The Quick Read: Yes, you can ask, because owning five or more rentals never takes away your ability to request a second look. But the request goes through the lender, the lender decides whether to act, and on most investment lines no appraiser exists to appeal to, because an automated valuation set the number. Your real first move is to find out how the value was produced.
- The formal challenge is called a reconsideration of value. It is a request the lender may or may not pass along.
- On investment lines at or below $500,000, the value is ordinarily a computer model. There the remedy is usually to ask for a full appraisal.
- The investment line ceiling in Lendmire’s network is 70% combined loan-to-value (CLTV), so every lost point of value comes straight out of your line.
- Documented errors can win. Opinions and online estimates rarely do.
- Owners with several rentals have other levers, including a DSCR cash-out refinance.
Who Counts as a Five-Plus Owner?
The phrase hides two different situations. One is owning five or more rentals. The other is owning a building with five or more units. They lead to very different answers.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
If you own five or more separate rentals, you are a portfolio owner, and the HELOC rules still apply to the one property that would carry the line. Across Lendmire’s wholesale network, an investment line is available on single-family homes, condos, townhomes, and 2-4 unit properties. A borrower can hold up to three lines. A borrower with more than 15 financed properties is not eligible.
If the building itself has five or more units, it counts as commercial. Commercial, mixed-use, and agricultural property are not offered on these lines. In that case there is no appraisal to challenge, because the product is not available for that collateral. A DSCR loan is the more natural fit for that property type.
Availability also matters. HELOC placement is limited to a smaller set of states than Lendmire’s DSCR footprint, so confirm your state before building a plan around one.
First, Find Out What Produced the Number
Everything depends on who or what set the value. Investment lines cap at $500,000, and full appraisals ordinarily begin only above that size. So an investment HELOC commonly closes with no traditional appraisal. You can still request a full appraisal in any case.
| Valuation type | Is there an appraiser? | Your usual remedy |
|---|---|---|
| Automated model | No | Order a full appraisal |
| Full appraisal | Yes | Request reconsideration |
| Secondary valuation | Sometimes | Ask what it was and why |
A model cannot be asked to reconsider. It has no opinion to revise. If the number came from software, the practical path is to pay for a full appraisal, so a person can account for upgrades, unit configuration, and condition. A higher combined leverage request may also trigger a secondary valuation. Ask the lender plainly which method was used, and ask for a copy of whatever report exists.
How a Low Value Shrinks Your Line
An investment line is sized off value, and the first mortgage does not shrink when the value does. That means the loss lands entirely on the equity you hoped to draw.
Run a modeled example, using assumptions rather than market data. Say your first mortgage equals 45% of the value you expected, and the 70% CLTV ceiling applies. Room for a line is 25% of expected value. Now the valuation lands 10% low. Seventy percent of the lower value is 63% of the expected value. Subtract the 45% first mortgage, and room falls to 18%. A 10% miss cuts line capacity by roughly 28%.
That is why a small miss hurts a leveraged owner more than it seems it should. Credit above 700 does not rescue you either. On an investment line, 720 and 700 both reach the same 70% CLTV, so a better score buys eligibility rather than extra leverage. A 700 score is a hard floor with no tier beneath it.
Audit the Report Like a Rental Owner
Disputes succeed when they correct facts. So begin by reading the report line by line.
- Unit count and configuration. A duplex described as a single-family home, or a legal three-unit listed as two, changes the comps entirely.
- Property facts. Check bedroom and bathroom counts, square footage, and lot size.
- Missed improvements. Look for renovated kitchens, new roofs, added units, or finished space the report never mentions.
- Condition flags. A deferred-maintenance note that no longer applies can drag a value down.
- Comparable sales. Check whether the comps are owner-occupied homes when your property is a rental, or sit in a weaker pocket than yours.
Opinion is a different matter. “The neighborhood is better than that” or a consumer estimate from a listing site is not evidence. A documented error or omission can carry weight. A difference of opinion usually does not.
Build the Packet and Submit It Through the Lender
Think of the packet as something a skeptical reviewer can verify in five minutes. Include these items:
1. A short list of corrected facts, each tied to a document.
2. Receipts, permits, or invoices for improvements.
3. Three to five closed sales of similar properties, with addresses, prices, and sale dates. Closed sales beat asking prices.
4. A one-page cover note that is specific, factual, and polite.
Submit it to the lender, not the appraiser. NerdWallet explains that the appraiser works for the lender, so your feedback goes through the lender, which decides whether to forward it. The ABA Banking Journal describes the same structure: the institution is the intermediary, even when the borrower raised the issue.
