How Much a Fourplex HELOC Releases With Five Financed Rentals

How Much a Fourplex HELOC Releases With Five Financed Rentals

The Quick Read: A fourplex HELOC releases the difference between 70% of that one building’s appraised value and every lien already on it, capped at $500,000, and the other financed rentals do not shrink that number. They matter only to the borrower-level checks: credit, debt-to-income, property count and total line exposure.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 credit floor and a $500,000 maximum line.
  • The full credit limit counts toward CLTV, not just the drawn balance.
  • Title must sit with an individual or a revocable living trust. An LLC cannot hold it.
  • The other four mortgages enter the debt-to-income test, not this building’s CLTV.
  • When the room is thin, a DSCR cash-out refinance is often the next tool to price.

How Is the Release Calculated on One Fourplex?

The release equals the CLTV ceiling times appraised value, minus all existing liens, then capped at the dollar maximum. Everything is measured against that single building. This is the formula behind every investment line we place across the wholesale network.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Take it in percentages of value. A fourplex appraises at 100%. The ceiling on an investment line is 70% CLTV, so 70% is the most total debt the building can carry. Subtract the first mortgage, and what remains is the room for the line.

First lien as % of value Room under 70% CLTV Read
20% 50% of value Large line, may hit the $500,000 cap
40% 30% of value Solid line
60% 10% of value Thin, may fall under the minimum line
70% or more None No room regardless of raw equity

Two limits cut this off. The line tops out at $500,000 on investment property, so the dollar cap binds on larger or free-and-clear buildings. At the other end, the minimum line is $25,000 in most states, so thin headroom can fail even when the math is positive.

Higher credit does not move the ceiling. Investment lines are a two-tier table. A 720 score and a 700 score both reach 70% CLTV, and 700 is a hard floor with nothing beneath it. Better credit buys eligibility, not leverage.

What Does Owning Five Financed Rentals Actually Change?

It changes the borrower tests, not the building’s math. The fourplex’s CLTV counts only liens on the fourplex. Four other mortgages on four other properties never appear in that ratio.

They show up in three places instead.

1. Debt-to-income. Every mortgage on your credit report counts as a debt. The new line is added at the interest-only payment calculated on the maximum draw, not the balance you plan to take. The maximum DTI is 50%, and it steps down to 45% for credit profiles from 600 to 679. On an investment line the 700 floor already puts you above that tier.

2. Property count. A borrower owning more than 15 financed properties is not eligible. Five is well inside that limit.

3. Exposure caps. A borrower can hold up to three lines. Combined exposure caps between $750,000 and $2,000,000 depending on the wholesale program the file is placed with. A fifth financed property matters here only if other lines already exist.

The fourplex is also at the top of the eligible range. Two to four units qualify. Five or more units are commercial, and mixed-use buildings are not offered.

What Does a Five-Rental Portfolio Look Like in Percentages?

Each property carries its own room, and the lines are not pooled. Picture five personally titled rentals, each at a different lien level.

Property Lien as % of value Room under 70% Usable?
Fourplex 45% 25% of value Yes
Rental B 65% 5% of value Likely below the minimum line
Rental C 30% 40% of value Yes
Rental D 70% None No
Rental E 55% 15% of value Depends on value

The averaging trap is common. The portfolio’s average lien here is about 53% of value, which suggests 17% of room everywhere. That is wrong. Rental D has none, and Rental C has far more. Release is a property-by-property number. Stranded equity is the term for paper value that cannot be borrowed because liens already fill the ceiling.

The portfolio rarely sits in one name either. Only the personally titled or trust-titled properties are candidates, and the borrower-level tests still read the whole credit file.

Which Limit Binds First?

Title and property type bind before any math runs. After that, credit, DTI, CLTV and the dollar cap apply in roughly this order.

Order Limit What it tests
1 Title Individual or revocable living trust only
2 Property type 2-4 units yes; commercial, mixed-use no
3 Credit 700 minimum on investment
4 DTI 50% on the max-draw interest-only payment
5 CLTV 70% of value minus all liens
6 Dollar cap and counts $500,000 line, three lines, 15 properties

A fifth step many investors miss: the full limit is tested, not the draw. A line sized at the maximum counts at the maximum in CLTV and in DTI, even if you plan to draw half. At least 75% of the line is drawn at closing, so a small draw against a large line is not how this product works.

How Does a Fourplex Differ From Other Rentals?

Unit count changes little on the HELOC itself. The line is underwritten on the borrower, not on rent. A fully leased fourplex and one with a vacant unit face the same CLTV test, which is why this product behaves differently from a DSCR loan.

What changes is the collateral file. Four units mean one appraised value, one title and one lien position to clear. Because an investment line caps at $500,000, valuation commonly runs through an automated model with no traditional appraisal, though a borrower may request a full appraisal. A lower valuation shrinks the line dollar for dollar until the cap takes over.

