How to Underwrite a DSCR Exit for a BRRRR Keep Before You Buy

How to Underwrite a DSCR Exit for a BRRRR Keep Before You Buy

The Quick Read: Underwriting the exit means proving, before you make an offer, that a long-term lender will refinance your short-term debt once the rehab is done and the unit is leased. That lender uses its own appraised value, its own rent figure, and its own ownership-clock rules. It does not use your projections. Run both tests on paper first, and buy only if the deal passes with room to spare.

  • Two tests decide the loan. The new loan is the lower of what the value supports and what the rent supports.
  • Plan backward from bridge maturity. Your short-term loan must outlast the rehab, lease-up, seasoning, appraisal, and underwriting.
  • Seasoning is lender policy. About 6 months is the common expectation for cash-out across most of our network, but programs count it differently.
  • Coverage is not cash flow. Clearing 1.00 only means rent covers the payment, not that the property makes money.
  • Build the paper trail during the rehab. Undocumented work does not count toward cost basis.

What Does “DSCR Exit for a BRRRR Keep” Actually Mean?

BRRRR stands for buy, rehab, rent, refinance, repeat. The “keep” version means you hold the property after the refinance instead of selling it. The DSCR exit is the long-term loan that pays off your short-term financing.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

BRRRR is a sequence, not a loan product. Advice Only’s BRRRR glossary notes that it has no issuing body and is not defined by regulation. The refinance at step four is an ordinary cash-out refinance. The loop breaks in two places: the appraisal has to support the new loan, and the lender’s seasoning rules decide when you can refinance.

Both of those are lender policy. So you start from the exit lender’s rules, not from your own spreadsheet.

A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That makes it a natural fit for a keep exit. It does not make the exit automatic.

Key Terms Defined

  • DSCR (debt service coverage ratio): Qualifying monthly rent divided by the full monthly housing payment. This article uses that rent-over-payment form, not the net-operating-income form common in commercial lending.
  • PITIA: Principal, interest, taxes, insurance, and any association dues. It is the payment in the DSCR denominator.
  • Seasoning: The ownership period a lender wants before it will refinance based on appraised value instead of your cost.
  • Cost basis: Purchase price plus documented rehab spending.
  • ARV (after-repair value): Your estimate of the value once the work is finished. The new lender’s appraisal replaces it.
  • Payoff-only refinance: A new loan that covers the bridge payoff and closing costs and returns no cash. Rate-and-term refinances work this way.
  • Cash-out refinance: A new loan larger than the payoff, returning the difference to you.
  • Bridge maturity: The date your short-term loan comes due.

Why Do Value and Rent Both Have to Pass?

The exit loan is the lower of two limits. One limit comes from value, the other from rent. Either can be the one that binds.

The value limit is a percentage of the appraised value. On a standard investment rental, cash-out tops out around 75% LTV (loan-to-value) across most of our network. Select programs allow a higher ceiling on a rate-and-term refinance of an investment property, reaching up to 85%. That is why classifying your exit as payoff-only or cash-out matters. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

The rent limit comes from coverage. Most programs we place files with want at least 1.00, and a stronger ratio opens better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Plenty of educational pages quote 1.25 as the minimum. That is a commercial-lending convention, not a rule for DSCR investor programs. Floors are program-specific.

A strong rent number does not waive seasoning, and a strong appraisal does not fix thin coverage. These are independent tests. The strongest files clear both: enough equity and enough rental coverage.

How to Underwrite the Exit Before You Buy

Run these steps in order, with a pass/fail rule at each.

Step 1: Pick the rent the lender will credit. Use the conservative figure, not the optimistic one. The table shows how to choose.

Rent source What it is How to use it
Signed lease Contract rent for the unit Supports the file; may be capped by market rent
Appraiser’s rent schedule Market-rent opinion (Form 1007 for single-family, 1025 for 2–4 units) Often the figure the lender uses
Listing or asking rent What you hope to charge Never underwrite on it

Underwrite on the lower of the lease and the appraiser’s market rent. Programs differ, but the lower number is the safe one.

