For a single-family luxury rental or larger condo, that means the underwriter is looking at either 12 months of platform statements (Airbnb, VRBO, direct booking records) or, on a purchase with no operating history, a projection from a rental-data provider. Either way, the number gets smoothed across the calendar year before it ever touches the ratio.

Market data on the island shows exactly why this matters. One dataset puts peak-month revenue near $9,744 with occupancy around 58.5% and average daily rates near $507, against a low-season month closer to $3,202 in revenue, 28.7% occupancy, and daily rates near $380, per Accio’s Marco Island market trends. Another dataset shows the spread even sharper month to month — March revenue near $10,632 against September closer to $1,698, according to Rabbu’s Airbnb market data. Whichever figure a file leans on, the annualized average lands well below the peak — and that average is what feeds the DSCR ratio.

Where the Rent Number Actually Comes From

Underwriting pulls the rent used for lender review from one of three places, and it takes the more conservative one when more than one is available. On refinances with trailing history, the file uses actual booking income, averaged over 12 months. On purchases with no operating history, the file typically leans on the appraisal’s short-term-rent analysis rather than a signed lease or the seller’s advertised nightly rate — an above-market asking price does not move the number up.

Across the wholesale network, the guideline most commonly seen for short-term-rental files sets qualifying income at 80% of gross short-term rental income, tied to coverage of 1.00 or higher and loan sizes up to $2,000,000. That 80% figure isn’t a haircut on the peak month — it’s a haircut on the already-averaged annual figure. Two conservative layers stack on top of each other: the seasonal averaging, then the income discount.

This is one place where a single-family DSCR file on Marco Island behaves differently than a duplex or triplex. A 1-4 unit rent-schedule form works well for standard long-term leases. But appraisers generally don’t try to force nightly-rate income into a monthly-lease grid. Instead, they review the short-term rental analysis and hosting history on their own track, separate from the standard comparable-rent form.

What Experienced-Investor Requirements Change

Across the network, short-term-rental programs are generally reserved for investors who’ve owned income property before. Most guidelines call for at least twelve months of ownership experience somewhere in the trailing thirty-six months. First-time landlords buying their first Marco Island rental usually don’t fit that box on the short-term-rental path, even if the coverage ratio itself looks fine.

Reserves on a seasonal luxury rental typically run higher than on a standard long-term rental, because the lender wants a cushion sitting through the low months. Across the wholesale network, standard DSCR files typically carry six months of PITIA in reserves on the subject property, stepping up to twelve months for a first-time investor. On a Marco Island file where four months of the year carry most of the income, that reserve requirement is doing real work — it’s the buffer that keeps the loan performing through September and October.

Investors sizing a purchase should treat reserves as part of the deal math from day one, not a closing-table surprise. A buyer who’s comfortable on paper at peak season but thin on liquidity heading into the shoulder months is exactly the profile reserve requirements exist to screen for. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Where the General Rule Breaks — Edge Cases That Matter Here

The averaging rule is consistent, but four things on Marco Island specifically complicate the file before coverage math even starts.

Local rental rules override the income math entirely. Coverage can look strong and still not matter if the property can’t legally run as a short-term rental. Marco Island sits inside Collier County but is specifically exempt from the county’s own short-term rental registration ordinance — properties within the City of Naples, Marco Island, and Everglades City are carved out of Collier County’s registration requirement, which took effect in January 2022. That exemption does not mean anything goes. Most whole-unit operators still need a state vacation-rental license, and many condo buildings on the island layer in their own minimum-stay rules — 7, 14, or 30 nights — through the HOA declaration. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules directly before assuming any nightly-rental income is bankable.

Non-warrantable condos are common in the luxury inventory here, and that’s actually a DSCR advantage. A lot of premium Marco Island product is high-rise condo — buildings with rental pools, commercial elements, or ownership concentration that make them unsellable through agency financing. DSCR programs don’t have that constraint the same way. Non-warrantable condos are reviewable up to 75% LTV and $1,500,000 through select programs, and condotels go up to 75% on a purchase or 65% on a refinance, capped at $1,500,000 with $250,000 cash-in-hand — subject to underwriting. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Barrier-island flood insurance isn’t always standard NFIP coverage. Marco Island sits entirely within FEMA-designated flood zones, and parts of the island fall under the federal Coastal Barrier Resources Act, which excludes those parcels from National Flood Insurance Program eligibility altogether — investors there have to source private flood coverage instead, per barrier-island insurance guidance. That matters for DSCR math because private flood premiums can run materially different than subsidized NFIP pricing, and the insurance line sits inside PITIA — the denominator of the coverage ratio. A file can look identical on rental income and come out with a different DSCR simply because one parcel is CBRA-designated and the other isn’t.

Condo structural reserve rules can move the HOA-dues line after closing. Florida’s condo law now requires buildings three stories or taller to complete a Structural Integrity Reserve Study and fund structural reserves without the option to waive them — a rule that took full effect for reserve waivers at the end of 2024, per Florida DBPR’s condo FAQ. Older coastal buildings catching up on that funding can see HOA dues climb, which again moves PITIA and the resulting coverage ratio even when nothing about the rental income has changed.

Across the wholesale network, files that hit one of these four snags don’t automatically die. But they need to be flagged early, not discovered mid-underwriting. Two examples show why: an appraisal ordered without knowing a building has a 30-day minimum stay, or a submission built on subsidized flood pricing that isn’t actually available. Both cost time and rework that a five-minute conversation up front would have avoided.

Coverage Below 1.00 and No-Ratio Paths

Coverage of 1.00 earns full leverage on most programs, but that isn’t the only door on a seasonal property. Coverage in the roughly 0.75 to 0.99 range is a real path through select programs in the network up to $2,000,000, with LTV and terms adjusting to compensate — meaning less leverage, not automatic decline. No-ratio qualification is also available up to $2,000,000 through select lenders for investors with a seven-year clean housing history and no late payments in the trailing 24 months, subject to underwriting; no minimum ratio is published for that path, and it isn’t available on the short-term-rental income route described above.

This matters on Marco Island specifically because a property with a huge peak season and a weak shoulder season can average out below 1.00 even when the raw peak-month numbers look excellent. Rather than force a purchase price down to make the annualized number clear 1.00, some investors are better served structuring the deal at reduced leverage on a sub-1.00 path — the math still has to work, just through a different door.
