How a $6 Million DSCR Loan Works

How a $6 Million DSCR Loan Works

The Quick Read: A $6 million DSCR loan is a business-purpose investor loan that qualifies primarily on the property’s rental income covering its monthly obligation, subject to lender guidelines. At this size, it is a purchase or rate-and-term request reviewed case by case before submission, typically at 60% leverage on review, with no cash-out.

  • Leverage on a purchase or rate-and-term loan from $4M to $6M is typically 60% on review, with credit at 700 or higher.
  • Cash-out is not available above $3,000,000.
  • Two appraisals are standard above $2,000,000.
  • Reserves run 6 months on the subject property, or 12 months for a first-time investor.
  • Short-term-rental income and no-ratio paths stop at $2,000,000, so a $6M file is read on long-term rent.

Every figure here is a ceiling through select wholesale programs, subject to underwriting. Nothing here is a commitment to lend.

What Is a $6 Million DSCR Loan?

It is a DSCR loan at the top of the size ladder. Lendmire is a broker. It arranges these loans through a wholesale network of investor lenders, and the network’s portfolio program runs from $150,000 to $10,000,000. The standard program stops at $3,000,000. Anything past that uses the ladder described below.

“Super jumbo” is a lender label, not a regulatory category. No federal rule draws a jumbo line for DSCR loans, because these loans sit outside agency guidelines. Each lender sets its own tiers.

DSCR also means something different here than in commercial lending. On a residential investor file, the ratio is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance and any association dues. Commercial lenders use net operating income over debt service. Investors mix the two up often.

How Does Underwriting Treat a $6 Million File?

Underwriting is rules-based and property-first, but it gets stricter as the balance rises. Here is the sequence on a typical file.

1. Size band. From $4M to $6M, the network’s purchase and rate-and-term ceiling is 60%, on review, with credit at 700 or higher. At 60%, a $6M loan implies a property value near $10M. That is simple arithmetic, not a market figure.

2. Case-by-case review. Every request above $4,000,000 is reviewed individually before submission. It is purchase or rate-and-term only. Never read a figure in this band as a flat “up to.”

3. Coverage test. A 1.00 coverage ratio earns full leverage. Sub-1.00 coverage between 0.75 and 0.99 is a real path through select lenders, but only to $2,000,000, and LTV and terms adjust, subject to underwriting. Those paths do not reach a $6M file.

4. Income basis. Short-term-rental income is capped at $2,000,000 in loan amount. A $6M file is read on long-term market rent. The appraiser’s rent schedule is the usual evidence, and the appraisal forms involved are Fannie Mae’s Form 1007 and Form 1025, cited here for the form names only.

5. Appraisals. Two appraisals are standard above $2,000,000. The dividing line is loan amount. Property type, occupancy and purchase versus refinance do not move it. Borrowing through an LLC does not change it either.

6. Reserves. Six months on the subject property, 12 for a first-time investor. Interest-only files measure reserves on interest, taxes and insurance (ITIA). Reserves do not scale up with balance. They step with investor experience. Retirement balances are typically discounted, not counted at face value, and cash-out proceeds never satisfy reserves above $3,000,000.

7. Credit and eligibility. Above $3,000,000, expect 700 credit, a clean mortgage history (0x30x24), 48-month seasoning after any credit event, no rural property, a ten-acre maximum, and citizens or permanent residents only.

8. Documents. Entity documents, a reviewed credit report, proof of down payment and reserves with documentable sources, current leases if the property is occupied, and a plan for the two appraisals. Entity vesting is welcome, with no layered entities.

Where the Leverage Steps Down

The ladder is the heart of how a $6M loan differs from a $600K one. Figures are best-available ceilings at 1.00 coverage or higher, through select wholesale programs, subject to underwriting.

Loan size Purchase Rate-term Cash-out Credit
$150K–$1M 80% 80% 75% 660+
$1M–$1.5M 75% 75% 70% 700+
$1.5M–$3M 75% 75% 60% 720+
$3M–$4M 65% 65% — 700+
$4M–$6M 60% on review 60% on review — 700+

Think of it as the lender asking for more equity and a cleaner profile as the exposure grows. The property has to carry more of the load, and the borrower has to show more cushion.

Key Terms Defined

DSCR: Monthly rent divided by the monthly obligation on the property.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation.

