower at 690 faces a hard stop.
The structure is fixed. On an investment line, at least 75% of the line is drawn at closing. Pricing floats during the draw and the repayment period and never converts to fixed. For someone whose income has just changed, a floating balance deserves a stress test before signing.
Also note what falls outside the program. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not eligible. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones, are.
Exposure limits apply too. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. Availability is also narrower than Lendmire’s DSCR footprint. These lines are offered in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. A relocation that moves you or the rental outside those states changes the picture.
Where Does the Offer-Letter Rule Break Down?
The general rule is that a signed offer helps, but each lender decides how much. These edge cases shift the outcome.
Offer signed, job not started. Some lenders pair the letter with your current stubs. Because the old paycheck is still verifiable, opening the file before the transition is usually easier than opening it after.
Same field versus a new field. A move within your field draws fewer questions. A jump to a different field, even at higher pay, tends to need more support.
Probation periods. Some lenders want probation finished. Others accept an employer’s written confirmation.
Commission, bonus, or contract pay. Variable income usually needs a history, and lenders often average it over a longer period. A guaranteed base on the offer letter is easier to use than projected bonuses.
Self-employed borrowers. Alternative-documentation lines exist in some programs, but the lender still tests credit, equity, and debt load. That is a different path from an offer letter. On an investment line, bank-statement income is never the binding constraint, because the 700 minimum score already sits above the 680 floor for business bank-account deposit analysis.
LLC-titled rentals. This is the sharpest break. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change or a different product altogether. Eligibility for the alternative is subject to program terms.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Texas. Texas properties are limited to 10 acres. The 12-day waiting period and one-lien-at-a-time rule bind primary residences only. Texas investment properties are eligible as non-homestead transactions.
Sometimes the mortgage itself is the complication. Anyone refinancing a first mortgage and adding a line at once should expect extra scrutiny of the combined structure.
How Should You Compare Providers When Income Is in Transition?
Ask each lender the same questions in writing, so the answers are comparable. A broker can do this across a network, but any borrower can use the list.
1. Will you use a signed offer letter as income, or do you require a first pay stub?
2. If you wait for a stub, how many stubs, and does the old employer still need to verify?
3. Is a probation period a barrier?
4. How is variable pay averaged?
5. What happens to the line if the offer is rescinded or the job ends after closing?
6. Do you write lines on investment properties, and what titling do you accept?
7. What valuation method do you use for my line size?
8. Is the structure interest-only during the draw, and what is the repayment term?
9. Is my state available?
The scenarios below show how the answers tend to line up. They describe lender policy patterns, not predictions about any file.
| Situation | How it reads | Have ready |
|---|---|---|
| Offer signed, not started | Lender-dependent; some wait for a stub | Offer letter, current stubs |
| Started, no stub yet | Often premature for a strict lender | Start-date confirmation |
| Same field, new employer | Lighter flag | Prior W-2s, offer letter |
| New field | More questions | Written explanation, history |
| Variable pay | Needs history or averaging | Tax returns, pay records |
What Does the Right Order of Steps Look Like?
Sequence matters more than speed here. Before the start date, gather your documents and open the file while your current employer can still verify your pay. At application, disclose the pending change instead of leaving the lender to find it. At closing, expect a final employment re-check, and be ready to supply the first stub if the lender wants one.
If the offer is rescinded between application and funding, the file changes, and lenders can freeze or reduce an undrawn line based on their terms. That is why a borrower should read the line’s terms before relying on undrawn funds for a purchase deadline.
Remember the rental-income limits. Renting the secured home out may be prohibited by the terms of a line. That consumer material is written around a borrower’s own home, so an investment line’s terms are lender-specific and worth reading line by line.
Why Might a DSCR Loan Be the Better Fit?
A HELOC qualifies the person. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For an investor whose wages are in flux, that distinction can matter. The tradeoff is real, though, because a DSCR cash-out refinance replaces your first mortgage with a new first lien and starts a new prepayment clock.
Here is how the two structures compare for this situation.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Personal income, credit, equity | Property rent coverage |
| Lien position | First or second | New first lien |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Existing first mortgage | Stays in place | Replaced |
| Leverage ceiling | 70% CLTV | Around 75% on cash-out |
On Lendmire’s network, a DSCR cash-out refinance tops out around 75% LTV and commonly carries about 6 months of seasoning. Many programs start at a 1.00 coverage floor, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors vary: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest tiers.
Keep one caution in view. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the DSCR calculation.
The right choice turns on what you are replacing. If your existing first mortgage is strong and you need modest equity, keeping it and adding a line may make sense. If your property sits in an LLC, or your wages will be thin for a while, a DSCR refinance may fit better. Lendmire’s complete DSCR loans guide walks through that path.
Frequently Asked Questions
Can I get a HELOC on a rental property with only a job offer letter?
Sometimes. Each lender sets its own policy, because HELOCs sit outside the federal ability-to-repay rule that governs purchase mortgages. Some lenders use the letter with current pay stubs, and others wait for the first stub from the new employer. On Lendmire’s network, investment lines also require a 700 score and cap at 70% CLTV.
Does changing jobs hurt my approval?
It adds paperwork and lender dependence, but it does not disqualify you automatically. A same-field move with a stable base salary draws the fewest questions. A new field, variable pay, or a probation period usually calls for more documentation and a written explanation.
Is an investment HELOC the same as a DSCR loan?
No. A HELOC is underwritten on your credit, debt-to-income, and equity, while a DSCR loan is reviewed primarily on the property’s rental income covering the payment, subject to lender guidelines. A line labeled DSCR on a wholesale program is that program’s own product, not an industry standard.
Can my LLC-owned rental get a HELOC?
Not on this network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.
Do I need an appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary valuation. A borrower may request a full appraisal in any case.
How Does Lendmire Fit In?
Lendmire is a mortgage broker, not a lender. It arranges financing through select wholesale partners, and DSCR investor loan programs reach 41 markets, including Washington, D.C. HELOC availability is narrower, at 16 states. Every figure here is subject to lender guidelines and full file review, and none of it is a commitment to lend. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
