What to Expect From a Bank Statement HELOC Right After You Refinance

What to Expect From a Bank Statement HELOC Right After You Refinance?

The Quick Read: Usually yes, once the program’s seasoning rule, combined loan-to-value ceiling and debt-to-income test all clear against the new mortgage. The refinance becomes the first lien, the line sits behind it, and the lender works from the new note and title instead of your old mortgage statement. Every figure below is subject to lender guidelines and full file review.

  • Seasoning is program policy. Lenders may count time from the refinance note date, from the recording date, or from both.
  • Combined leverage is the gate. A cash-out refinance uses equity that the line would otherwise draw on.
  • Deposits become income, minus exclusions. Cash-out proceeds that land in your account are loan proceeds, so they do not count as income.
  • The new first-lien payment hits debt-to-income first. The line’s payment is added after it.
  • Property type and title matter. An LLC cannot hold title on this product, and the ceilings differ by occupancy.

What Does a Refinance Change for a Bank Statement HELOC?

A refinance changes three things the line depends on: lien position, combined leverage and the document set. Your old mortgage statement stops being a valid input the moment the new loan records.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On lien position, the new mortgage is the first lien. The line sits second behind it. The product can technically be written in either position, but after a refinance the line is almost always second.

On leverage, the lender adds the new first-lien balance to the requested line and divides by property value. A cash-out refinance raises that first balance. A rate-and-term refinance usually leaves it close to where it was.

On documents, the lender needs the new note, the final settlement statement and updated title showing the new lien. Anything that references the prior loan is stale.

A bank statement HELOC qualifies the borrower on documented deposit income instead of tax returns. It is still a personal credit product. Credit, debt-to-income, equity and title all get reviewed.

Is There a Waiting Period After Refinancing?

Seasoning is set by program guidelines, so it varies by lender. Some programs count from the refinance note date. Others count from the date title was vested or recorded. Some check both.

This is why a line requested immediately after closing can look fine on paper and still get held. The clock may not have started the way you assumed.

Across the wholesale network Lendmire works with, the practical rule is to ask which date starts the clock before you apply. One related note: Texas primary residences carry extra waiting and seasoning rules and cap at 80% combined loan-to-value. Texas second homes and investment properties are treated as non-homestead transactions.

Other title events trigger similar questions. Lendmire’s piece on a bank statement HELOC after a spousal quitclaim shows how vesting changes feed the same seasoning logic.

How Much Line Is Left After the Refinance?

Combined loan-to-value (CLTV) decides the line size. It counts the first mortgage plus the new line, divided by property value. Yahoo Finance’s CLTV explainer confirms that the planned new loan is added to the existing mortgage in the ratio. It also notes that more equity makes a second mortgage easier to qualify for, and that CLTV falls when property value rises.

The network’s ceilings depend on occupancy, and they are lower on rentals:

Occupancy Ceiling and credit pairing Maximum line
Primary residence 90% CLTV only at 720+ (up to $500,000) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% CLTV only at 720+ $500,000
Investment property 70% CLTV, 700+ credit minimum $500,000

Lower credit tiers step the ceiling down on primary residences and second homes. The 90% figure is the top of that range, so a primary-residence borrower at the 600 minimum score sees a ceiling of 60% CLTV instead. Second homes start at 640 and 75%. Investment properties start at 700.

Here is a worked example in percentages, using modeled assumptions. Say a refinance leaves the first lien at 60% of value on an investment property. A 70% ceiling leaves roughly 10 points of CLTV for the line. If the same owner did a rate-and-term refinance and sits at 45%, about 25 points are left. The cash-out choice and the line size draw on the same equity. Run both numbers before choosing the refinance amount.

The draw structure matters here too. At least 75% of the line is drawn at closing, so the limit and the drawn balance end up close. Confirm in the program guidelines whether the limit or the drawn balance counts in the leverage test.

How Do Bank Statements Count as Income?

The lender reads deposit history, removes what is not income, and applies a lender-set expense factor. The result is qualifying income. The lookback window, the factor and the accepted support (such as a CPA-prepared profit and loss statement) all vary by lender.

Deposits that get removed include:

  • Transfers between your own accounts.
  • Loan proceeds.
  • Refunds.

That last list matters right after a refinance. A cash-out refinance deposit is loan proceeds. It shows on the statement, and the underwriter will want it explained. It does not raise qualifying income.

The expense factor trims business deposits. Self-employed investors with heavy tax write-offs can show more usable income this way than a tax return shows. The factor still reduces it. Deposits that decline or swing widely across the window can also weaken a deposit-based file.

Why the New First-Lien Payment Is the Main Trap

The new first-lien payment is the main trap because it enters the debt-to-income ratio before the line does. Qualifying income is divided into total monthly debts. A cash-out refinance can raise the first-lien payment, which raises the debt side before the line’s payment is added.

The network’s limits are plain. The maximum DTI is 50%. Credit profiles from 600 to 679 are held to 45%. Anything above 45% requires at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw, not on the amount you plan to draw.

