Does a $3M DSCR Rental Loan Require Cash Reserves?

Does a $3M DSCR Rental Loan Require Cash Reserves?

The Quick Read: Yes, a $3 million DSCR rental loan typically requires post-closing cash reserves, and the requirement usually steps up with loan size compared with smaller balances. Reserves are counted in months of the property’s full monthly obligation, and the exact number depends on the lender, leverage, and transaction type. Subject to lender guidelines:

  • Reserves are commonly around 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months.
  • A $3,000,000 loan sits at the top of the standard program range, so plan for the higher tier.
  • Reserves are separate from your down payment and closing costs.
  • Purchases typically run 75%-80% LTV; cash-out refinances top out around 75% LTV.
  • Clearing 1.00x coverage does not replace reserves.

Why Do Lenders Ask for Reserves on a DSCR Loan?

Reserves exist because a rental loan is judged on the property’s income, and income can dip. A lender wants to see that you can carry the payment through a vacancy or a repair without missing a due date. DSCR loans are designed for non-owner-occupied investment properties, and they qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That is a different test from a personal-income mortgage, but it does not skip a look at your personal finances. Credit and liquidity still matter.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across the wholesale network Lendmire works with, nearly every program wants to see liquid assets left over after closing. Even the large GSE guides define reserves the same basic way: assets remaining after closing. Those agency guides do not govern DSCR files, but the concept carries over.

How Many Months of Reserves Does a $3M Loan Need?

Expect about 9 months of PITIA on a $3M loan. The figure most programs start from is around 6 months, and the requirement typically steps up once a loan passes $1,500,000. Conservative rate-term files at modest leverage under that size can sometimes see reserves waived. A $3M balance is nowhere near that lane.

Here is the ladder as it generally works across the network:

Loan size Typical reserve expectation
Under $1,500,000, conservative Waived to about 6 months
Standard files About 6 months of PITIA
Above $1,500,000 About 9 months of PITIA
$3,000,000 Top of standard range, plan for the higher tier

Two points matter here. First, the month count is a multiple of the payment, not of the loan. A bigger loan means a bigger payment, so the dollar pool grows even before the month count steps up. Second, these are typical ranges. Programs differ, and each file is underwritten individually.

What Does PITIA Include?

PITIA is principal, interest, taxes, insurance, and association dues on the subject property. Reserves are measured in months of that full obligation, not just the loan payment. This is why a large loan in a high-tax area asks for more cash than the same loan elsewhere.

The coverage number works from the same inputs. DSCR compares rent to PITIA. Lenders commonly use the appraiser’s market rent, often from the 1007 rent schedule on a single-family property or the 1025 operating income statement on a small multifamily. A common benchmark for how DSCR is calculated is income divided by debt service. Most select programs start at 1.00x, and stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00x, with leverage and terms adjusted.

One caution: clearing 1.00x is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

Do You Need More Than Reserves to Close a $3M Loan?

Yes. Total cash needed is the down payment, closing costs, and reserves together. On a $3M purchase at 75%-80% LTV, that means 20%-25% down before you count anything else. Select high-leverage programs reach 85% LTV with roughly a 700+ score, but that tier is not typically stretched to the top of the loan-size range.

A larger down payment lowers the monthly payment and can lift coverage. It never erases leverage caps, credit floors, or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.

Credit also moves the picture. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. At this size, expect lenders to look harder at the whole file.

Can Cash-Out Proceeds Count as Reserves?

Sometimes, but do not assume it. On a cash-out refinance, some programs let proceeds satisfy part of the reserve requirement, and others do not. The cash-out cap on leverage is often set at a loan-to-value limit that varies by program and property type, with a seasoning period as the common expectation. Each requirement is subject to lender guidelines and a complete review of property type, leverage, and credit.

What never works is double-counting. On a refinance where you bring cash to the table, those same dollars cannot also serve as reserves. Plan your sources and uses so each dollar has one job. Lendmire’s piece on purchase versus cash-out refinance on a $3M rental walks through that choice.

What Assets Count Toward Reserves?

Liquid assets count most cleanly. The haircut varies by program, and a retirement balance often earns credit for less than its full value. Ask before you assume.

Asset type Typical treatment
Checking and savings Counts in full
Brokerage accounts Generally counts, may be discounted
Retirement accounts Generally counts, usually with a haircut
Undrawn credit lines Not a reliable reserve source
Proceeds of the same transaction Depends on the program

Lenders generally want a couple of months of statements showing the funds. Large recent deposits tend to trigger sourcing questions, so move money well before you apply. The Freddie Mac guide notes that reserves are assets left after closing, and the same assets cannot be reused across multiple applications.

How Do Reserves Stack Across Multiple Properties?

Each new financed loan carries its own requirement, so a growing portfolio needs a growing liquidity pool. Treat that as a planning rule, not an exception. If you are scaling, build the reserve account before you chase the next deal, not after.

Short-term rentals, low-coverage files, and no-ratio structures usually add to the ask. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. No-ratio is available only through select lenders, generally for borrowers who already own a primary residence. Both typically come with more reserves, lower leverage, or both. If you are leaning on one of those paths to make a $3M number work, that is a signal to revisit the property or the leverage, not just the loan type.

The complete DSCR loans guide covers the full program picture.

What Else Tightens at $3M?

Reserves are not the only lever. Loans above $2,500,000 generally hold to 30-year fixed structures across the network, and extended terms or interest-only periods are available through select lenders. Interest-only changes the payment, which changes both the coverage ratio and the reserve base, so model each structure separately.

Property eligibility also holds firm. Manufactured homes, log homes, and barndominiums are not offered in these programs, regardless of loan size.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Common Mistakes

  • Counting the same cash as both closing funds and reserves.
  • Assuming cash-out proceeds always qualify.
  • Treating retirement balances at full face value.
  • Moving a large deposit in right before applying.
  • Reading 1.00x coverage as a replacement for liquidity.
  • Applying one reserve number to every loan size.

Pre-Application Checklist

1. Confirm the loan amount and where it lands on the size ladder.

2. Total your down payment, closing costs, and reserves as one number.

3. Park reserve funds in documented accounts well ahead of time.

4. Decide which assets you will count, and at what discount.

5. Run coverage on the full PITIA, including taxes, insurance, and dues.

Key Terms Defined

  • PITIA: Principal, interest, taxes, insurance, and association dues on the property.
  • Reserves: Liquid assets you still hold after closing, measured in months of PITIA.
  • DSCR: The property’s rent divided by its full monthly obligation.
  • Seasoning: The time funds have sat in your account or the time you have held the property.
  • LTV: The loan amount as a percentage of the property’s value.

Frequently Asked Questions

Can strong rental coverage replace reserves on a $3M loan?

No. Coverage and reserves are separate tests, and most programs apply both. A high ratio can improve pricing and leverage, but liquid assets after closing are still typically required, subject to lender guidelines.

Is the reserve requirement based on the loan amount or the purchase price?

It is a multiple of the property’s monthly obligation, which follows the loan amount. A bigger down payment shrinks the loan and the payment, which can lower the dollar pool and may move you out of a higher tier. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Do retirement accounts count toward reserves?

Often yes, usually with a haircut that varies by program. Brokerage accounts are commonly accepted too. Ask which discount applies before you plan around a balance.

Do I need reserves for every property I finance?

Each loan typically carries its own requirement. As your portfolio grows, plan for the combined liquidity, not just the newest deal.

Does a larger down payment remove the reserve requirement?

No. It can lower the payment and lift coverage, but it does not erase reserve rules, credit floors, or leverage caps. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