ITIA: The same measure on an interest-only loan, with no principal.

Case-by-case review: Individual review of a request before it goes to a lender, used above $4,000,000.

Super jumbo: A lender label for balances far above standard limits. It has no official definition.

Rate-and-term refinance: A refinance that replaces the existing loan without taking cash out.

Interest-Only and Structure Options

Interest-only runs 120 months on 30- and 40-year terms, with a 75% maximum, coverage of 0.75 or better, and qualification on ITIA. That ceiling sits above what the $4M–$6M band allows, so a $6M file is reviewed case by case and the 60% leverage limit governs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Interest-only helps coverage because the monthly obligation drops. It also creates an exit question. When the interest-only period ends, the next loan has to re-pass coverage, leverage, credit and appraisal tests. Plan that exit before closing the first loan, not after.

Where the General Rule Breaks

Short-term rentals. A luxury rental underwritten on nightly revenue at $2M can look very different at $6M. Coverage that cleared on operating history may not clear on long-term rent. Local permission to operate is documented per property. Short-term rental rules vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Cash-out. It narrows as size grows and disappears above $3,000,000. A $6M loan is a purchase or rate-and-term refinance.

Rent-to-price. This is the binding constraint. A high-priced rental often rents for a small slice of its price, so coverage becomes the hard part of the file. A $6M balance at 60% leverage still needs rent that covers the full monthly obligation. Many luxury properties do not clear it.

First-time investors. Reserves double to 12 months because of experience, not loan size.

Owner use. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The line is narrow: under Regulation Z, if the owner expects to occupy the property more than 14 days in the coming year, the business-purpose treatment does not apply. A beach house the owner uses for a month is the regulator’s own example.

The two-appraisal myth. Investors often assume a federal rule drives it. It does not. The only federal two-appraisal rule is the flip rule for higher-priced mortgage loans, and it covers loans on a consumer’s principal dwelling. Two appraisals on a rental are a program overlay.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

DSCR Versus a Portfolio Bank Loan

Factor DSCR loan Portfolio bank loan
What is tested The property’s rent The borrower
Typical review Rules-based Guarantor and liquidity
Relationship Not required Often a deposit relationship
Rent-to-price Binding constraint Less central

Portfolio banks usually test guarantor financials and liquidity. A DSCR file is reviewed on the property. For an investor with strong assets but a low-yield luxury rental, the bank route may fit better. For an investor who wants qualification on the property’s rental income rather than traditional personal-income documentation, DSCR does.

What the Decision Looks Like in Practice

Run the numbers on a rental priced near $10M. At 60% purchase leverage on review, the investor needs the remaining 40% in cash, plus reserves held separately, plus two appraisal costs. Cash-out cannot fund any of it.

Then test the coverage. If rent supports roughly 1.0x or better, the file fits the ladder. If rent comes in below that, a select program may review sub-1.00 coverage, but only up to $2,000,000, and LTV and terms adjust, subject to underwriting. So a $6M file with thin coverage usually means a lower balance, more equity, or a different financing route.

One more option: splitting the exposure. A smaller loan on a smaller property sits on a gentler part of the ladder, with higher leverage and cash-out available. Investors who stretch for the top band often find the better return on the middle band. That is a genuine trade-off, since the top band buys scale and the middle band buys flexibility.

Frequently Asked Questions

Can a DSCR loan really reach $6 million?

Yes, on review. The network’s portfolio program runs to $10,000,000, and the $4M–$6M band is reviewed case by case before submission at roughly 60% on a purchase or rate-and-term refinance, with credit at 700 or higher, subject to underwriting.

Can I take cash out on a $6 million loan?

No. Cash-out is not available above $3,000,000. A loan at this size is a purchase or rate-and-term refinance.

Do short-term-rental income or no-ratio paths work at $6 million?

No. Both stop at $2,000,000 in loan amount through select wholesale programs, subject to underwriting. A $6M file is generally read on long-term rent.

Why are two appraisals required?

It is a program overlay that applies above $2,000,000 in loan amount. It is not a federal mandate for rental property, and it applies whether the borrower is an individual or an entity.

How many months of reserves does a $6 million file need?

Six months on the subject property, or 12 for a first-time investor. The count does not grow with balance, and cash-out proceeds cannot satisfy it above $3,000,000.
