How To Get A Jumbo DSCR Loan On A Short-term Rental Above The STR Ceiling

How To Get A Jumbo DSCR Loan On A Short-term Rental Above The STR Ceiling

Get A Jumbo DSCR Loan On A Short-Term Rental Above The STR Ceiling — The Quick Read: Short-term-rental income can qualify a DSCR loan up to $2,000,000. Above that number, the file has to switch to long-term market rent from the appraisal, and that number is usually lower than nightly-rate income. Investors buying trophy coastal, ski, or resort properties need to know this before they order the appraisal, because it changes leverage, down payment, and whether the deal clears coverage at all.

Investors chasing a high-end nightly-rate property often assume their Airbnb income just scales up with the loan size. It doesn’t. Once a loan crosses a defined size tier, the file stops qualifying off booking data and starts qualifying off what a long-term tenant would pay. That single switch can swing the qualifying income by a wide margin, and it’s the part almost nobody explains until the appraisal is already back.

Key Terms Defined

DSCR (debt-service coverage ratio): the property’s monthly rental income divided by its full monthly housing payment — principal, interest, taxes, insurance, and any association dues (PITIA). A ratio of 1.00 means the rent covers the payment exactly.

Jumbo DSCR loan: in this context, a business-purpose loan sized above the standard DSCR ceiling — Lendmire’s standard program runs to $3,000,000, and this ladder carries qualified investors past that, up to $10,000,000.

STR ceiling: the loan-size cutoff above which a lender will no longer let short-term-rental income qualify the file. Above it, the deal has to stand on long-term market rent instead.

No-ratio loan: a qualification path where the lender doesn’t require a minimum coverage number at all — it’s a real, if limited, option, but it comes with lower leverage and its own eligibility rules.

PITIA: the acronym behind the payment side of the DSCR math — principal, interest, taxes, insurance, and association dues, all bundled into one monthly obligation.

The Setup: Why the Ceiling Exists

The short version: short-term-rental income is inherently less predictable than a signed lease, so lenders cap how large a loan they’ll let it qualify. Above that cap, the risk of relying on nightly bookings outweighs the upside, so the file falls back to conventional rent comps.

Across the wholesale network Lendmire places files through, short-term-rental income can review a loan up to $2,000,000 — that’s true for the STR path and also for no-ratio files, which share the same $2,000,000 ceiling. Above $2,000,000, a jumbo loan is still very much available on this ladder, up to $10,000,000, but the income basis changes. The appraiser’s long-term market rent — the same figure used on any standard rental property — takes over as the coverage figure.

This isn’t a Lendmire quirk. It’s a structural feature of how DSCR programs are built industry-wide, because STR-specific underwriting exists as a bolt-on to standard rental qualification, not a replacement for it. Practitioner commentary on STR financing consistently describes qualification paths that top out well below true jumbo loan sizes, precisely because nightly income and lease income are treated as two separate underwriting tracks, each with its own size limit (realestateagentmagazine.com).

The Mechanics, Step by Step

Here’s how a file actually moves through the process, and where the ceiling shows up.

Step 1 — The appraisal drives the income number. Whether a lender ultimately uses STR income or long-term rent, the number comes off the same appraisal report. On a single-unit property that’s the Form 1007 rent schedule; on a two-to-four-unit building it’s Form 1025. Both forms can support a market-rent estimate even when the property is currently run as a nightly rental.

Step 2 — Below $2,000,000, STR income is sourced two ways. On a purchase with no operating history, the qualifying income typically comes from twelve months of the appraiser’s short-term-rent analysis. On a refinance where the property already has a track record, twelve months of operating history does the job instead. Either way, the figure is taken at 80% of gross — gross bookings are never the coverage figure.

Step 3 — Above $2,000,000, the STR path simply isn’t available. It doesn’t matter whether the property has three years of five-star bookings and a strong occupancy history. Once the requested loan amount clears that tier, the file has to qualify on the long-term market-rent figure from the same appraisal — not the nightly number.

Step 4 — That switch can move the coverage figure by a lot. Field commentary on STR financing puts the gap between projected nightly income and long-term lease income at roughly 30 to 50 percent on the same property (realestateagentmagazine.com). On a coastal or resort property bought specifically because it commands premium nightly rates, that’s not a rounding error — it’s the difference between a file that clears 1.00x coverage and one that doesn’t.