Step 2: Back-solve the maximum payment. Divide your conservative rent by your target coverage. If you want a cushion above 1.00, use a target like 1.20. The result is the largest full payment the property can carry.

Step 3: Back-solve the maximum loan. The maximum payment translates into a maximum loan amount. Use the calculator on the Lendmire site for an illustrative estimate. Estimates are not quotes. Then compare it with the value limit: your realistic appraised value times the program’s LTV ceiling. The smaller number is your exit loan. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Step 4: Back-solve your maximum all-in cost. For a full capital recycle, the exit loan must at least cover purchase price, rehab, carry, and closing costs. So your maximum offer is the exit loan minus rehab, carry, and costs. If the offer the seller will accept sits above that number, you are not underwriting a keep. You are hoping.

Step 5: Check the post-rehab payment. Taxes and insurance often move after a rehab or a reassessment. Re-run coverage with post-rehab figures, not the figures on the listing. Because loan pricing can move between your offer and your refinance, test coverage with a modest cushion.

Step 6: Check the calendar. See the timeline below.

For help pressure-testing the value side, see Lendmire’s piece How to Pressure-Test an ARV Before a BRRRR Hard Money Rehab Buy.

A Worked Example in Index Units

These are modeled assumptions in index units, not dollars and not market data. Set your projected ARV at 100.

Line Index units
Your projected ARV 100
Bridge payoff (principal, interest, fees) 70
Exit closing costs 3
Exit loan at 75% of appraised value (cash-out) 75
Cash back to you 2

The break-even appraisal is the payoff plus exit costs, divided by the LTV cap. Here that is 73 divided by 0.75, about 97. If the appraisal comes in above 97, you at least break even.

Now the warning case. Say your bridge sat near the top of its own after-repair-value cap, and the payoff is 80. Add 3 for costs and divide by 0.75. The break-even appraisal is about 111. The deal now depends on the appraiser valuing the property above your own estimate. Avoid that file.

What If the Appraisal Comes in Low?

Stress the same example. Keep payoff and costs at 73 and shave the appraisal.

Appraisal vs your ARV Exit loan at 75% Cash back or (cash to close)
100 75 2
96 72 (1)
92 69 (4)
88 66 (7)

A small miss turns a cash-out into a check you write. Weak rent can cut the loan further, and then the rent limit binds instead of value. A rehab that overspent makes it worse: the new lender sizes on appraised value and supportable rent, not on what you spent. Dollars the appraiser does not recognize stay in the deal as your own cash.

Decide your pass line before you buy. Many investors require the deal to clear at an appraisal several points under their ARV estimate.

What Does Seasoning Do to Your Timeline?

Seasoning is the second waiting period of BRRRR, after the rehab. FortuneBuilders describes it as the period an investor waits before a lender allows a refinance based on appraised value. For cash-out across most of our network, about 6 months is the common expectation.

Programs count it differently. Some count from the recorded deed. Others want months of rent deposits, so a signed lease alone does not start the clock. A few select lenders shorten the period. Confirm the definition for the specific program before you set your bridge term.

Before seasoning is met, lenders that allow an early refinance generally size on the lower of appraisal or cost basis. After seasoning, the appraisal governs. That is why undocumented work hurts: early-window files lean on documented cost.

Plan backward from bridge maturity.

Phase What must be true Planning rule
Acquisition Deed recorded Note the seasoning start date
Rehab Work finished, permits closed Add a cushion for overruns
Lease-up Lease signed, deposits flowing Route rent through a documented account
Seasoning Program’s ownership period met Do not assume it starts at move-in
Appraisal and underwriting Value and rent schedule ordered Leave room for a re-appraisal
Payoff New loan funds the bridge payoff Bridge must outlast every phase above

If the bridge matures before the last phase, you pay extension fees or take a payoff-only refinance. Investors who expect to cash out on appraised value often miss the waiting period entirely. Fix the mismatch before you buy, not after.

