DSCR loans aren’t agency products, so that exact guideline doesn’t govern a non-QM luxury short-term rental file line by line. But the same logic carries over. The mechanics run in a fixed order: confirm the purchase qualifies, cap the loan to documented cost, appraise the property correctly, and document rental income the right way. Skip any step and the file stalls — luxury pricing just raises the stakes on each one.

Step one is the purchase itself. It has to be arm’s-length. Fannie Mae’s purchase-transaction guidance is explicit that non-arm’s-length deals — a sale between relatives, or anything below market between connected parties — can be allowed for ordinary purchases but get excluded from delayed financing specifically. A luxury cabin bought from a parent at a discount, for example, likely won’t qualify for this exception even though the purchase itself was legitimate.

Step two is the cap. This is where most investors get surprised. The loan amount isn’t based on what the property is worth today — it’s based on the lesser of the current appraised value at the applicable LTV, or the documented amount the borrower actually spent to close. An appraiser can’t multiply a nightly rate by 30 and call that the property’s monthly rent — that method is explicitly wrong. Fannie Mae’s own appraiser guidance states the appraiser must analyze properties leased on a monthly basis for comparison, not back into a number from nightly booking data. Leverage on the underlying property tiers down as balance rises. On files under roughly $1,000,000, purchase and rate-and-term leverage can run up to about 80%, generally with credit in the 660-plus range. Between roughly $1,000,000 and $1,500,000, leverage typically steps down to around 75% with credit closer to 700-plus. From about $1,500,000 to $2,000,000 — which covers most luxury short-term-rental files — leverage generally sits near 75% with credit expectations closer to 720-plus, subject to underwriting. Inheritance and legal awards skip seasoning a different way.
