Can You Get Hard Money Cash Out on a Rental Without Income Documentation?

Can You Get Hard Money Cash Out on a Rental Without Income Documentation?

The Quick Read: Yes, usually, on a non-owner-occupied investment property. Hard money cash-out looks at the property’s value, your equity, and your exit plan, not your personal income. A DSCR cash-out refinance does the same job long term and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

“No income documentation” is not “no underwriting.” Credit, title, insurance, entity papers, and reserves still get reviewed. This article is about investor-owned rentals. It is not about renting an apartment, and it is not about owner-occupied loans.

Two Loans That Get Called “No Income Docs”

There are two products behind this phrase, and mixing them up causes bad decisions.

Hard money cash-out is a short-term, asset-based loan. The lender wants to see the value of the property, the equity left after the new loan, and how you plan to get out. Across Lendmire’s wholesale network, hard money terms run 6-18 months, interest-only, with no prepayment penalty. Cash-out and rate/term refinances go up to 65% of value. Loan sizes reach $5,000,000, with larger loans by exception. Every figure varies by lender, property, and experience. Nothing here is a commitment to lend.

DSCR cash-out is the long-term version. The loan sizes itself against the rent the property produces. Most files in the network land at about 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. The spine of the product is a 30-year fixed structure.

Hard money is a bridge. DSCR is the place you land. Many investors use the first to get the equity out, then the second to stay in the property.

What Lenders Check. Instead of Your Income

Lenders swap one set of questions for another. They do not drop the questions.

What gets reviewed What it shows
Appraised value How much equity exists
Rent (lease or market rent) Whether the property carries the new payment
Credit score How you have handled debt
Reserves Whether you can absorb a bad month
Exit plan How a short-term loan gets repaid
Entity and title Who owns it and whether it clears

On the hard money side, the credit floor is typically 620, with additional conditions below 660. Underwriting stays asset-based: property, plan, and exit. On DSCR files, most programs want around 660, and 700+ opens the strongest leverage tiers. A 620 floor exists in parts of the network.

Hard Money vs DSCR Cash-Out, Side by Side

Factor Hard money cash-out DSCR cash-out
Reviewed on Value, equity, exit plan Rent against PITIA
Typical leverage Up to 65% of value on a refinance About 75% standard rental
Term 6-18 months, interest-only 30-year fixed spine
Best use Bridge, unstabilized property Stabilized, leased rental
Exit Refinance or sale Held long term

Compare like with like. The 65% figure applies to hard money cash-out and rate/term refinances. Hard money purchase and rehab loans are sized differently, against project cost and after-repair value, and they run higher. Short-term-rental collateral tops out at 70% on a cash-out, while standard rentals reach about 75%. On an existing rental, a hard money refinance gives up some leverage in exchange for flexibility.

How the DSCR Number Works

DSCR is monthly rent divided by PITIA. PITIA is principal, interest, taxes, insurance, and any HOA dues. Rent comes from a lease or from the appraiser’s market rent schedule.

The coverage ratio is the whole test. Where do the floors sit? Select programs start at 1.00. Stronger ratios open better pricing and leverage. Coverage below 1.00 is a separate path, available through select lenders in the network with leverage and terms adjusted.

Here is a modeled example. Say the rent covers today’s payment at roughly 1.4x. A cash-out raises the balance, so the payment rises. Re-test coverage on the new payment and it might land near 1.15x. That is still above 1.00, but the cushion is thinner. Investors often forget this step and size the cash-out off the old payment. The test always runs on the new loan amount.

One more point on this number. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.

Does a Hard Money Cash-Out Need Seasoning?

Seasoning is lender policy, not law. Hard money lenders usually care less about how long you have held title than a long-term lender does. They still care about value. Some use cost basis instead of appraised value early in the hold, which shrinks the cash you can pull.

DSCR lenders are stricter. About 6 months of ownership is the common expectation across the network. The settlement statement documents the purchase date and price. Files that assume the seasoning requirement away get kicked back.

A strong appraisal does not guarantee proceeds. Early in the hold, the lower of appraised value or cost basis can cap the number. Plan around the lower figure.

What You Still Have to Provide

The documents list is shorter than a conventional file. It is not empty.

  • Entity documents if the property is in an LLC (operating agreement, EIN letter, good standing), subject to lender program eligibility.
  • Current insurance with full coverage detail, not a partial quote.
  • Title information and the payoff on the existing lien.
  • Lease and deposit evidence, or a market rent schedule from the appraiser.
  • Government ID and credit authorization.
  • Reserves documentation. Reserves vary by lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA on DSCR files. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months.

Missing lease or deposit paperwork is the quiet stall on rental refinances. Clean rent evidence before submission saves a round of back-and-forth.

The Steps, in Order

1. Confirm the property is non-owner-occupied. Hard money collateral is 1-4 unit residential, not owner-occupied. Business-purpose lenders collect an attestation that you are not living there.

