Hard Money Rehab Dollars Versus DSCR Appraised Value for a BRRRR

Hard Money Rehab Dollars Versus DSCR Appraised Value for a BRRRR

The Quick Read: A hard money loan sizes on project cost, rehab budget and projected value, but the DSCR refinance that pays it off sizes on the lender’s appraisal and supported rent once the seasoning clock has run, so you recover just the rehab dollars the appraiser’s comparable sales recognize. Dollars you spend that the appraisal ignores stay in the deal.

  • Hard money funds the rehab in draws, and leverage is measured against project cost, capped by after-repair value.
  • A DSCR loan funds no rehab. It refinances a finished, rent-ready property.
  • Your own ARV estimate never sizes the DSCR loan. The new appraiser’s closed comps do.
  • Seasoning, appraisal, rent coverage and leverage cap are four separate gates. Clearing one clears none of the others.
  • Everything below is subject to lender guidelines, varies by lender, property, and experience. This is not a commitment to lend.

The Honest Answer: Who Each One Is For

Hard money is for the build phase. You need purchase money and rehab money for a property a long-term lender won’t touch yet, and you need it sized on the project. A DSCR loan is for the hold phase. The property is finished, rented or rentable, and the lender wants to know whether the rent covers the payment.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. They aren’t rivals so much as two halves of one trade. The mistake is treating the first as proof of the second. Money spent under a hard money draw schedule is a cost. Value is what an appraiser concludes. In a BRRRR (buy, rehab, rent, refinance, repeat), the refinance is where those two numbers meet. AdviceOnly’s BRRRR glossary notes the strategy isn’t defined by regulation and breaks at two points: the appraisal must support the new loan, and seasoning rules decide when the refinance is possible.

Side-by-Side

This table reflects published industry norms plus the parameters Lendmire’s wholesale network works with. Both loan types are placed through that network. Details vary by lender, property, and experience.

Factor Hard Money Rehab Loan DSCR Refinance
What it sizes on Project cost, capped by after-repair value Lender’s appraised value and appraiser’s rent
Purpose Buy and rehab Long-term hold, pays off the bridge
Rehab funding Draws against completed work None. Rehab must be finished
Documentation Scope, budget, exit plan Rent evidence, reserves, credit, entity papers
Personal income docs Asset-based review Qualifies primarily on property-level rental income
Property types Non-owner-occupied, 1-4 units Rentals; manufactured, log and barndominium not offered
Entity vesting Commonly an LLC Individual or LLC, subject to program terms
Structure Short, interest-only bridge Long-term, 30-year fixed spine
Reserves Vary by lender and experience About 6 months PITIA, about 9 above $1,500,000

PITIA means principal, interest, taxes, insurance and any association dues. It is the payment the rent has to cover.

Key Terms Defined

ARV (after-repair value): your estimate of what the property is worth once the rehab is done.

Appraised value: the lender’s own appraiser’s opinion of value, based on closed comparable sales. This is the number that counts.

Loan-to-cost: the loan as a percentage of what the project costs (purchase plus rehab). Hard money leverage is measured this way.

LTV (loan-to-value): the loan as a percentage of appraised value. The DSCR loan is measured this way.

Seasoning: the waiting period between acquiring a property and refinancing it. On a DSCR cash-out, it runs about 6 months from title recording.

DSCR (debt service coverage ratio): the property’s qualifying monthly rent divided by its PITIA. Wikipedia’s entry on the debt service coverage ratio gives the general definition: above 1.0 means income covers debt service.

When Hard Money Is the Better Fit

Hard money fits when the property can’t qualify for long-term financing yet. A hard money lender looks at the property, the budget, the scope and the exit. The deal can fail there if the budget looks unrealistic or the house is too far gone.

Leverage is where it pulls ahead. Across the program we place, fix-and-flip loans typically run up to 93% of project cost for borrowers with 5 or more completed projects, 90% of project cost at 2 or more, and 85% of project cost with fewer. Every tier is capped at 75% of after-repair value. Up to 100% of the rehab budget funds in draws against completed work. That’s a rehab-budget figure, not a purchase LTV.