Step 5 — Leverage steps down as the loan gets bigger, regardless of income source. On this ladder, purchase and rate-and-term leverage runs up to 75% through $3,000,000, at 700+ credit above $1,000,000. From $3,000,000 to $4,000,000, leverage compresses to 65% with no cash-out available. From $4,000,000 up to $10,000,000, every request is reviewed case by case before submission — purchase or rate-and-term only, still no cash-out, at 60% and 700+ credit. None of that changes based on whether the property is being run as a short-term rental; it’s purely a function of loan size.

Step 6 — Above $2,000,000, two appraisals are required, not one. That’s a meaningful process difference above the STR ceiling — a second, independent opinion of value and rent, which also means a second read on market rent if the file is leaning on that number.

What Changes for Cash-Out at the Top End

Cash-out has its own, tighter ceiling that stacks on top of the STR ceiling. Unlimited proceeds are available at or below 60% LTV; above that, cash-out for standard rentals is capped around 70%, and for short-term-rental collateral specifically, cash-out tops out at 60% LTV. Cash-out disappears entirely above $3,000,000 on this ladder — there’s no cash-out path once a loan crosses that line, purchase and rate-and-term only from there up. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

That matters for an investor sitting on equity in a $4 million ski property they bought years ago. A rate-and-term refinance is still on the table up to $10,000,000, reviewed case by case above $4,000,000 — but pulling cash out isn’t part of that conversation once the balance clears $3,000,000.

Who This Fits — and Who It Doesn’t

This ladder tends to work well for an investor who already owns income property and is buying or refinancing a genuinely high-value asset — a beachfront estate, a large ski chalet, a resort-area compound — where the appraised value naturally pushes the loan above $2,000,000. Twelve months of prior income-property ownership in the trailing 36 months is generally expected before short-term-rental income counts at all, so a first-time landlord jumping straight into a $2.5 million vacation property is fighting two headwinds at once: no operating history for the STR path, and a loan size that’s already above where STR income would help anyway.

It fits less well for an investor whose entire cash-flow case depends on peak-season nightly rates. If the long-term market rent on the same property comes in materially lower — and per the field data above, that gap runs 30 to 50 percent — the coverage ratio at jumbo size may land well under 1.00x on lease-based rent alone. That’s not automatically a dead deal: coverage from roughly 0.75 to 0.99 is a real path through select programs in this network up to $2,000,000, with leverage and terms adjusting accordingly, subject to underwriting. But that path stops at the same $2,000,000 ceiling — it doesn’t extend into true jumbo territory. Above $2,000,000, the file needs long-term rent to clear coverage on its own, or the investor needs to bring more cash down to compensate for lower leverage.

Interest-only structuring can help on the margin. Up to 75% LTV, a 120-month interest-only period is available on 30- and 40-year terms for coverage at 0.75x or better, qualified against interest-taxes-insurance-association rather than a fully amortizing payment. That lowers the monthly obligation the rent has to clear, which can be the difference-maker on a marginal jumbo file relying on long-term rent.

A Worked Example (Modeled, Not a Quote)

Assume an investor is buying a $3.5 million mountain property with a documented nightly-rental history and strong AirDNA comps. Because the loan amount clears $2,000,000, the short-term-rental income path isn’t available here — the file has to qualify off the appraiser’s long-term market-rent estimate on the same 1007 form. If that lease-based rent produces coverage in the high-0.9x to low-1.0x range, the deal likely clears at the 65% leverage tier available from $3,000,000 to $4,000,000, assuming 700+ credit and full documentation. If the same lease-rent figure lands meaningfully below 1.00x, the practical options become: bring more cash to reduce leverage, restructure with interest-only to relieve the monthly obligation, or revisit the purchase price. What doesn’t change is the ceiling itself — nightly income, however strong, isn’t the input the lender uses above $2,000,000. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

That gap between what a property earns on Airbnb and what it appraises at on a lease is exactly the mechanic Lendmire’s own coverage of luxury short-term-rental financing walks through in more detail — worth a look for anyone structuring a deal at this size (see Lendmire’s guide to financing a luxury short-term rental above the STR ceiling).

