Top Investment Property HELOC Providers With an Interest-Only Period to Improve Cash Flow

Top Investment Property HELOC Providers With an Interest-Only Period to Improve Cash Flow

The Quick Read: The right provider depends on your property, your credit, and how much leverage you need, so no single name wins for everyone. What matters is how each lender’s line is built: the draw length, the combined leverage cap, who can hold title, and how the payment is tested. Lendmire is a mortgage broker, not a lender. It matches your file to a program across a wholesale network of HELOC lenders.

  • An interest-only draw lowers the required payment during the draw. It does not lower your balance.
  • On an investment property in Lendmire’s network, the ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment period, and at least 75% of the line is drawn at closing.
  • The payment steps up when repayment starts, so plan for that day from the start.
  • Title must sit with you personally or in a revocable living trust. LLC-held rentals do not fit.

Key Terms Defined

HELOC. A home equity line of credit is a revolving loan secured by property equity that you can draw on, repay, and draw on again during a set window.

Draw period. This is the window when you can borrow from the line. On an interest-only plan, your required payment covers only the interest on what you have drawn.

Repayment period. This is the stretch after draws stop. The payment now includes principal, so it is usually higher than during the draw.

Combined loan-to-value (CLTV). This compares your existing mortgage plus the new line against the property’s value. A 70% cap means all liens together stay at or under 70% of value.

DSCR. The debt service coverage ratio compares a rental’s income to its monthly housing payment. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. HELOCs generally look at you instead.

Interest-only payment. The payment equals the drawn balance times the annual price of the line, divided by 12, as Yahoo Finance explains. Draw more and the payment rises.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Get a HELOC on a Rental, and Why Is It Narrower?

You can, but fewer lenders offer it, and the terms are tighter than on a home you live in. Lenders treat a rental as higher risk because owners tend to keep paying the home they live in before an investment property.

Some institutions refuse the word HELOC on a rental. A BiggerPockets forum thread describes lenders that decline a HELOC on a rental but offer a similar line under another name. Product labels vary, so ask what the loan is secured by and how it is structured instead of relying on the name.

Four things set the investment tier apart from a primary residence:

1. Lower leverage ceiling. Investment lines sit at the bottom of the leverage ladder.

2. Higher credit floor. The score you need goes up as occupancy moves from primary to second home to investment.

3. Tighter title rules. Many lines require you to hold title personally.

4. Smaller menu of lenders. Many big banks and large retail lenders limit or exclude non-owner-occupied lines.

Who Actually Offers These Lines?

Providers fall into a few types, and each fits a different borrower. The table below sorts them by type instead of naming companies, because their appetite changes and your file decides which one fits.

Provider type Best suited to Watch for
Big banks, large retail lenders Existing customers with strong profiles Frequent investor exclusions
Credit unions, community banks Local borrowers with relationships Membership rules, portfolio limits
Wholesale HELOC lenders via a broker Investors needing a program match Narrower state availability

A broker’s value is the comparison. Lendmire shops a file across multiple wholesale lenders and matches the property type, credit profile, leverage need, and documentation to the program that fits. The lenders that write a given file depend on those facts, and the best program for your situation may not be the one that advertises loudest.

Availability is narrower than Lendmire’s DSCR reach. The DSCR platform covers 41 markets, including Washington, D.C. The HELOC platform operates in 16 states, and Lendmire can confirm yours before you spend time on a file.

How the Draw and Repayment Periods Work, Step by Step

An interest-only line works in six steps. The federal CFPB guide to HELOCs describes the same two-phase structure for any home equity line.

1. A lien attaches to the rental. The line is secured by the property, in first or second position. A line in first position stands alone. A line in second position sits behind your existing mortgage.

2. The lender values the property. On a Lendmire-network investment line, the $500,000 maximum keeps the file in the automated-valuation lane. A traditional appraisal is commonly not needed, though a borrower can request one.

3. You qualify. The lender reviews credit, combined leverage, and your debt-to-income ratio. HELOC lenders look mainly at you, not at the property’s rent.

4. The draw period runs. You borrow up to the limit. On an interest-only plan, the payment covers only accrued interest. Your balance does not fall unless you pay it down yourself.

5. Repayment begins. Draws stop, and the payment now includes principal. The CFPB says repayment often runs over ten or 20 years and that monthly payments are often significantly higher once it starts.

6. The exit. A sale or refinance generally requires the line to be paid off.

Not every HELOC is interest-only. The CFPB’s HELOC brochure says some plans require a minimum payment that includes some principal even during the draw. Read the contract for which kind you are getting.

What the Network’s Investment Line Looks Like

Here are the parameters on a Lendmire-network investment line. They are typical program ranges, subject to lender guidelines and full file review, and they are not a commitment to lend.

  • Leverage: up to 70% combined loan-to-value on an investment property, which means keeping at least 30% equity. A 720 score and a 700 score reach the same 70%, so credit above 700 does not buy more leverage.
  • Credit: 700 is the floor for an investment line, with no tier beneath it.
  • Line size: up to $500,000 on an investment property.
  • Structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment period. The price of the line floats during both phases and never converts to a fixed price.
  • Opening draw: at least 75% of the line is drawn at closing.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
  • Further draws: a $1,000 minimum after closing.
  • Credit report: no more than 90 days old at closing.

