Key Terms Defined

DSCR (debt-service coverage ratio): monthly rental income divided by the monthly debt obligation — taxes, insurance, and any HOA dues included. A ratio of 1.00 means the rent exactly covers the payment.

LTV (loan-to-value): the loan amount as a percentage of the property’s appraised value or purchase price, whichever is lower. Higher LTV means less cash down.

Rent analysis: the appraiser’s or lender’s estimate of what a property earns (or would earn) as a rental, used as the income input for DSCR.

How Does the Rent Number Actually Control Leverage?

The mechanism is simple: leverage is priced off coverage, and coverage is a fraction with rent on top. Change the numerator, and the whole ratio moves — which moves what LTV tier the file lands in.

Every lender that underwrites this way starts with a projected or documented monthly rent figure. That figure gets divided by PITIA. The result is the DSCR. Programs across the wholesale non-QM space generally treat 1.00 coverage as the floor for full leverage — rent covers the payment, full stop. Below that, most programs cut LTV, tighten pricing, or both. Above it, borrowers typically get the best available terms on the ladder.

On a standard long-term rental, that rent figure comes from a lease or from an appraiser’s comparable-rent grid — Fannie Mae’s Form 1007 is built for exactly that: comparing the subject to nearby leased comps using lease-start dates, lease-end dates, and monthly rental amounts. Clean, comparable, and stable.

A luxury short-term rental doesn’t have that. It has nightly bookings, seasonal swings, and a revenue stream that looks nothing like a signed twelve-month lease. So the rent analysis for an STR isn’t pulled off the same grid — and that’s exactly where leverage starts to diverge from a conventional rental file.

Why Can’t Appraisers Just Use the Standard Rent Form for STRs?

Because the form was never built to hold nightly income, and using it that way produces a number that doesn’t reflect what the property actually earns. Form 1007 asks for monthly rental figures tied to lease dates — a structure that has no field for occupancy percentage, nightly rate, or seasonality.

There’s no way to plug in a nightly rate and multiply by thirty — and appraisal-education guidance is explicit that doing so is not an acceptable shortcut for producing a monthly rent figure.

So the STR world runs on a different track: either the property’s own trailing operating history (bookings, payouts, a property-management statement) or a market-data projection built specifically for nightly rentals. Either way, the number that comes out is not gross booking revenue. It’s a discounted figure meant to reflect what the property reliably nets after vacancy, cleaning turnover, and platform fees eat into the top line.

What Discount Gets Applied to STR Income Before It Counts?

Gross bookings are never the coverage figure. Lenders across the space apply a haircut to account for vacancy, cleaning costs, and seasonality before that revenue enters the DSCR formula — and the specific discount varies by program and by property.

Above $4 million, every file goes through case-by-case review before submission — purchase or rate-and-term only, no cash-out, and never a flat “up to” number. That’s a review threshold, not a guaranteed ceiling.

Notice the two things happening at once here. Loan size pushes leverage down on its own — bigger balances mean more lender exposure, so LTV tightens as a matter of program design. But within any given size tier, the rent analysis still decides whether a borrower gets the top of that tier’s range or something below it. A property with a strong, well-documented rent number at $1.8 million might still land at 75% purchase LTV. A property with a thin or conservative rent analysis in that same bracket could get priced at reduced leverage even before the size-based step-down kicks in.

Cash-out financing shrinks faster than purchase financing. This happens for the same reason cash-out always carries more risk: the lender hands over liquidity against equity instead of financing a purchase. Above $3 million, cash-out isn’t available at all on this program. Only purchase and rate-and-term financing are offered.