The structure is a five-year interest-only draw followed by a 25-year repayment. Pricing floats and never converts to fixed. NerdWallet’s explainer describes a 10-year draw as typical across the broader market, along with a smaller lender pool and stricter terms on rentals. Investment lines on this network run the five-year draw and 25-year repayment only. Many big banks do not write non-owner-occupied lines at all.

Where Does the General Rule Break?

Several named edge cases push the release below what the formula suggests.

  • High first lien. A first mortgage near 60% of value leaves about 10% of value under the 70% ceiling. Raw equity looks large and the line is still small.
  • Thin headroom. Room below the $25,000 minimum line produces nothing, even when the math is positive.
  • Property already in an LLC. The title has to change, or the investor moves to a DSCR cash-out instead. A property deeded to an LLC cannot take this line as is.
  • DSCR first lien. A second lien behind a DSCR first mortgage is often possible but not automatic. It depends on the first loan’s paperwork and on a line lender willing to sit behind it.
  • Later refinance. A second lien must be paid off or subordinated before a cash-out refinance on that property.
  • Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.
  • Availability. Investment HELOCs are available only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

For the cap itself, Lendmire’s piece How Much a Standing Rental HELOC Releases at the Combined LTV Cap walks through a single-property file in more detail.

When Does a HELOC Stop Being the Right Tool?

It stops when the first lien eats the room, the title is wrong, or the borrower’s DTI is already stretched by the other four mortgages. Then the question becomes which tool fits the property.

Factor Investment HELOC DSCR cash-out refinance
What is reviewed Borrower credit and DTI Property rent against the payment
Title Individual or revocable trust LLC allowed, per program terms
Leverage 70% CLTV on investment property Around 75% LTV on standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Replaced

Typical DSCR cash-out files on standard rentals reach roughly 75% LTV, with about six months of seasoning commonly expected, all subject to lender guidelines. Short-term rental collateral sits lower, at 70% on a cash-out. Select programs are built around a 1.00 coverage floor, and stronger coverage opens better leverage and pricing. DSCR compares rent to the housing payment only. Clearing 1.00 is not positive cash flow, since repairs, vacancy, management and utilities sit outside the calculation.

The trade-off is straightforward. A HELOC keeps a low first mortgage intact. A DSCR cash-out replaces it, so check the first lien for a prepayment penalty before restructuring. DSCR loans are designed for non-owner-occupied investment properties, and as business-purpose investor loans they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers those programs in depth.

How Should an Owner Sequence the Lines?

Open the line before the portfolio gets heavily leveraged. Each new mortgage lifts DTI, and the line is counted at its full draw. A fifth financed property added after the line is already open may not break the line, but one added before it can crowd the test.

Do not plan to fund the next down payment with a line on the same building without checking the result. Borrowed down payments leave little equity in the new asset. Lendmire’s article How Much a Rental HELOC Releases Across a BRRRR Cycle shows how the second lien interacts with a later refinance.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Gather these before applying: title documents showing individual or trust vesting, the current first-mortgage statement, a credit profile at or above the 700 floor, and a debt schedule covering all five financed rentals. Clean documents leave fewer gaps for the reviewer.

Key Terms Defined

CLTV: Combined loan-to-value is the sum of all liens on a property divided by its appraised value.

Financed property: A property with a mortgage against it, which counts toward the 15-property limit and appears in DTI.

Stranded equity: Value that exists on paper but cannot be borrowed because existing liens already fill the ceiling.

Limit versus draw: The limit is the full line amount. Underwriting tests the limit, not the balance.

DSCR: Rent divided by the full monthly housing payment, used on rental loans that qualify primarily on property-level income, subject to lender guidelines.

Frequently Asked Questions

How much will a HELOC release on a fourplex when I own five rentals?

Take 70% of the fourplex’s appraised value, subtract every lien on it, and cap the result at $500,000. The other four rentals do not enter that subtraction. They affect whether you pass the DTI, property-count and exposure tests.

Do my other mortgages reduce the line?

Not on the CLTV math. They reduce it indirectly through DTI, because they are debts on your credit file and the new line counts at its maximum-draw interest-only payment.

Does an LLC block it?

Yes. Title must sit with an individual or a revocable living trust. An LLC, corporation, partnership or land trust cannot hold title, so the owner either moves the deed or looks at a DSCR cash-out refinance, subject to program terms.

What if the line comes out too small?

Check whether headroom falls below the $25,000 minimum, then compare a DSCR cash-out on the same building. That path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces the first mortgage, so weigh any prepayment penalty first.

Is a HELOC applicant given a disclosure booklet?

Yes, HELOC applicants receive a federal consumer brochure, which the Consumer Financial Protection Bureau describes as a required item.
