Is a Rental HELOC Smart for a Landlord With a Low First Mortgage?

Is a Rental HELOC Smart for a Landlord With a Low First Mortgage?

The Quick Read: Usually yes, if a lender in your state offers the product and your title and cash need fit it, because a home equity line typically adds a second lien and leaves the cheap first mortgage untouched, while a cash-out refinance reprices the entire balance.

  • A line prices only the new money you borrow; a refinance resets the whole loan.
  • The first mortgage’s balance sets your room under the combined-loan-to-value cap, not its interest rate.
  • A line is underwritten mostly on you (credit, debt-to-income, equity), not on the rent.
  • On an investment property, the network’s ceiling is 70% combined leverage, with lines up to $500,000.
  • The product is narrow: LLC-held rentals generally cannot use it.

Why a Low First Mortgage Changes the Math

A low-rate first mortgage is an asset. Giving it up to pull cash out means the higher cost lands on every dollar of the new, larger loan, not just the cash you take.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That lock-in is widespread. Redfin’s analysis of FHFA data found 52.5% of mortgages carried a rate below 4% in Q2 2025, down from 65.1% in 2022. Millions of owners are still sitting on cheap debt, which is why “add a line, keep the first” is such a common question.

Here is the misconception that trips up many landlords. The first mortgage’s rate does not decide how much you can borrow. Its balance does. Lenders take the appraised or estimated value, apply a combined-loan-to-value cap, subtract what you still owe on the first, and what remains is the potential line. A small balance means more room. A cheap rate means a cheaper reason to keep it.

How a Rental HELOC Works

A home equity line of credit is a revolving second lien. You draw as needed, pay interest only during a draw period, then repay principal over a longer period. The HELOC booklet from the federal consumer bureau lays out the sizing arithmetic: appraised value times the lender’s percentage, minus the mortgage balance, equals the potential line. That booklet also notes the advertised APR reflects the periodic rate only and leaves out points and fees.

Across Lendmire’s wholesale network, the investment-property version looks like this:

  • Leverage: 70% combined loan-to-value ceiling on an investment property, subject to lender guidelines.
  • Line size: up to $500,000 on an investment property. There is no investment tier above that.
  • Credit: a 700 minimum on an investment line. A 720 score reaches the same 70% ceiling, so credit above 700 buys eligibility, not extra leverage.
  • Structure: a standalone line in first or second lien position, with a 5-year interest-only draw and a 25-year repayment period. At least 75% of the line is drawn at closing.
  • Pricing: it floats through both the draw and repayment periods and never converts to fixed. The consumer bureau’s HELOC overview says the same about most lines: payments change as the rate moves.
  • Valuation: because an investment line caps at $500,000, it normally runs on an automated valuation, often without a traditional appraisal.
  • Property: single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties are not offered.

Availability matters too. These lines are offered only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint. Every figure is subject to lender guidelines and a full file review.

Underwritten on You, Not the Rent

A rental line reads your personal file: credit, debt-to-income, and the equity in the property. Debt-to-income tops out at 50%, drops to 45% for scores from 600 to 679, and is calculated on the interest-only payment at the maximum draw.

That is the opposite of a DSCR loan. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For a landlord whose traditional personal-income documentation looks thin because of depreciation and deductions, that difference can decide which product works. It also means the line can add to your personal debt load and shape later qualification.

Add or Replace? The Side-by-Side

Factor Keep the first, add a line Replace with a DSCR cash-out
What reprices Only the new draw The whole balance
Underwriting basis Personal credit and DTI Rent against the payment
Title Individual or revocable trust LLC possible, subject to lender program eligibility
Payment behavior Floats, steps up at repayment Structured term, often fixed
Size Up to $500,000 on investment Up to $3,000,000 on standard programs
Leverage cap 70% CLTV on investment Around 75% on cash-out

Lendmire’s piece How Much a Rental HELOC Saves Over Replacing a Low First Mortgage walks through the replacement side in more depth.

A Sizing Walkthrough

Picture a rental valued at $400,000 with a first mortgage balance equal to 30% of that value. The network’s 70% ceiling leaves 40% of value as the potential line. Now picture the same property with a balance at 55% of value. Room drops to 15% of value. Same property, same first mortgage, very different capacity.