2. Pull the numbers. Estimate value, the existing payoff, and the equity left after a new loan at the program’s leverage cap.

3. Choose the structure. Hard money if the property needs work or sits unstabilized. DSCR if it is leased and the rent covers the larger payment.

4. Submit the file. Entity papers, insurance, title, lease or rent schedule, credit authorization, and reserves proof go in together.

5. Appraisal and review. The appraisal sets value. If it comes in light, appraisal reconsideration with recent comps is a routine step.

6. Payoff and proceeds. The old lien gets paid first. Cash-out is whatever remains after payoff, fees, and any required reserves.

The Business-Purpose Line

DSCR and hard money loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Regulation Z’s exempt-transactions rule covers credit for business purposes. The practical line sits at occupancy. Under the CFPB’s official interpretations of that rule, if you expect to use the property for more than 14 days in the coming year, it is not treated as non-owner-occupied.

That is why house-hacking and vacation-use properties land in a different lane. A rental you plan to stay in does not fit these products.

When It Makes Sense (and When It Doesn’t)

It fits when:

  • Traditional personal-income documentation would understate your real income because of write-offs.
  • You are self-employed or run a larger portfolio.
  • You hold the property in an LLC.
  • The property needs light stabilization before a long-term loan.
  • You have a clear exit.

Skip it when:

  • There is no exit plan. A 6-18 month term runs out whether or not you are ready.
  • Rent would not cover the larger payment after the cash-out.
  • You plan to spend proceeds on personal expenses. The Cornell LII text of the Regulation Z interpretations notes that business-purpose credit refinanced for consumer purposes can become consumer credit. Keep the proceeds business-related.
  • Your credit sits below the program floor.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What About a Vacant or Between-Tenant Rental?

Hard money handles this best. It underwrites value, equity, and the plan, so a vacant property is a smaller problem. DSCR wants a lease or a market rent schedule to compute coverage.

Two other paths exist, both select-lender only. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence. Neither is a default. Both cost you something in leverage or terms.

Short-term rentals follow different documentation, with hosting history in place of a standard lease. A 640+ score and about 12 months of history are expected. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Exit: Getting Out of the Bridge

A hard money cash-out has a maturity date. Three exits exist: sell, pay it off from other funds, or refinance. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path. The refinance step is where seasoning, a signed lease, and coverage on the new payment all matter at once.

The mistake is planning the bridge without testing the exit. If the property cannot reach 1.00 coverage and the leverage needed to repay the bridge, the exit narrows. Run both tests before taking the short-term loan. For more on the lender side of this question, see Lendmire’s piece on whether a hard money lender will do a cash-out refinance.

Costs, Trade-Offs, and Risks

Hard money gives flexibility and costs you leverage and runway. On a refinance, the 65% cap sits below what DSCR allows. The term is short, so you carry maturity risk. Interest-only payments do not reduce principal.

DSCR gives longer, steadier payments. It needs a leased property and rent that covers the larger payment. A cash-out increases the balance, and coverage drops. A stronger DSCR helps pricing and leverage, so sizing the cash-out too greedily can cost you at the next tier.

A larger down payment on a purchase lowers the payment and can lift DSCR. It does not erase credit floors, reserve rules, or property eligibility. The same logic applies to a cash-out: more equity left in helps, but both tests still apply. For the broader framework, the complete DSCR loans guide walks through program structure from start to finish.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning monthly rent divided by the monthly PITIA payment.

PITIA: Principal, interest, taxes, insurance, and HOA dues, which together make up the monthly obligation.

Seasoning: How long you have held title before a lender will count appraised value toward a cash-out.

Cost basis: What you paid for the property plus documented improvements, used by some lenders in place of appraised value early in the hold.

Loan-to-value (LTV): The loan balance divided by the property’s value.

Exit strategy: The plan for repaying a short-term loan, by sale, payoff, or refinance.

Frequently Asked Questions

Does “without income documentation” mean there is no underwriting?

No. The lender reviews the property, appraised value, credit, title, entity papers, insurance, and reserves. Personal income documents are the item that drops out, because qualification runs on the property’s income and equity.

What is the most I can pull out on a hard money cash-out?

Up to 65% of value on cash-out and rate/term refinances. That figure varies by lender, property, and experience, and nothing is a commitment to lend. DSCR cash-out reaches about 75% on a standard rental across most of the network.

Can I do this through an LLC?

Yes, in most cases, subject to lender program eligibility. Expect to provide the operating agreement, EIN letter, and good standing. Complete entity documents leave the lender fewer gaps to chase.

Is a short-term rental treated the same way?

Not quite. Short-term-rental cash-out tops out at 70%, below the 75% standard-rental ceiling. Lenders typically want about 12 months of hosting history and a 640+ score.

What if my rent does not cover the new payment?

Hard money is another route, because it underwrites value and exit rather than rent. Either way, test the exit before taking the loan.
