1. Income source selection. Underwriting decides whether the file is reviewed on documented operating history or on a projected market analysis, based on whether the property has a rental track record.

2. The haircut. Gross STR income doesn’t flow through at face value. In the same size tier, cash-out on short-term rental collateral typically tops out around 70% LTV, versus roughly 75% for standard long-term rental collateral.
