How to Pay Off Hard Money on a BRRRR With a DSCR Takeout

How to Pay Off Hard Money on a BRRRR With a DSCR Takeout

The Quick Read: A DSCR takeout pays off your hard money loan by closing a new long-term rental loan, with title using the proceeds to retire the bridge note, and it works only when the property clears four separate tests: ownership time, appraised value, rent coverage, and program leverage caps. There is no special conversion product. It is an ordinary refinance, and every figure below varies by lender, property, and experience, subject to lender guidelines.

  • The lender’s own appraisal sets the value. Your after-repair value (ARV) estimate does not.
  • On a DSCR cash-out refinance, the ceiling is 75% loan-to-value (LTV). On a DSCR rate-and-term refinance with no cash back, it is up to 85%.
  • The DSCR loan generally wants about 6 months of ownership measured from title recording before it will cash you out.
  • The loan size is the lower of the value limit and the rent limit.

Key Terms Defined

BRRRR stands for buy, rehab, rent, refinance, repeat. The refinance step is the exit from the short-term loan.

Hard money is a short-term, interest-only, asset-based bridge loan used to buy and rehab a property. Under the program Lendmire arranges, terms run 6 to 18 months with no prepayment penalty, varying by lender, property, and experience.

Takeout is the long-term loan that pays the bridge off.

DSCR (debt service coverage ratio) is monthly rent divided by the full monthly payment. That payment is PITIA: principal, interest, taxes, insurance, and any HOA dues. Arrived’s explainer on debt service coverage covers the general concept, and lenders use it to size a loan. Most DSCR programs run rent against PITIA rather than net operating income.

Payoff-only (rate-and-term) means the new loan covers the bridge payoff and closing costs and nothing more. It becomes cash-out the moment proceeds exceed that.

Seasoning is how long you must own the property before a lender will lend on appraised value instead of your cost.

ARV is your estimate of the finished value. Break-even appraisal is the lowest appraised value that lets the new loan retire the bridge.

How the Takeout Works, Start to Finish

The new DSCR lender orders its own appraisal and rent opinion, underwrites the file, and sends funds to the title company. Title pays the bridge lender, the lien is released, and any leftover goes to you. The mechanics are plain. The hard part is making the numbers clear.

Here is where the takeout sits in the BRRRR flow:

Stage What happens Takeout tie-in
Buy Bridge loan funds the purchase Clock starts at title recording
Rehab Draws fund completed work Keep invoices and draw history
Rent Tenant signs a lease Rent evidence for the lender
Refinance DSCR loan closes Title pays off the bridge
Repeat Leftover cash funds the next deal Only if the loan exceeds payoff plus costs

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Lendmire is a broker that arranges these loans through select lenders in its wholesale network, across 41 markets, including Washington, D.C. For the full picture, see the complete DSCR loans guide.

What Are the Four Gates?

Each gate has to clear on its own. A strong rent number cannot rescue a weak appraisal, and a big down payment cannot shorten the ownership clock.

Gate What the lender checks What you bring
Exit type Payoff-only or cash-out A clear goal for the refinance
Ownership clock Time since title recording Recorded deed and closing statement
Value The lender’s own appraisal Rehab invoices and comps
Rent coverage Lower of lease rent or market rent vs. PITIA Signed lease, rent history

The clock runs from the recorded deed. Rehab completion, lease start, and appraisal arrival do not start it. Inside the window, a DSCR lender that will look at the file at all usually sizes the loan on purchase price plus documented rehab, not on the new value.

The rent test uses the lower of the in-place lease rent or the appraiser’s market rent. The appraiser’s rent schedule is Form 1007 for one-unit properties. Per Blueprint’s overview of Form 1007, the appraiser must find at least three similar rental comparables. Two-to-four-unit properties use Form 1025 instead. Your projected rent is not the number used.

Payoff-Only or Cash-Out?

Pick the exit type before you pick a lender, because the label sets the leverage cap and the seasoning rule.

Your situation Likely fit
Bridge is maturing, clock not met Wait, or ask a select lender about a payoff-only file
Appraisal looks thin Payoff-only, which needs a lower value to clear
Clock met, value strong Cash-out
Need capital for the next deal Cash-out, or payoff-only now and cash-out later

On a DSCR cash-out refinance, the ceiling is 75% LTV, with about 6 months of seasoning as the common expectation. On a DSCR rate-and-term refinance, leverage reaches up to 85% LTV, with no cash back at closing. A hybrid path is also common: retire the bridge with a payoff-only loan to stop the carry, then take cash out later. The lender wants the second step to fit the program rules, so ask about it up front. Investors who want a program overview can read about the hard money exit refinance path. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Get the Payoff Statement Right

Request a written payoff statement early. It should show principal, accrued interest, extension and exit fees, and a valid-through date. Every month you wait adds interest and possibly an extension fee, so the number grows. Time your closing inside the valid-through date, or the figure changes and the math with it.

Also read the bridge note for its maturity date, extension terms, and exit provisions. The program Lendmire arranges carries no prepayment penalty, but other notes may. Real Estate Bees, a practitioner site, describes typical hard money terms as 12 or 18 months. That window has to fit the rehab, the lease-up, the ownership clock, the appraisal, and underwriting.

Run the Numbers

Two formulas drive the decision. These are modeled index units, not market data.

  • Break-even appraisal = (payoff + exit costs) ÷ LTV cap.
  • Cash back = new loan − payoff − closing costs.

Say the payoff is 60 and costs are 3. On a DSCR cash-out refinance at the 75% ceiling, break-even is 63 ÷ 0.75 = 84. On a DSCR rate-and-term refinance at up to 85%, break-even drops to about 74, but you get no cash back.

