Top Investment Property HELOC Providers With Interest-Only Payments on a Rental

Top Investment Property HELOC Providers With Interest-Only Payments on a Rental

The Quick Read: The best provider for your rental depends on your credit, the equity you hold, and how the property is titled. Across Lendmire’s wholesale network, an investment-property line pairs a 5-year interest-only draw with a 25-year repayment, so the payment steps up after the draw ends.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • The maximum investment line is $500,000.
  • At least 75% of the line is drawn at closing.
  • Pricing floats during both the draw and the repayment period. It never converts to fixed.
  • LLCs cannot hold title on these lines.

What Does “Top Provider” Mean for a Rental HELOC?

No single provider is best for everyone, so this article skips a ranked list of companies. The right fit depends on your property type, credit profile, leverage need, and how the title is held. Lendmire is a mortgage broker, not a lender. It shops a network of wholesale HELOC lenders and matches your scenario to the program that fits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That matters because rental lines are scarce. A broker widens the field beyond the one bank where you already have an account, and it points you to programs built for an investment property.

Key Terms Defined

HELOC: a home equity line of credit, a revolving loan you borrow against, repay, and borrow against again.

Draw period: the stretch when you can borrow from the line. On a network investment line, this is 5 years.

Repayment period: the stretch after the draw ends, when borrowing stops and you pay down principal. On a network investment line, this is 25 years.

CLTV: combined loan-to-value, meaning all liens on the property added together and divided by its value.

DSCR: debt service coverage ratio, which compares a property’s rent to its monthly housing payment. It is the test behind DSCR loans, not behind a HELOC.

How Does Interest-Only Work on a Rental HELOC?

Interest-only is a contract term, not a legal feature of every line. During the draw, your minimum payment covers the interest on what you have drawn and nothing else. Bankrate explains that the minimum equals the accrued interest, so it rises as your balance grows even though it stays interest-only.

Two consequences follow. First, the balance does not shrink unless you choose to pay principal. Second, because pricing floats, the payment moves with the market. On the network’s investment lines, at least 75% of the line is drawn at closing. That makes the line behave more like a funded loan than a flexible credit card.

Lenders also review your file on the interest-only payment calculated on the maximum draw. The maximum DTI (debt-to-income ratio) is 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. On an investment line the 700 floor already sits above those cutoffs.

What Happens When the Draw Ends?

The payment steps up. Borrowing stops, and the lender begins amortizing the balance over the repayment term. The CFPB notes that repayment payments are often significantly higher, and in some plans the whole balance can come due when repayment begins.

On the network’s investment line, the repayment runs 25 years fully amortizing. You have a long runway, but principal now counts in every payment. Run your rental’s cash flow at the repayment payment, not just the draw payment. If the property only works in the draw phase, the plan has a deadline built in.

Interest-only is also not guaranteed on every line in the broader market. Plans differ, and some require principal from day one. Confirm the structure before you apply.

Which Types of Providers Write These Lines?

Provider types differ more than provider names do. This table compares the categories.

Provider type What it offers Tradeoff
Big banks Lines mostly on a primary home Often decline rentals
Credit unions and local banks Occasional rental lines Terms vary, often shorter
Specialty wholesale lenders Standalone lines, including investment Reached through a broker
Mortgage broker Shops several wholesale lenders Not the lender; availability is state-limited

Lendmire’s equity-line programs are available in 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint. Every figure here is subject to lender guidelines and full file review.

What Do Network Lenders Look For on a Rental Line?

Here is the checklist across the network’s investment lines. Treat these as eligibility ranges, not promises.

  • Credit: 700 minimum. Scores of 720 and 700 both reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage.
  • Leverage: 70% CLTV maximum on an investment property. You can hold the line in first or second lien position.
  • Size: $25,000 to $500,000 on an investment property. Michigan’s floor is $10,000.
  • Valuation: a line at or below $500,000 ordinarily uses an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
  • Credit history: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
  • Exposure: a borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

Whatever the score, an investment line on this network stops at 70% CLTV.

Where Does the Rule Break? Edge Cases

LLC-owned rentals. This is the sharpest difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Individual borrowers and inter vivos revocable living trusts can. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms.

Converting your home to a rental. Investors report that a lender may demand a payoff or reclassify the line when a primary home becomes a rental. That is anecdotal, per a BiggerPockets discussion. Tell your lender about a change in occupancy before you act.

Line on the rental versus line on your home. A line secured by your primary home usually carries easier terms, but it puts your home behind the investment. A line on the rental puts the rental at risk. On the network, a primary-residence line can reach higher CLTV ceilings, which is why occupancy matters so much. Those ceilings do not apply to a rental.

Lines above $500,000. These are primary-residence only. They require at least a 700 credit profile (720 on the longer-runway structure), cap at 75% CLTV, and require a full appraisal. An investment line cannot reach that tier.

Freezes and reductions. Lenders generally reserve the right to freeze or reduce a line if values or your credit deteriorate. Read that clause before you plan a project around available credit.

HELOC, Cash-Out Refinance, or DSCR Loan?

A HELOC is revolving, floating, and driven by your personal file. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and it carries a fixed or amortizing term. That tradeoff shapes the choice.

Factor Rental HELOC DSCR cash-out refinance
Structure Revolving line Term loan
Qualification Personal file, credit, DTI Property rental income
LLC title Not allowed Subject to program eligibility
Payment behavior Floats Fixed or amortizing

A HELOC suits short-term capital needs, like funding a renovation you plan to refinance. Clearing a DSCR test does not equal positive cash flow, since repairs, vacancy, and management sit outside the ratio. For permanent financing, the complete DSCR loans guide walks through how those programs work.

How Do You Decide in Practice?

Run these checks in order.

1. Confirm title. If an LLC holds the deed, a HELOC is off the table unless you change vesting.

2. Check credit and DTI. You need a 700 score and a qualifying ratio on the max-draw interest-only payment.

3. Size the equity. At 70% CLTV, existing liens count against the line.

4. Stress the exit. Test the rental against the repayment payment, then against a higher floating payment.

5. Plan the draw. Since 75% is drawn at closing, borrow only what the project needs.

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction, and see the IRS guidance on itemized deductions for how the use of proceeds matters.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Can you get a HELOC on a rental property?

Yes, but fewer lenders write them than for a primary home. On Lendmire’s network, an investment line requires a 700 credit score and caps at 70% CLTV and $500,000, subject to lender guidelines.

Is every rental HELOC interest-only?

No. Interest-only draws are common but not universal. The CFPB says plans vary. On the network’s investment lines, the draw is interest-only for 5 years before 25 years of amortizing repayment.

Can an LLC hold title on the property?

Not on these lines. Title must sit with the individual borrower or an inter vivos revocable living trust. An LLC-owned rental may fit a DSCR cash-out refinance instead, per lender program requirements.

Will the rate stay fixed?

No. Pricing floats across both the draw and the repayment period and never converts to fixed on these programs.

Do I need an appraisal?

Often not. Because an investment line caps at $500,000, it commonly closes with an automated valuation. You can still request a full appraisal.
