Why the Standard Rent Form Doesn’t Work Here

The form most appraisers reach for by default — the Single-Family Comparable Rent Schedule, known in the industry as Form 1007 — was built for one thing: monthly lease rent. It was never designed to estimate what a property earns as a nightly rental. Fannie Mae’s own Appraiser Update from June 2024 says it plainly: the 1007 calls for an “Indicated Monthly Market Rent,” and the appraiser has to build that number from properties leased on a monthly basis — not from nightly listings.

That matters because the obvious shortcut — take the nightly rate, multiply by 30 — is explicitly barred. Fannie Mae states an appraiser using STR comparables and then multiplying by 30 “would fail to account for FFE, other services, vacancy rates, and business expenses.” The official Form 1007 text confirms the same monthly-lease framework the form has used for decades. So when a lender orders a plain 1007 on a short-term rental purchase, it can still get filled out — but it will hand back a conservative, long-term number that has nothing to do with what the property will actually earn on Airbnb or Vrbo.

This is the gap that trips up investors most. They assume the appraisal automatically captures nightly-rate economics. It doesn’t, unless someone specifically asks for the right product.

The Two Paths for Purchase-Side Income

There isn’t a “1007 for STRs.” There are two separate products a lender can request instead, and knowing which one your file needs is the whole ballgame.

Path one: a dedicated short-term-rent analysis from the appraiser. This is a distinct exhibit, separate from the standard rent schedule, where the appraiser pulls nightly-rate comparables within a defined radius and builds a projection from occupancy, average daily rate, and seasonality — not monthly leases. Path two: a third-party market-data report. These platforms compare the subject property against nearby STR listings and output a projected gross revenue figure based on occupancy and daily rate trends in that specific pocket of the market.

How the Request Actually Gets Structured

The order itself doesn’t go straight from the investor to an appraiser. It flows through the loan file instead. But what you supply drives what comes back. Before the order goes out, the file typically needs three things: the purchase contract, a short-term-rental-appropriate insurance quote, and — increasingly — some documentation that short-term rental use is legally permitted at that specific address.

That last piece deserves its own callout, because it’s the one investors most often skip. Short-term rental rules can vary by city, county, HOA, and property type, so confirming local rules before relying on projected rental income matters more than almost anything else in the file. A property in a building with a rental restriction, or a jurisdiction with a permit cap, can have a beautiful rent analysis and still not qualify — because the income behind it isn’t legally available.

Once the analysis comes back, the resulting figure — whether appraisal-based or third-party — gets compared against what the file actually needs. On the standard leverage ladder, a coverage ratio at 1.00 or better earns full leverage at the applicable loan size.   • It takes coordination, not a quick request. An appraiser has to be comfortable with nightly-rate methodology, and not every appraiser in every market is. A file can stall if the assigned appraiser isn’t experienced with STR analyses.

This path fits an investor who already has a target property, has confirmed short-term rental use is legally allowed there, and has some track record owning income property already. It’s a much smoother process for someone who’s done this before than for a first-time landlord trying to break in on a nightly-rental purchase.

This process doesn’t fit every investor. It’s not a great match if you’re chasing a property with unclear local rules. It also doesn’t fit if your whole deal depends on gross booking revenue instead of the lower, discounted figure a lender will actually use. And it’s not for someone who wants a no-documentation, no-questions-asked approval. Every qualifying figure here gets underwritten.
