DSCR loans qualify mainly on that property-level number, not on traditional personal-income documentation or W-2s, subject to lender guidelines. That’s the whole appeal for a luxury-property buyer who may have complicated income, multiple properties, or income concentrated in a business rather than a paycheck. The lender still reviews credit, reserves, and the property. It just isn’t asking for two years of returns to size the loan.

DSCR loans are designed for non-owner-occupied investment properties. Because they’re business-purpose investor loans, they’re underwritten differently from a standard owner-occupied mortgage.

How Underwriting Decides What “The Rent” Actually Is

The rent number that decides your loan size never comes from your own projection — it comes from the appraisal, a signed lease, or documented platform history, whichever pathway the file uses.
