What Does “Averaging” Actually Mean Here?

Averaging means the lender takes your full-year gross rental receipts and divides by twelve to get a single monthly income figure, then discounts it before calculating coverage. It is not an estimate. It is a mechanical step that happens the same way on every seasonal short-term rental file.

Say a lake cabin brings in strong bookings from Memorial Day through Labor Day and almost nothing the rest of the year. A lender doesn’t look at the busy months and stop there. They add every month together — high season and dead season alike — and get one blended monthly figure. That figure, not the peak-season number, becomes the input for the debt-service coverage ratio, or DSCR: a ratio that measures whether a property’s rental income covers its full monthly housing payment, including principal, interest, taxes, insurance, and any HOA dues.

This isn’t a lender being conservative for the sake of it. Fannie Mae’s own appraiser guidance makes the underlying logic explicit, even though DSCR loans sit outside agency rules: the standard 1007 rent form calls for a monthly market rent figure, and appraisers are specifically told it would be wrong to take a nightly short-term rate and simply multiply by 30 to invent one (Fannie Mae Appraiser Update, June 2024). That prohibition on peak-based math shows up the same way across non-agency short-term rental underwriting — the number has to reflect the whole year, not the best 90 days of it.

Where Does the Income Number Come From?

The qualifying income comes from one of two places: twelve months of actual platform booking history on a refinance, or the appraiser’s short-term rental income analysis on a purchase. On a refinance or a property you already own and operate, lenders want the real trailing twelve months — platform statements, dashboard exports, or a 1099-K from the booking site. That’s the cleanest documentation because it’s actual performance, not a guess.

On a purchase, there’s no operating history yet, so the appraiser builds a short-term rent analysis using comparable listings in the market — similar bedroom count, similar amenities, similar location type. That appraisal-driven figure stands in for the twelve-month average you’d otherwise pull from a live account.

Either way, the gross number gets trimmed before it’s usable. Does a Lake House Qualify Differently Than a Year-Round Rental?

Yes — mainly through reserves, not through the DSCR formula itself. The math is identical to any other short-term rental file. What changes is how much cash cushion a lender wants sitting behind a property that earns most of its income in four or five months a year.

Standard files across the network typically carry six months of PITIA (principal, interest, taxes, insurance, and association dues) in reserves on the subject property, stepping up to twelve months for a first-time investor. On a heavily seasonal lake property, that reserve requirement is doing real work — it’s the buffer that carries the loan through the shoulder months when bookings thin out and the annualized average doesn’t reflect what’s actually landing in the account that particular week.

This is also where experience matters. Short-term rental qualification on this program generally requires the borrower to have owned income property within the prior three years — a rule that exists because seasonal properties punish first-timers who underestimate the off-season cash gap.

What If the Property Has No Operating History Yet?

No history means the appraisal carries the weight. New acquisitions and new construction lean entirely on the appraiser’s short-term rent analysis, since there’s no platform data to average.

This is the harder file, structurally. A property with three years of booking statements gives an underwriter something concrete to average and discount. A brand-new lake cabin gives them a market-based projection instead — still workable, but it leans more heavily on the appraiser’s comp selection and, for many lenders, on the borrower’s own track record owning rental property elsewhere.

If your lake house is a new build or your first short-term rental purchase, expect the file to move through underwriting with more scrutiny on the appraisal’s comparable set, because that projection is standing in for a year of real bookings.

What Happens When Two Different Income Figures Show Up?

The lower figure usually wins. If an appraisal produces a conservative long-term market rent and a separate short-term projection produces a higher number, most programs default to whichever figure is smaller.

This trips people up because it feels backwards — why wouldn’t the lender use the bigger, more favorable number? The logic is risk management: a strong seasonal projection doesn’t automatically overturn a more conservative baseline. It’s a built-in guardrail against over-optimistic bookings projections driving leverage decisions on a property with real seasonal exposure.

How Does This Play Out at Different Loan Sizes?

Above $2,000,000, files move to the broader standard DSCR ladder, which climbs to $3,000,000 on the base program and beyond that into portfolio-size territory reviewed case by case — but that upper tier is reviewed on long-term rent, not short-term booking averages.

Coverage below 1.00 is a real path on some files elsewhere in the network — LTV and terms adjust when a lender takes on a sub-1.00 file — but that flexibility doesn’t extend to short-term rental collateral on this particular program, where 1.00 coverage is the floor.

What About Municipal Rules?

Municipal permission to operate a short-term rental has to be documented for the specific property — it’s never assumed based on the city or state. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lake town two exits apart on the same highway can have completely different registration requirements, and a lender underwriting the income stream needs to see that the property is actually allowed to generate it.

That’s a completely separate system from how a DSCR lender calculates qualifying income. Lenders look at actual or projected gross bookings regardless of how the IRS treats that income on your return.
