The Quick Read: No law forces you to wait after buying a rental, so any waiting period is a provider’s own policy. The bigger limit is usually equity, because a property bought at market price rarely has much value above its loans on day one. Lendmire is a mortgage broker, so it does not rank or name providers. It matches your property, equity, and credit to the wholesale lender whose program fits.
- Any ownership wait is set by the individual provider, and it differs from one provider to the next.
- A line of credit needs equity, so a recent purchase at full price often leaves little or nothing to borrow.
- On the network Lendmire works with, an investment-property line caps at 70% combined loan-to-value, up to $500,000, with a 700 minimum credit score.
- A different property you own, or a DSCR cash-out refinance, can be a better route than a line on the new purchase.
- Ask each provider about its value basis, not just its calendar.
Who Are the Top Investment Property HELOC Providers Without a Seasoning Period?
The honest answer is that the best provider depends on your property, equity, credit, and leverage need. A ranked list of names would be guesswork. Programs change, and each file is underwritten individually.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Investment-property lines are a thin market. NerdWallet notes that not every lender offers them, the pool is smaller, and you can usually borrow less than against a primary home. Investors often have to look beyond the big retail banks.
You will see online claims of providers with no seasoning. One crowd-sourced lender list on BiggerPockets marks a single regional lender as having none. That is one anecdote, not a program rule. A broker that shops several wholesale lenders can read the actual guidelines instead of relying on a label.
Key Terms Defined
Seasoning is the waiting period a lender wants between two events, such as buying a property and borrowing against it. It can also mean the time since a bankruptcy or foreclosure.
Value basis is the property value the lender uses to size your line. After a recent purchase, that may be the purchase price or a fresh valuation.
Combined loan-to-value (CLTV) is your first mortgage plus the new line, divided by the property’s value.
Lien position is your place in line if the property is ever sold to pay debts. A HELOC can sit in first or second position.
Draw period is the stretch when you can borrow from the line. The repayment period follows, when the balance is paid down.
PITIA is principal, interest, taxes, insurance, and association dues, the full monthly housing payment.
DSCR is the debt service coverage ratio: monthly rent divided by the property’s PITIA.
Is There a Legal Waiting Period After You Buy a Rental?
No. The CFPB’s HELOC explainer describes a HELOC as revolving credit with a draw period followed by a repayment period. It sets no ownership wait.
Waits come from lender policy. Some lenders accept an application right after closing, and others want months of ownership. The oft-quoted 12-month clock belongs to a different product, the agency-backed cash-out refinance. It is not a HELOC rule, and it does not govern DSCR loans either.
Lenders season loans to deter a simple fraud pattern: buy, pull equity out immediately, then walk away. A longer wait also gives the property time to prove its value.
Seasoning is also not one clock. Ownership time is one thing. Time since a bankruptcy or foreclosure is another. On an investment line in this network, a bankruptcy needs 4 years from discharge or dismissal. Foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
The guidelines Lendmire works from do not list a blanket ownership waiting period for an investment line. That is not the same as borrowing against full value. Each file still gets a full lender review, so confirm the current terms before you plan around any of this.
Why Equity Matters More Than the Calendar
Equity is what actually limits a new purchase. A HELOC is a second claim on a property you already own, and the lender wants a cushion of value above all existing debt.
The CLTV math shows why. The CFPB booklet on HELOCs shows the method: take a percentage of the home’s value, then subtract what you owe. On an investment property in this network, that percentage is 70%.
Consider a modeled scenario, not market data. A rental is bought with a first mortgage at 75% LTV. Debt already sits above the 70% CLTV cap the day after closing, so the line has no room, with or without a waiting period.
Now suppose the value rises 10%. The first mortgage drops to about 68% of the new value, leaving roughly 2 points of room. Paying the balance down also helps, but slowly.
A purchase at 80% LTV, or a high-leverage purchase up to 85%, leaves even less. Providers that cap near the market-wide figures behave the same way. On the network Lendmire works with, an investment line caps at 70% CLTV with a 700 minimum. Terms vary by lender guidelines, property type, leverage, credit profile, and a full review of the borrower’s file.
Value basis adds another wrinkle. Some lenders limit value to the purchase price until their own clock runs out. Others accept a fresh valuation. Ask which one applies before you count on a number.
What Does an Investment-Property Line Look Like in This Network?
A standalone line in first or second lien position is the structure. It is a separate product from a DSCR loan, and these are the parameters across the network.
- Credit: 700 minimum. A 720 score buys no extra leverage on an investment line, since both tiers reach 70% CLTV.
- Line size: up to $500,000 on an investment property. Larger lines are limited to primary residences.
- Structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment. Pricing floats across both stages and never converts to fixed.
- Draw at closing: at least 75% of the line is drawn at closing. You cannot open a line and leave it fully untouched.
- DTI: a 50% maximum, qualified on the interest-only payment at the maximum draw.
- Valuation: because the line stays at or under $500,000, it is commonly valued by automated valuation with no traditional appraisal. You may still request a full appraisal.