Where Insurance and Association Dues Bite Harder at Jumbo Size

Coastal and resort properties tend to carry heavier property insurance and, on condo or condotel product, heavier association dues — both of which sit inside PITIA and pull the coverage ratio down independent of the income question. Non-warrantable condos are eligible on this ladder to 75% LTV and $1,500,000; condotels are eligible to 75% on a purchase and 65% on a refinance, also capped at $1,500,000 with $250,000 cash-in-hand required. Any of these property types adds a documented HOA-dues line that competes with the rent for coverage room — worth pricing out before assuming a headline LTV will actually be available.

DSCR vs. conventional financing

Two common ways to finance an investment property in this market. They qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Municipal Permission Isn’t Assumed

Short-term-rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Whether a specific property is legally allowed to operate as a nightly rental is documented per property during underwriting — it’s never assumed based on where the property sits. An investor targeting a jumbo STR-adjacent property should have that documentation ready regardless of whether STR income ultimately drives lender review, since the appraiser’s rent analysis and the property’s actual permitted use both get reviewed.

What Can Go Wrong

A few patterns show up repeatedly on files that hit this ceiling unprepared. The most common: an investor orders the appraisal expecting a short-term-rent analysis on a $2.8 million property, and the appraiser correctly returns a long-term market-rent number instead, because the loan amount is already above where STR income applies. That’s not an error — it’s the program working as designed — but it can blindside a buyer who structured their offer around nightly-rate math.

A second pattern: thin comparable data. AirDNA’s market-level revenue estimates have historically tracked reported Airbnb revenue within roughly 95 to 99 percent accuracy against public filings (AirDNA) — that accuracy claim is about aggregate market data, though, not a guarantee that any single trophy property has enough nearby comparables for a clean report. In a genuinely rare, high-value niche market, there may not be enough similar short-term rentals nearby to build a defensible projection at all — one more reason the long-term-rent fallback matters even below the ceiling.

A third: assuming the current market environment for short-term rentals will carry the deal regardless of loan size. AirDNA’s outlook work points to STR fundamentals strengthening, with its STR Premium metric climbing to its highest level since 2022 and coastal and mountain markets flagged as favorable for investment (AirDNA 2026 US STR Outlook). That’s genuinely useful context for demand — but it has no bearing on whether a $3 million loan can use nightly income to qualify. The ceiling is a documentation and risk-tiering rule, not a market-conditions rule.

DSCR loans are business-purpose investor loans reviewed differently from a standard owner-occupied mortgage, since they qualify primarily on the property’s rental income covering the payment rather than traditional personal-income documentation, subject to lender guidelines. For a fuller walkthrough of how that qualification process works across property types and loan sizes, Lendmire’s complete DSCR loans guide is the right starting point.

Investors weighing whether to structure a large STR purchase differently — smaller loan to stay under the ceiling, versus larger loan on long-term rent economics — may also find it useful to see how the math plays out on the long-term-rent side specifically, which Lendmire covers in its piece on super jumbo DSCR loans that require long-term rent above certain sizes.

Frequently Asked Questions

Can a short-term rental over $2,000,000 still get a DSCR loan?

Yes — the loan itself can size up to $10,000,000 on this ladder, but above $2,000,000 the file has to qualify on the appraiser’s long-term market-rent figure instead of nightly-booking income. The property can still operate as a short-term rental; the qualifying income calculation just switches to a different, usually more conservative, basis.

Why does the STR income path stop at $2,000,000 specifically?

Nightly-rental income is more volatile and harder to document consistently than a signed lease, so lenders in the network cap how much loan that income type can support. Above that size, the risk of relying on booking data outweighs the benefit, and the file defaults to standard rent comps.

Does a strong Airbnb track record help at all above the ceiling?

It can support the property’s overall value and marketability, but it doesn’t directly qualify the loan above $2,000,000. Twelve months of documented history is still relevant if the investor structures the deal to stay under that ceiling, or on a separate, smaller loan.

What credit score is needed for a jumbo DSCR loan on this kind of property?

Typically 660 as a baseline floor on smaller balances, moving to 700 or higher above $3,000,000 on most files, subject to underwriting and program-specific overlays. Above $2,000,000 in general, two independent appraisals are also generally required.

Is a no-ratio loan an option for a jumbo short-term rental?

No-ratio qualification is available through select programs in the network, but it shares the same $2,000,000 ceiling as STR income and comes with reduced leverage and its own credit and housing-history requirements, subject to underwriting. It isn’t a workaround for the jumbo STR ceiling — it’s a separate, size-limited path.