The takeaway: a low balance creates the room, and the room gets smaller fast as the balance climbs. A landlord who has paid the first down aggressively has the most to gain from the line.

Where the Answer Flips

The line is not always the better tool. Consider the situations where it loses.

Title sits in an LLC. Individual borrowers and revocable living trusts can hold title. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot. A property already deeded to an entity needs a vesting change or a DSCR cash-out instead. Many banks outside this network also restrict these lines to personal title, and some only lend on a primary home.

The cash need is large. A $500,000 investment cap and 70% ceiling can run out. A DSCR cash-out reaches higher loan sizes and leverage around 75% on a standard rental.

Personal income looks thin. If depreciation and deductions shrink taxable income, a product built on rent coverage may fit better. 1.00 is where select DSCR programs start; a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, since repairs, vacancy, management and capex sit outside the calculation.

You own a lot of financed properties. A borrower with more than 15 financed properties is not eligible, and exposure across lines is capped.

The payment risk is too much. Interest-only draws feel cheap. The payment steps up when repayment starts, and it floats the whole way. Stress the payment against higher pricing before drawing, especially on a rental that barely covers itself.

Honestly, the break-even is a toss-up on mid-sized needs. When the cash need is small relative to the first mortgage, keeping the first usually wins. When the need is large and the first mortgage is small, replacing it loses little.

Collateral Choice: Primary Home or the Rental?

Some investors skip the rental as collateral altogether. A line on a primary home can fund a purchase or repairs, and investors often open it before converting a former primary into a rental. The BiggerPockets Rookie episode describes that sequencing.

The rules differ by occupancy. On primary residences and second homes, the network’s ceiling reaches 90% combined, but only at a 720-or-better credit profile. A primary line above $500,000 requires 700 or better (720 on the longer-runway structure), caps at 75% combined leverage, and needs a full appraisal. Check the line’s terms before renting out the home it secures, since a line’s terms may prohibit renting the property out.

What the Network Sees on These Files

The files that stall are rarely about equity. They stall on title (an LLC nobody mentioned), on a score a few points under 700, or on a combined-leverage number that quietly exceeded 70% once the first mortgage balance was confirmed. Pull the payoff statement and confirm the vesting before anything else. Running the combined number early usually saves a wasted application.

The strongest files clear two tests: enough equity and enough personal-income capacity. A larger equity cushion never erases a credit floor or a title restriction.

If the Line Isn’t Available

Then the options narrow to three. Keep the first and use other capital. Move to a DSCR cash-out and accept the repricing of the whole balance. Or do nothing. Not borrowing is a legitimate answer when the next deal’s coverage is thin or the cost of replacing a cheap first mortgage outweighs the return.

The complete DSCR loans guide covers the replacement path.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

Combined loan-to-value (CLTV): all liens on the property added together, divided by its value.

Draw period: the stretch when you borrow as needed and pay interest only.

Repayment period: the later stretch when principal amortizes and the payment rises.

Lien position: whether the lender sits first or second in line for repayment.

DSCR: monthly rent divided by the full monthly payment (principal, interest, taxes, insurance and any dues).

Frequently Asked Questions

Will a HELOC make me lose my low first mortgage?

No. A line sits beside the first lien and leaves its terms alone. Some lenders insist on first position for investment property, which defeats the purpose, so confirm lien position before you apply.

Does the rate on my first mortgage change how much I can borrow?

No. The balance does the work. Value times the combined cap, minus what you owe, sets the room. A cheap rate affects what keeping the loan is worth, not the line size.

Can an LLC-owned rental get a HELOC?

Not on this network. Title must sit with an individual or a revocable living trust. An entity-owned rental generally points toward a DSCR cash-out instead, subject to lender program eligibility.

What is the most I can borrow against a rental?

On an investment property the network ceiling is 70% combined leverage with a $500,000 maximum line, and a 700 minimum score. Individual files depend on lender guidelines and full review.

Is HELOC interest on a rental deductible?

It can depend on how you use the money and how the property is held. A qualified tax professional can confirm your situation.