- Exposure: a borrower can hold up to three lines, and anyone with more than 15 financed properties is ineligible.
Eligible property types include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. In some states, a property listed for sale within the past 60 days is ineligible.
Availability is narrower than for DSCR loans. HELOC placements run through 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Everything here is subject to lender guidelines and a full file review.
How Does Title Change the Answer?
Title is the sharpest structural limit. On this network, the line must be held by you individually or by a revocable living trust. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title.
If your rental is already deeded to an LLC, you have two choices. You can change the vesting, or you can skip the line. Many investors with LLC-held rentals move to a DSCR cash-out refinance instead, which can accommodate an LLC subject to lender program eligibility.
One state’s homestead rules, which include a waiting period, a one-lien rule, and extra seasoning, apply only to primary residences. Investment properties there close as non-homestead. Rules differ by state, so check yours.
Where the General Rule Breaks
Cash purchases. An investor who paid cash and wants money back often fits a delayed-financing style cash-out better than a line. That treatment generally credits documented cost, not after-repair value. Confirm the terms with the lender.
A line on a different property. A line on your primary residence can fund the down payment on a rental. On a primary residence, the network ceiling reaches 90% CLTV, and only at a 720-or-better profile. The tradeoff is real, since the CFPB booklet notes that your home secures the line, so a default puts it at risk. It also warns that renting your home out may be prohibited by the line’s terms.
Borrowed down-payment money. Whether a purchase lender accepts line proceeds as your own funds is that lender’s call. Open and draw well before you make an offer, because the purchase lender reviews where your cash came from.
A line does not finance the purchase. A line secured elsewhere covers only the down payment. The purchase still needs its own mortgage.
Different value, different answer. Two lenders can reach different conclusions on the same property because of their value basis. That is why one provider says yes and another says wait.
When a DSCR Cash-Out Refinance Fits Better
A DSCR cash-out refinance often wins when equity exists but the property is in an LLC, the line cap is too low, or you want fixed-rate-style stability. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The borrower’s personal income is not the main test.
Here are the typical network figures for a standard rental cash-out:
- Leverage tops out around 75% LTV.
- About 6 months of seasoning is the common expectation.
- Most programs want a score around 660, with a 620 floor in parts of the network and 700+ for the strongest leverage tiers.
- Reserves commonly run about 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type.
- Loans reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.
- Terms start with the 30-year fixed, with 40-year and interest-only options through select lenders.
Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.
NerdWallet also names a DSCR second mortgage as a possible fit for a mostly rented property. The complete DSCR loans guide covers how coverage and leverage work together.
Which Route Fits Which Situation?
| Situation | Usual route | Why |
|---|---|---|
| Just bought with a financed purchase | Wait or use another property | Little equity above the loans |
| Bought with cash | Delayed-financing cash-out | Documented cost may be credited |
| Rental held in an LLC | DSCR cash-out | The line needs individual or revocable trust title |
| Owns a primary residence with equity | Line on the residence | Higher ceiling, but your home is the collateral |
| Wants more than $500,000 out | DSCR cash-out | Investment lines stop at $500,000 |
How Do You Test a No-Seasoning Claim?
Put these questions to any provider, in writing where you can:
1. Does any ownership clock run from closing, the recorded deed, or a title change?
2. Is value based on the purchase price or on a current valuation?
3. What is the maximum CLTV for an investment property specifically?
4. Can the property be held in an LLC, or only in your name or a trust?
5. How does the lender treat a recent listing history?
6. Are there limits on how many lines or financed properties you can hold?
7. Is the pricing adjustable, and what is drawn at closing?
A provider that answers these plainly is a better sign than a no-wait headline. A broker that shops several wholesale lenders can run the same questions across more than one program.
Frequently Asked Questions
Can I open a HELOC right after closing on a rental?
Sometimes, depending on the provider, but the equity usually is not there. After a purchase at market price with a normal down payment, your combined debt often already meets or exceeds the cap. On this network, an investment line caps at 70% CLTV, subject to lender guidelines.
Is there a federal waiting period for a HELOC on an investment property?
No. The CFPB’s HELOC explainer sets no ownership wait. Any seasoning rule comes from the individual lender, and some want months of ownership while others do not.
Why do so few lenders offer investment-property HELOCs?
Lenders view rentals as higher default risk than primary homes, so they apply tighter limits. That means smaller lines, lower leverage, and stricter eligibility. The pool of providers is smaller, which is why a broker comparing several wholesale lenders can help.
What if my rental is held in an LLC?
The network’s line cannot be titled in an LLC. You would either move title to yourself or a revocable trust, or use a DSCR cash-out refinance, which can work for LLC-held rentals subject to program terms.
Does a HELOC give me the same cash flow as a DSCR loan?
Not necessarily. Lines carry adjustable pricing, so your payment moves with the balance and pricing. A DSCR loan tests rent against the full payment. Clearing 1.00 coverage still does not guarantee positive cash flow after repairs, vacancy, and management.