Terms typically run 6 to 18 months, interest-only, with no prepayment penalty. Credit starts around 620, with added conditions below 660, so a first-time investor can qualify at the lower leverage tiers. All of it varies by lender, property, and experience.

Pick hard money when:

  • The property needs work before any rental lender will look at it.
  • You need the rehab funded in stages instead of out of pocket.
  • You have a clear scope, a realistic budget and a plan for the exit.

There’s a catch. A hard money loan sized at its maximum leaves a big payoff to clear later. That payoff doesn’t sit still, either. Interest accrues, extensions and exit fees can stack up, and every month of waiting moves your break-even.

When DSCR Is the Better Fit

The DSCR loan fits when the work is done and the property is rentable. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. No pay stubs or traditional personal-income documentation drive the file. The documents are identity and credit, a lease or rent schedule, reserve statements and, if you vest in an LLC, entity papers (subject to lender program eligibility).

The DSCR loan’s cash-out refinance tops out at 75% LTV on an investment property, and about 6 months of seasoning is the usual expectation, measured from title recording. The DSCR loan’s rate-and-term refinance, where no cash comes back, runs up to 85% LTV. The DSCR loan starts at a 1.00 coverage floor on select programs. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Credit tiers run 620, 660, 680 and 700, and the DSCR loan’s reserves run about 6 months of PITIA, about 9 months above $1,500,000. Standard programs go up to $3,000,000. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

The lender orders its own appraisal, which does two jobs: it sets value and it sets the rent figure. The forms are the 1007 for one unit and the 1025 for 2-4 units. Where a lease and the appraiser’s rent both exist, programs typically use the lower of the two. An above-market lease won’t raise the number. On a vacant property, the appraiser’s opinion is the only rent number.

A lender’s required length of ownership is the part to check first. Before the seasoning clock runs, many lenders size a DSCR refinance on cost basis (price plus documented rehab) instead of appraisal. After it, they size on appraised value. Whether an early exit exists at all is lender-specific. A DSCR loan that clears 1.00 on a finished rental also gives you room to run: the term is long, so the pressure of a bridge maturity is gone. That’s the real appeal.

If you want the full picture of how these loans work, start with the complete DSCR loans guide.

The Break-Even Appraisal

Here’s the math that decides whether the exit works. The break-even appraisal is the lowest appraised value at which the DSCR loan pays off the bridge and the exit costs:

Break-even appraisal = (bridge payoff + exit costs) ÷ LTV cap

Run it with modeled index numbers, not real dollars. Say ARV is 100, the payoff is 60 and exit costs are 3. At a 75% cap, the break-even is (60 + 3) ÷ 0.75 = 84. Any appraisal below 84 leaves you writing a check at closing.

Appraisal (index) Max loan at 75% Cash after payoff and costs
100 75 +12
90 67.5 +4.5
84 63 0
80 60 −3

Look at what happened. The appraisal fell 10%, and cash back fell by nearly two-thirds. Faro Labs’ BRRRR calculator page makes the same point: at a 75% cap, every dollar the appraisal misses traps 75 cents of cash. That’s why cash back falls faster than value.

Now stack the two caps. If you size the bridge near its 75% of ARV ceiling, the DSCR takeout at 75% LTV only pays it off when the appraisal hits your ARV exactly, with nothing left for closing costs. Size the bridge with the exit in mind. A hard money loan at 93% of project cost may be a smaller percentage of value than it looks, but it’s still a payoff your appraisal has to clear. What Does an Appraiser Credit for a Rehab Dollar?

Less than you’d like, often. A rehab improvement may support a higher appraised value, depending on comps and underwriter review. The appraiser looks at closed sales nearby, and may limit adjustments if those sales don’t justify a value jump. Over-improvement usually adds cost, not value.