Where Does the General Rule Break?

Strong coverage and seasoning are separate. A high rent number helps the rent limit. It does not change the value basis.

Payoff-only is not cash-out. A payoff-only refinance returns no cash. It generally sits under a higher leverage ceiling and different seasoning rules. Check which one you are underwriting.

Short-term rentals run tighter. Cash-out tops out around 70% on short-term-rental collateral, versus 75% on a standard rental. Expect a 640+ score and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in our network’s DSCR programs.

All-cash buyers. A separate delayed-financing route sometimes exists for them. A hard-money or private-money purchase generally does not count as all-cash, so do not plan around it.

The “turnkey only” myth. Some investors believe DSCR loans cannot touch a BRRRR property. That confuses the purchase with the exit. By the time of your refinance, the rehab is finished, the property is leased, and permits are closed. It is a turnkey-condition refinance, which is the standard use.

Credit and reserves. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Loans above $1,500,000 typically step up to about 9 months. Standard programs run up to $3,000,000.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Coverage Is Not Cash Flow

DSCR compares rent to PITIA only. Clearing 1.00 means rent equals the payment. It does not mean the property earns money.

Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Subtract them yourself before you decide the keep is worth it. A thin ratio that passes underwriting can still be a poor hold.

Investors who scale on this strategy often find the premium for not qualifying on personal income eats margin on thin deals. That is a reason to run the numbers before the offer.

Keep or Sell? A Simple Hurdle Test

Treat “keep” as a choice the deal must earn. Keep when three things hold:

1. The exit passes at a conservative appraisal and the lender’s rent figure.

2. The cash left in the deal is a small share of your all-in cost.

3. After subtracting the outside-PITIA expenses above, the property still pays you.

If the deal fails the test, work down the fallbacks in order: bring cash to close, take a smaller loan, extend the bridge, wait and reappraise, challenge the value with better comps, or sell.

Common Mistakes

  • Using your ARV as the exit value instead of a conservative appraisal.
  • Assuming seasoning starts when the tenant moves in.
  • Underwriting on asking rent or a lease above the market-rent schedule.
  • Sizing the bridge at the top of its own cap, which leaves no room under the exit ceiling.
  • Skimping on the rehab, which can hurt both appraised value and rent.
  • Treating the last deal as the template for the next one.
  • Ignoring post-rehab tax and insurance changes in the coverage test.

Improvements may support a higher appraised value, depending on comps and underwriter review. They never guarantee one.

Your Pre-Offer Checklist

Build this file while the rehab runs, not afterward:

  • Purchase settlement statement and recorded deed
  • Draw history, contractor invoices, and permits
  • Signed lease and proof of insurance
  • Rent deposit records, if the program wants payment seasoning
  • Current bridge payoff statement

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a DSCR loan cover the whole BRRRR cycle?

No. It covers the refinance step. The purchase and rehab usually run on short-term financing, and the DSCR loan takes that debt out once the property is finished and leased. That is why the exit has to be underwritten before you buy.

Can I run this test before I have a tenant?

Yes. Use the appraiser’s market-rent logic and comparable rents as your conservative rent figure. The lender will want a lease or a market-rent schedule at the refinance. Build in cushion because the real lease may come in under your estimate.

What if the appraisal comes in low?

The new loan shrinks, and you may owe cash at closing. Your options are to bring cash, accept a smaller loan, wait and reappraise, or challenge the value with comps. This is why you should test the deal at an appraisal below your ARV before you buy.

Does 1.00 coverage mean the property cash flows?

No. It means rent equals PITIA. Repairs, vacancy, management, and utilities are outside the calculation. Treat the ratio as a qualification test, then run your own cash-flow numbers.

How much does leverage change the exit?

A lot. On a cash-out of a standard investment rental, most programs top out around 75% LTV. Select programs allow more on a rate-and-term refinance. Eligibility always depends on credit, reserves, property type, and lender guidelines, and none of it is a commitment to lend.
