Can an LLC With 10+ Rentals Get One Out-of-State DSCR Loan?

Can an LLC With 10+ Rentals Get One Out-of-State DSCR Loan?

The Quick Read: Usually yes, through a portfolio (blanket) DSCR loan, but whether the properties can sit in different states depends on the program, and the loan must be placed with a lender whose structure allows it. Property count is not the barrier. The lender reviews the pooled rent against the pooled debt, the weakest collateral, the guarantor, and the entity paperwork, subject to lender guidelines.

  • A portfolio DSCR loan puts 2 to 20 properties under one note, and a separate term-loan structure covers five or more under one loan.
  • Coverage is measured on the pool, so stronger rentals can offset weaker ones.
  • Some programs allow properties in several states under one loan. Others do not.
  • A person still signs a guarantee on recourse structures, even when an LLC is the borrower.

Does Owning 10+ Rentals Block a DSCR Loan?

No. Agency loans cap how many financed properties one borrower can carry. Fannie Mae’s Selling Guide sets that kind of ceiling on multiple financed properties for the same borrower. DSCR loans are not agency products, so that count rule does not govern them.

The limit that matters on a DSCR file is lender exposure. Across the wholesale network, lenders look at total balance, liquidity, credit, and experience, not a hard property count. An investor with a dozen rentals in an LLC is a normal profile for portfolio programs. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

One Note or Many? The Two Portfolio Structures

A blanket loan is one note secured by liens on every property in the pool. Two structures cover most of what the network places.

The first is a 30-year portfolio DSCR loan. It holds 2 to 20 properties under one note, with loan sizes from $300,000 to $5,000,000 (larger balances on review). Leverage runs up to 80% on a purchase or rate-and-term refinance. Coverage is measured on the pool, with a 1.00 floor on the pooled figure for this structure. Fixed and adjustable types exist, an interest-only period is available, and eligible property types are single-family, 2-4 unit, condo, and townhome. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The second is a rental portfolio term loan for five or more rental properties or units. Loan sizes run $500,000 to $50,000,000 (larger balances on review), with leverage up to 75% of value. Terms are fixed at 3, 5, 7, or 10 years with a balloon at maturity. Recourse and non-recourse versions both exist. A non-recourse loan looks to the real estate, with recourse limited to carve-outs such as fraud and bankruptcy. Small multifamily is also eligible here. Prepayment on this structure is yield maintenance, and reserves are held for taxes, insurance, and capital expenditures. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Both are program ceilings, not quotes. Eligibility is subject to lender guidelines and individual underwriting.

Factor 30-year portfolio DSCR Rental portfolio term loan
Property count 2 to 20 5 or more
Loan size $300K to $5M $500K to $50M
Max leverage Up to 80% (purchase) Up to 75%
Term 30-year 3, 5, 7, 10-year, balloon
Recourse Personal guarantee Recourse or non-recourse

Does Out-of-State Change Anything?

It changes the program choice, not the legal answer. A loan on one rental in another state is an ordinary single-property DSCR file. The LLC’s home state and the property’s state are separate questions, and the file has to satisfy the program on both.

The harder question is one note across several states. Programs disagree here. Some blanket structures require every property to sit in one state. The term-loan structure above allows multi-market cross-collateralization, so properties in several markets or states may sit under one loan. The 30-year portfolio structure is the one to confirm before you build a package around it.

The practical fix is to ask the program question first. Before ordering a single appraisal, confirm the structure accepts your state mix. That one question saves more wasted work than any other step on a multi-state file.

A foreign LLC, one formed in a different state from the property, may need to register where the property sits. Rules vary, so check with counsel rather than assume.

How Is the Pool Actually Tested?

Total rent is divided by total PITIA, which is principal, interest, taxes, insurance, and association dues. That produces one blended coverage ratio. On a dozen rentals, a few strong properties can carry a couple of thin ones. No W-2s or personal DTI drive the result. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Two cautions. First, a rental below 1.00 coverage can sit in the pool, but the pooled coverage, the leverage, and the terms are what underwriting tests, subject to underwriting. Second, clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

Every property still needs its own evidence. Each one needs a lease or an appraiser-supported market rent. Appraisers typically use the 1007 rent schedule for single-family and the 1025 for 2-4 units. The pool is blended, but the collateral is not. A weak appraisal on one asset can hold up the whole package.

