They also sit outside the Ability-to-Repay framework that governs consumer mortgages. Federal rule treats credit extended on a non-owner-occupied rental property as deemed for business purposes.

Coverage between 0.75 and 0.99 is a genuine path to $2,000,000 through a handful of lenders in the network. But leverage and terms adjust to compensate, subject to underwriting. This isn’t a full-leverage product at a reduced ratio — it’s a different deal entirely. No-ratio qualification is also available on the same $2,000,000 ceiling, through select wholesale programs. Investors need a seven-year clean housing payment history and a clean 0x30x24 record, subject to underwriting. No minimum ratio is published for that path, because the ratio itself isn’t the qualifying metric.

Interest-only structuring is one of the more useful tools on a seasonal property, because it lowers the debt-service figure the ratio is measured against. Interest-only runs up to 120 months on 30- and 40-year terms, up to 75% LTV, and requires coverage of 0.75 or better, qualified on the interest-only payment rather than a fully amortizing one.