Investors with several financed rentals feel this most. Each financed property’s payment sits in the debt total. Check the combined effect of the new first lien and the line before applying.

What Does the Lender Review and What Do You Provide?

Lender reviews You provide
Combined leverage New note and settlement statement
Title and vesting Updated title or payoff evidence
Deposit income Statements and any CPA support
Credit and DTI Debt schedule, housing history
Property value Valuation access

Credit runs on a single-bureau model keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. A recent refinance adds a new tradeline and an inquiry, so pull and review your own profile first.

On valuation, lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000, and a borrower may request one in any case. Your refinance appraisal is usually not reused.

What Rescission Rules Mean for a Rental Line

Federal cancellation rights apply to principal dwellings, not rentals. The CFPB’s Regulation Z commentary on rescission says the right does not apply to a business-purpose credit line, even when the collateral is the borrower’s principal dwelling. Beacon Law Partners explains that the right attaches only to a security interest in the borrower’s principal dwelling, so a line on a rental is not covered.

Two practical points follow. First, a line on an investment property carries no cancellation window. Second, if your refinance was on a primary residence, that refinance has its own window, separate from any line you add later.

Who Fits, Who Should Pause, Who Should Skip

Fits: Self-employed borrowers whose deposits show stronger income than their returns. Their equity should still leave room under the occupancy ceiling after the refinance.

Pause: Borrowers whose refinance recently pushed combined leverage near the ceiling, or whose deposits dropped during the lookback window. Another group is borrowers who have not confirmed which date starts the seasoning clock.

Skip: The following files do not fit this product.

  • Property deeded to an LLC, corporation, partnership, or an irrevocable, blind or land trust. Only an individual borrower or a revocable living trust can hold title. That is the sharpest difference from a DSCR loan.
  • Borrowers with more than 15 financed properties.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use or agricultural zoning, all of which are not eligible.
  • Properties listed for sale, or listed within the past 60 days, in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. A borrower is limited to three lines, with combined exposure caps that depend on the draw structure.

When a DSCR Cash-Out Is the Better Tool

If the property is a rental and the borrower’s personal income is thin or heavily leveraged, a DSCR cash-out refinance often fits better. A bank statement line tests the person. A DSCR loan tests the property: rent against the full monthly obligation of principal, interest, taxes, insurance and any HOA dues.

Across most of the network, a cash-out refinance tops out around 75% LTV, and about six months of seasoning is the common expectation. A 1.00 coverage ratio is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Most programs want around a 660 score. A 620 floor exists in parts of the network, and 700 or better unlocks the strongest tiers. Reserves vary by lender, leverage and loan size, and commonly run around six months of PITIA.

Clearing 1.00 does not mean positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside it.

Entity ownership is the other structural edge. DSCR loans can close in an LLC, subject to lender program eligibility. A line cannot be held that way. For a property already in an LLC, the choice is usually a vesting change or a DSCR cash-out.

Lendmire’s complete DSCR loans guide walks through the DSCR side in full. Its comparison of a bank statement HELOC and a bank statement cash-out refinance right after buying a home covers the purchase-side version of this decision. DSCR programs run across 41 markets, including Washington, D.C., which is broader than the 16-state HELOC footprint.

Key Terms Defined

CLTV (combined loan-to-value): The first mortgage plus the new line, divided by the property’s value.

Seasoning: The time a loan or title must be in place before the lender will place a new lien.

Expense factor: The share of business deposits a lender subtracts to estimate usable income.

DTI (debt-to-income): Monthly debt payments divided by qualifying monthly income.

Lien position: Whether a loan is paid first or second if the property is sold or foreclosed.

Non-income deposits: Transfers, loan proceeds and refunds that a lender removes from the income calculation.

Frequently Asked Questions

Can I apply for a bank statement HELOC right after a refinance closes?

Yes, if the program’s seasoning rule allows it. The wait is a lender guideline, and it may run from the note date, the recording date or both. Confirm which date starts the clock, and have the new note and updated title ready.

Does a cash-out refinance hurt my chances more than a rate-and-term refinance?

Usually, because cash-out raises the first-lien balance and uses equity. That leaves less room under the CLTV ceiling. A rate-and-term refinance typically leaves leverage and the debt side closer to where they were.

Will the refinance money in my account count as income?

No. Cash-out proceeds are loan proceeds, and the lender removes them from the deposit analysis. Only business or personal income deposits count, after the lender’s expense factor.

Can my LLC take out the line?

No. Title must be held by the individual borrower or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.

Does a rental-property line have a three-day cancellation window?

No. Federal rescission rights attach to principal dwellings, not business-purpose or rental lines. A refinance on your own primary residence has its own window.

The Decision in Short

Sequence matters more than speed here. Refinance first and the line draws on what is left. Take the line first and the later refinance resets the equity picture.

If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. This is not a commitment to lend, and every program is underwritten individually.