Compare that with a primary residence on the same network. There, the ceiling reaches 90% combined loan-to-value only at a 720-or-better credit profile. An investment property never gets that tier.

Modeling Cash Flow Before, During, and After the Draw

Interest-only helps most when the money goes to something that raises income or protects it. Run it through three phases.

Before the line. Your rental carries its current mortgage and operating costs. Note how much monthly cushion remains after vacancy, repairs, and management.

During the draw. Say you open a line and take the minimum 75% at closing. Interest accrues on that drawn balance from day one, so size the line to your need instead of the maximum you qualify for. Your new monthly payment is the drawn balance times the annual price of the line, divided by 12. Because the price floats, the payment can move even when you borrow nothing more. The CFPB brochure confirms that payments can change without new draws.

After the draw. In year six, principal gets rebuilt into the payment over 25 years. The step-up depends on your balance and the pricing at that point. Interest-only does not erase the debt. It postpones it.

Build the model around three questions:

  • Does rent cover the first mortgage, the line’s interest-only payment, and operating costs at current occupancy?
  • What happens during a stretch of vacancy? Run a stress case with a few empty months.
  • Can the property carry the repayment-phase payment, or will you have refinanced, paid down, or sold before year six?

Lenders on the network test your debt-to-income ratio on the interest-only payment at the maximum draw. Your personal ratio is therefore measured against the full line, not just the amount you plan to use.

Where the General Rule Breaks

Title held by an LLC. The line requires title in your name or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product. DSCR loans can often be written to an LLC, subject to lender program eligibility, which is one of the sharpest differences between the two products.

Property types that do not fit. Eligible property includes single-family homes, 2-4 unit buildings, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure needs 7 years and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Portfolio exposure. A borrower is limited to three lines in total, and someone with more than 15 financed properties is not eligible.

Listed properties. In some states, a property that is listed for sale, or was listed within the past 60 days, is ineligible. Confirm your state’s rule before you apply.

Already stacked equity. Heavy use of one line raises your combined leverage. That can reduce your later cash-out or refinance room on the same property.

Paid-off rentals. Lender policies on free-and-clear rentals vary. Ask before you assume a paid-off property qualifies.

How to Vet a Provider

A short list of questions will sort providers faster than a ranking page can.

1. What is the combined leverage ceiling for investment property specifically? Do not accept a primary-residence number.

2. How long is the draw, and how long is repayment? Ask for both in writing.

3. Is the draw truly interest-only, or does the minimum include principal?

4. Is any amount required at closing? A required opening draw changes your day-one interest.

5. How is your debt-to-income tested? Ask whether it uses your planned draw or the maximum.

6. Does the price float, and does it ever convert? On the Lendmire network it floats through both phases.

7. Who can hold title? If an LLC owns the property, many lenders will say no.

8. What does the portfolio limit look like? Ask how many liens they will hold with you.

9. What property types are excluded?

10. What are the up-front costs? The CFPB brochure lists items such as appraisal fees among possible up-front charges.

HELOC, Cash-Out Refinance, DSCR Loan, or Hard Money?

The line is one tool. Pick based on what you need the money to do.

Option Structure Underwriting basis
Investment HELOC Revolving line, interest-only draw Mostly you
Cash-out refinance New term loan replaces old one Credit, leverage, property
DSCR loan Term mortgage on the rental Rent covering the payment
Hard money Short-term, asset-based loan The asset and exit plan

Lendmire’s complete DSCR loans guide covers how DSCR loans are built. Clearing a coverage ratio is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. A DSCR loan acquires or holds the asset, and a line can draw on equity later. The two are often used together.

To see how the same idea plays out with DSCR-style financing, read DSCR HELOC options with an interest-only period.

Who Should Skip Interest-Only on a Rental

The structure is a poor fit in a few situations:

  • Thin margins. If the property only works at today’s price of the line, a floating price can turn the plan against you.
  • No exit plan. If you cannot say how you will handle the year-six step-up, wait.
  • Spending on consumption. Borrowing against a rental for items that produce no income leaves you with debt and no new cash flow.
  • Heavy stacking. If you already carry high combined leverage across your portfolio, adding a line narrows your room for error.

The structure fits better when the funds go toward an income-producing use, such as a rehab that moves a unit to market rent, a down payment on the next property, or reserves that let you hold through a slow stretch.

Frequently Asked Questions

Can I use an investment property HELOC for a down payment on another rental?

Often yes, since a line is revolving cash secured by the property it sits on. Your next purchase lender will still review the source of funds and count the new line’s payment in your obligations. Plan the sequence before you draw.

Does the rental income count toward qualifying?

On most HELOCs, the lender looks mainly at your personal income and debts. The rent on the property may be considered, but the review centers on you. A DSCR loan works the other way: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Will the balance go down during the interest-only period?

Not unless you pay principal voluntarily. During the draw you owe only the interest on what you borrowed. Once the repayment period begins, the payment includes principal.

What credit score do I need?

On the Lendmire network, an investment line has a 700 minimum, and 720 reaches the same 70% combined leverage as 700. Programs elsewhere vary, and every file is subject to lender guidelines and full review.

Can I take a HELOC on a rental held in my LLC?

Not on this network. LLCs and other entities cannot hold title on the line, so you would need to move title to yourself or a revocable living trust, or use a product that allows entity ownership.