LLC Mechanics: Borrower, Guarantor, Documents

An LLC can be the borrower, subject to lender program eligibility. Some structures require a special-purpose entity. Recourse loans carry a personal guarantee, so a real person with meaningful ownership signs even when the LLC borrows. Lendmire’s piece Do Rentals in LLCs Still Qualify for a Blanket DSCR Loan? covers the entity side in more detail.

Per entity, expect to supply:

1. Articles of organization.

2. Operating agreement showing ownership percentages.

3. EIN letter.

4. Certificate of good standing.

With several LLCs in the pool, that stack multiplies. Some programs want everything moved into one borrowing entity first. Others accept multiple co-borrowing entities. Treat it as program-by-program. Mismatched ownership percentages between the operating agreement and the application are a common source of back-and-forth.

The borrower’s credit still counts. The pool credit floor typically starts at 640, with 680 or 720 on some structures. Reserves vary by lender, leverage, and loan size. Many files sit around 6 months of PITIA, with about 9 months above $1,500,000 on standard programs, and portfolio term loans hold reserves for taxes, insurance, and capex.

What Cross-Collateralization and Release Terms Mean

Every property secures the entire balance, not just its share. That is the trade for one payment and one closing. It also means a default can reach every property. A standard cross-default clause shows the typical wording: trouble under one obligation can trigger remedies across the others.

The release clause is where exit flexibility lives. Selling or refinancing one property out of the pool follows the loan documents and the lender’s release terms. The release price runs above the property’s allocated balance, and the remaining portfolio must still cover its debt service. Ask before signing what happens if you want to sell one property in the middle of the term. The term loan adds yield maintenance on prepayment, which matters if you plan to sell early.

Cash-out on a portfolio loan never exceeds 75% of pooled value. Inside the first six months of ownership, the seasoning rule caps the amount, with leverage limited to 90% of total cost in those months and 100% from six to twelve months.

One Loan or Several? A Decision Frame

Most 10+ property owners face the same choice. Here is how it usually sorts out.

Situation Likely fit
Hold long term, one state, clean entity Portfolio DSCR loan
Five or more properties across several states Term loan with cross-collateralization
Planning to sell one or two soon Separate loans
Partners differ by property Separate loans
One weak asset in a strong pool Pooled loan, if pool coverage holds

Several individual DSCR loans avoid cross-collateralization but mean more closings and more paperwork. Properties in different states, with different partners, or with near-term sales often do not belong in one pool.

Picture an investor with twelve rentals across three states in two LLCs, one weak duplex, and a plan to sell two within the next few years. A single pool leaves the weak duplex hidden inside strong pooled coverage, but it also ties the two planned sales to release terms. Splitting off the properties to be sold, and pooling the long-term holds, is often the cleaner structure. A broker comparing programs can model both.

Pre-Application Checklist

  • Entity documents for every LLC in the pool.
  • Ownership percentages that match across all documents.
  • Leases, or rent evidence for an appraiser-supported market rent, on every unit.
  • Current insurance on every property.
  • Reserves documentation.
  • A one-page schedule of each property: state, type, value, balance, rent.
  • Your plan for each property: hold, sell, or refinance.

Ineligible in the pool: owner-occupied property, mobile homes, co-ops, mixed-use, and commercial property. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.

Key Terms Defined

Frequently Asked Questions

Does an LLC with more than 10 rentals hit a financing cap?

Not on DSCR loans. The property-count ceiling belongs to agency loans. On DSCR files, the practical limit is lender exposure: total balance, liquidity, credit, and experience. Subject to lender guidelines.

Can one DSCR loan cover properties in different states?

Sometimes. A rental portfolio term loan in the network allows properties in several states under one loan. Other blanket programs require one state, so confirm the structure before assembling documents.

Does the LLC protect me from a personal guarantee?

Not on recourse structures. A person with meaningful ownership signs a guarantee even when the LLC borrows. Non-recourse versions exist on the term loan, with carve-outs such as fraud and bankruptcy.

Can a weak property ride along in the pool?

Yes, if pooled coverage holds. Underwriting tests the pooled coverage, leverage, and terms, and every property still needs a lease or appraiser-supported rent. The weakest collateral still gets reviewed.

Is it better to take separate loans instead?

It depends on exit plans. Separate loans avoid cross-collateralization and make single sales simple, but they add closings and paperwork. A pool suits long-term holds with clean entities.
