Above $4 million, every file gets reviewed case by case before it’s even submitted. At that size, it’s purchase or rate-and-term only — no cash-out. Above $3 million, cash-out disappears from the table entirely. Above $2 million, the file needs two independent appraisals rather than one. Short-Term Rentals: Why the Appraisal Form Can’t Be Stretched