Think of it this way. Roof, systems, kitchens and baths that match the neighborhood tend to line up with what comps show. Luxury finishes in a workforce-rental block tend not to. The honest answer is that contributory value is comp-driven, and no national percentage describes it.

Overruns are the harsh part. Every dollar over budget that the appraisal doesn’t recognize stays in the deal as your cost. Stress-test with a conservative ARV, a rehab budget well over plan and extra holding months.

When Value Clears but Rent Fails

Sometimes the appraisal hits and the coverage doesn’t. The DSCR test divides the appraiser’s rent used for lender review by the full PITIA, and the payment grows with a larger cash-out loan. A refinance that passes on value can still be capped by rent. If coverage lands below 1.00, select lenders in the network offer a sub-1.00 path, with leverage and terms adjusted.

And here’s the trap: clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management and utilities sit outside the calculation. DealForge’s BRRRR analysis makes the same point about thin post-refinance cash flow. A deal can return every invested dollar and still run negative monthly once those costs are counted.

A larger down payment on a purchase can lift coverage, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

If the Appraisal Comes In Low

You have options. Match them to the size of the gap:

Gap Typical options
Small Reconsideration with recent in-neighborhood sales
Moderate Bring cash, or take a smaller loan
Larger Wait and reappraise, or extend the bridge
No gap (no cash needed back) Payoff-only refinance, with no cash returned

A payoff-only refinance is generally treated more lightly than a cash-out, since no cash comes back. Confirm the seasoning rule on the specific program. Many investors then wait, because a stronger-comps appraisal later beats a forced refinance now.

Where the General Rules Break

Delayed financing is no shortcut. The conventional-world exception in the Fannie Mae Selling Guide requires a purchase with no mortgage financing. A hard money lien on the property generally disqualifies that route, and it only reimburses documented cost anyway. It doesn’t unlock post-rehab value. DSCR programs set their own rules.

Short-term rentals. The 1007 form is built for monthly long-term rent, so lenders decide separately whether and how to count short-term income. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Bridge maturity. The bridge has to outlast rehab, lease-up, seasoning, appraisal and underwriting. Misjudge it and you’re paying extension fees.

Unfinished rehab. The rehab must be done and documented before the takeout. Draw history, invoices, permits, photos and the lease are the file.

Back-Solve Before You Buy

Do the math before the offer. Start with a conservative ARV from sold comps, not asking prices. Apply the 75% cap. Subtract expected payoff and exit costs. What’s left is your maximum all-in cost. The 70% rule is a purchase screen built for flippers who sell, and it doesn’t prove a BRRRR exit survives an appraisal and a coverage test.

If you’re sizing the exit, Lendmire’s hard money exit refinance page lays out that path. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The Verdict

Choose hard money when the property needs work and you need the rehab funded. Choose the DSCR loan when the work is finished and the rent carries the payment. Most BRRRR investors use both, in that order.

The real decision is sizing the first loan so the second one can pay it off. Leave margin between your payoff and the break-even appraisal. A deal that only works at your best-case ARV is a hope, not a plan.

Frequently Asked Questions

Does every rehab dollar add a dollar of value?

No. The appraiser’s comparable sales decide what the work contributed. Spend that the comps don’t support stays in the deal as your cost.

Does the DSCR lender use my ARV?

No. Your ARV is a planning number. The DSCR loan sizes on the lender’s own appraisal, and the rent comes from the appraiser or the lease, whichever is lower.

Can I refinance right after the rehab?

It depends on the program. On a cash-out, about 6 months of seasoning from title recording is the common expectation. Before the clock runs, many lenders size on cost basis instead of appraisal.

Is a payoff-only refinance different from a cash-out?

Yes. A payoff-only refinance returns no cash and is generally treated more lightly. A DSCR cash-out refinance tops out at 75% LTV on an investment property.

Can a rehab overrun erase my cash-out?

Yes. Overruns the appraisal doesn’t recognize raise your payoff and your cost without raising the loan. Run the break-even with the overrun included.

If you are buying, rehabbing or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals.