Now the hard case. Fix-and-flip bridge leverage typically runs 85% to 93% of project cost depending on completed projects, capped at 75% of after-repair value. Suppose your bridge was sized at 75 against an ARV of 100, with 3 in costs. Break-even is 78 ÷ 0.75 = 104. The appraisal must come in four points above your own ARV just to retire the loan.

Here is how value slips against a payoff of 60 and costs of 3 on a DSCR cash-out refinance at 75% LTV. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Appraised value New loan Cash back
100 75 12
90 67.5 4.5
84 63 0
80 60 −3 (bring cash)

Cash back drops faster than value does. A 10% value miss erased more than half the cash in this model. Sizing guardrail: many investors cap total purchase plus repairs near 70% of ARV. That is an investor rule, not a lending rule.

Build the Timeline Backward From Maturity

Start with the bridge maturity date and work back. Each phase must be true before the next one starts.

1. Rehab done: invoices and draw history are organized.

2. Lease signed: rent evidence exists for the appraiser’s rent schedule.

3. Clock check: the title recording date meets the lender’s seasoning expectation.

4. Appraisal and underwriting: reserves are verified, and the payoff statement is current.

5. Extension decision point: if steps 1 through 4 will not fit, decide on an extension before the maturity date arrives, not after.

A common tactic is to choose a bridge long enough to leave breathing room for the refinance. Rushing a tenant in just to hit the clock is a bigger risk. It can lead you to skip tenant due diligence.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What If the Appraisal Comes in Short?

You have several paths, roughly in the order most investors try them. Selling is the last resort and sits outside the table.

Option Trade-off
Bring cash to closing Protects the deal, ties up capital
Take a smaller loan, pay down or extend the bridge Adds carry cost
Go payoff-only Lower break-even, no cash back
Wait and reappraise More bridge interest
Challenge value with comps and rehab records Not always successful

If none of these fit, selling the property is the remaining path. Cash-out files tied to a low value rarely recover through a simple rebuttal, so know your fallback before you order.

A value that clears can still fail if the appraiser’s market rent does not cover the payment. A lower loan request reduces the payment and can lift coverage. Coverage below 1.00 is a separate path: it is available through select lenders in the network, with leverage and terms adjusted and less cash back expected. By contrast, 1.00 is where many select programs start.

The Two Exit Charges

Two different charges hit at two different times. The bridge’s exit fee, if it has one, appears on the payoff statement. The DSCR loan may then carry its own early-payoff terms, and the clock on those starts at the new closing. If you recycle capital by refinancing and selling again soon, ask about the DSCR loan’s prepayment terms before you commit. Also remember the BRRRR cost of two closings: new fees each time you close.

Document Checklist

  • Bridge note: the hard money note, draw history, and payoff statement.
  • Rehab proof: invoices and permits where applicable.
  • Property and lease: the signed lease and insurance.
  • Entity and title: vesting documents and reserve verification. LLC-titled borrowers may qualify subject to lender program eligibility.

The reserve expectation commonly runs around 6 months of PITIA, stepping up to about 9 months above $1,500,000. The DSCR loan generally wants a credit score of about 660 or higher, with a 620 floor in parts of the network, and 700-plus opens the strongest leverage tiers. Loan sizes go up to $3,000,000 on standard programs. A DSCR loan skips personal income documentation, since it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The paperwork above is still required.

Where the Rule Breaks

  • Short-term rentals. Form 1007 was built for long-term monthly rent and cannot properly support a short-term rental analysis. On short-term rental collateral, a DSCR cash-out caps at 70%, while standard rentals reach 75%. Expect about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected income.
  • Inside the seasoning window. Your options are payoff-only, a cost-basis cash-out, or waiting. Some select lenders will look at files inside the window and others will not, so ask early.
  • Delayed financing. This is an agency concept for all-cash buyers. A purchase funded by a bridge loan secured by the same property usually does not qualify.
  • Moving the property into an LLC mid-rehab. Whether this resets the clock depends on the lender, so ask before you transfer title.
  • Ineligible properties. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
  • Maxed-out bridge. If payoff plus costs exceed the new loan, you bring cash to closing.

Common Mistakes

  • Using your ARV as the target instead of the appraiser’s closed comps.
  • Sizing the bridge so aggressively that nothing is left after payoff.
  • Ignoring how the payoff grows each month.
  • Assuming a 1.00 coverage ratio means the property cash flows. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
  • Skipping the lender conversation until the bridge is nearly due.

Who Shouldn’t Use This Exit

If the property is not rented or cannot reach a stable lease, the rent test fails. Wait, or sell. If your bridge payoff already sits near 75% of ARV, the appraisal has almost no room, so plan a cash cushion. If you need cash back before the ownership clock is met, a payoff-only loan is the realistic alternative. If you want to see how a DSCR cash-out fits the BRRRR plan, read Lendmire’s piece Can a BRRRR Investor Pay Off Hard Money With a DSCR Cash-Out?.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I refinance hard money into a DSCR loan?

Yes, when the property is finished and rented, the ownership clock is met, and the appraisal supports the payoff plus costs. The DSCR loan’s proceeds pay off the bridge through title. Eligibility is subject to lender guidelines and credit approval.

Can I refinance right after the rehab?

It depends on the lender. A cash-out DSCR loan typically wants about 6 months from title recording. Inside that window, some select lenders will size on cost or do a payoff-only loan, and others will not.

Does delayed financing work with hard money?

Usually no. Delayed financing is built for all-cash purchases, and a bridge loan secured by the subject property typically disqualifies it.

What if the appraisal is low?

Bring cash, take a smaller loan, go payoff-only, wait and reappraise, or challenge the value with comps. If none of those fit, selling is the remaining path.

Does a 1.00 DSCR mean I will have positive cash flow?

No. The ratio compares rent to the payment only, and operating costs sit outside it.