Do not contact the appraiser directly, and never pressure one. Pressure can sink the request and the file.
What Are the Odds, and What Is Actually Required?
The odds are modest, and no rule hands you a higher number. Federal interagency guidance on reconsiderations of value describes the process as a lender request asking the appraiser to reassess a report based on possible deficiencies or other information. The agencies state that this guidance does not have the force of law. It also covers transactions secured by a single 1-4 family residence. A rental HELOC on a small property may sit near its scope, but a business-purpose loan may not, so each lender sets its own policy. The CFPB announcement notes that five agencies issued it together.
On success rates, the only data point available is anecdotal. A mortgage executive interviewed by CBS News reported seeing roughly 20% to 25% of reconsideration requests adjusted upward. That is one person’s experience, not a data set. Treat the odds as real but not high.
Cost is the other side of that coin. Submitting evidence is usually cheap. Paying for a second appraisal or starting a new application is where real money goes. Across the network, the strongest requests are the ones with a clean, documented error.
Appeal, Reorder, or Pivot?
Once you know what produced the number, the decision is mostly about evidence and how much you need the money.
| Your situation | Likely best move |
|---|---|
| Model set value, no known errors | Order a full appraisal |
| Appraiser missed documented facts | Request reconsideration |
| Miss is opinion, not error | Resize the request or wait |
| Property sits in an LLC | Look at a DSCR cash-out |
| More than 15 financed properties | DSCR cash-out |
If the reconsideration fails, NerdWallet lists a second appraisal or a different lender as the usual fallbacks. Lendmire’s piece Can You Challenge a Low Appraisal on a Rental HELOC? covers the evidence side in more depth, and its guide How to Move Forward on a Rental HELOC After a Low Appraisal walks through resizing, waiting, and switching products.
Where Portfolio Owners Have More Options
Single-property owners have one lever. You have several.
You can move the line to a different rental with cleaner facts or a stronger valuation. You can wait while equity builds. Or you can leave the HELOC behind. An investment line requires title in your personal name or a revocable living trust. LLCs, corporations, and partnerships cannot hold title, and a property already deeded to an LLC would need a vesting change first.
A DSCR cash-out refinance sidesteps that structure. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV across most of the network on standard rentals, and about six months of ownership is the common seasoning expectation. A DSCR cash-out generally closes in an LLC, subject to program terms. It also almost always uses a full appraisal, which sets value and market rent. Those use the 1007 rent schedule and 1025 small-income forms. Many files in our network start at 1.00 coverage on select programs, and stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Be honest about what coverage means. Clearing 1.00 compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any dues. It does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside that math.
For a full picture of how these structures compare, see Lendmire’s complete DSCR loans guide. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
One planning habit pays off here. Model any draw at a haircut to expected value. A plan that only works at the top of the value range is not a plan.
Key Terms Defined
Reconsideration of value (ROV): A written request, routed through the lender, asking for a fresh look at a valuation because of errors or new information.
Automated valuation model (AVM): Software that estimates value from data and recent sales, with no one visiting the property.
Combined loan-to-value (CLTV): Your first mortgage plus the new line, divided by the property’s value.
First lien: The mortgage with first claim on the property, which does not shrink when your value estimate does.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing obligation on the property.
Frequently Asked Questions
Can I call the appraiser myself?
No. The process runs through the lender, and direct contact can hurt the request. Give the lender your evidence in writing and let it decide whether to forward the request.
Is a rental owner entitled to a higher value?
No. Nothing in the process gives you a right to a specific number. The lender decides whether the evidence justifies reconsideration, and the appraiser decides whether to change the conclusion.
What if my HELOC used a computer model instead of an appraisal?
Then there is nobody to appeal to. You can ask the lender for a full appraisal so a person can account for upgrades and unit details. Because investment lines cap at $500,000, this is the usual situation.
Does owning more rentals help or hurt my HELOC?
It does not add leverage. Investment lines top out at 70% CLTV regardless of portfolio size. A borrower may hold up to three lines, and one with more than 15 financed properties is not eligible. Every file is underwritten individually.
When is a DSCR cash-out the better route?
When your property is in an LLC, your portfolio is too large for the HELOC, or the line keeps coming in too small. Qualification is subject to lender guidelines, credit review, and property review.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. You can also reach the team at 828-256-2183.
