The Quick Read: Sometimes. There is no universal rule that bars it, because DSCR loans are business-purpose products and each program sets its own vacancy policy. Some select programs qualify an empty rental on the appraiser’s market-rent opinion, while others want a signed lease or a rental operating history first.
- Vacant purchases are routine, but vacant refinances are where programs split.
- With no lease, the appraiser’s market rent is the income number.
- Cash-out leverage tops out at about 75% LTV on a standard rental, with roughly 6 months of seasoning.
- A rental that is still under renovation generally does not fit a rent-based refinance.
- Ask each program in writing what it requires on a vacant cash-out before you order an appraisal.
Why Does a Missing Tenant Change the Underwriting?
A rental-income loan needs proof that the property earns money. A lease is the cleanest proof. Without one, the lender has to lean on something else.

Across the wholesale network Lendmire works through, purchases of vacant properties are common. The lender is financing a property that is ready to rent. Refinances are different. The property is supposed to be an operating asset, so many programs want either a current lease or a track record of rental income. Some will accept a vacant refinance when the property is rent-ready and the market-rent figure supports coverage. Others attach a condition that a lease be signed before or after closing.
That split is why a flat yes or no misleads. Vacancy is not automatically disqualifying. But many files still want a lease, so the answer depends on the program.
| Factor | Leased rental | Vacant rental |
|---|---|---|
| Income used | Lease, often capped by market rent | Appraiser’s market rent |
| Lender comfort | Higher | Varies by program |
| Common extra asks | Lease copy, deposit proof | Vacancy explanation, rent-ready proof |
| Possible condition | Rarely | Lease required around closing |
How Do Lenders Estimate Rent When There Is No Lease?
They rely on the appraisal. For a single-family rental, the appraiser completes a market rent schedule. The form is known as Form 1007, and Freddie Mac publishes the comparable rent schedule that lenders use to obtain market rent on a single-family investment property. For two-to-four unit properties, the matching form is the 1025.
That rent figure becomes the numerator in the coverage test. DSCR compares monthly rent to PITIA, which is principal, interest, taxes, insurance, and association dues. When a tenant is in place, many programs use the lower of the lease or market rent. When no one is renting the property, market rent is the only income number on the table.
Two cautions matter here.
First, the appraiser’s opinion is not a lease. It is an estimate, and it can come in below what you expected. A low number shrinks coverage, which can reduce the loan amount or force a restructure.
Second, a market rent schedule is not short-term rental income. A Fannie Mae note on short-term rentals and Form 1007 describes the form as documenting estimated monthly market rent on an investment property. That is a monthly long-term rent estimate. Nightly rates multiplied out are a different thing, and STR files usually want hosting records instead.
Which Kind of Vacant Are You?
“No tenant” covers several different situations, and lenders read each one differently.
| Situation | How it reads | Verdict | Plan B |
|---|---|---|---|
| Between tenants, rent-ready | Clean, short gap | Often workable | Sign a new lease first |
| Renovated, never leased | No rental history | Program-dependent | Lease it, then refinance |
| Renovation in progress | Not rent-ready | Generally wait | Finish work, lease, refinance |
| Long vacancy | Marketability questions | Caution | Document efforts, re-list |
| Former primary residence | Occupancy history | Needs explanation | Lease before applying |
| Short-term rental, off-season | No lease by design | Needs hosting history | Pull booking records |
A rent-ready property between tenants is the strongest vacant case. The lender can see the unit was rented, and the empty stretch is short. A property that has never been leased has no history to point to, so the market rent schedule carries all the weight.
Extended vacancy raises questions. A lender may ask why the unit is not renting and whether the asking rent is realistic. A former primary residence adds an occupancy question, and the property must truly operate as an investment.
A multifamily building with one or two empty units is its own case. Some programs allow it when the units are rent-ready. Treatment varies. Some count only leased units, and others use market rent for every unit.
What Do Lenders Ask For on an Empty Rental?
Expect a few extras beyond the standard cash-out package. A written explanation of the vacancy is common. So are prior leases or rental history, and photos or proof the unit is rent-ready. Some programs add a post-closing lease requirement. Lenders who say they will finance vacant properties may still impose that condition, so read the conditions list, not just the headline policy.
The standard items still apply. That means seasoning, leverage, reserves, credit, a payoff statement, landlord insurance, and entity documents if an LLC holds title. Entity-titled vacant rentals are possible, subject to lender program eligibility.
What Are the Network Numbers for a Cash-Out?
On most files in Lendmire’s wholesale network, standard-rental cash-out refinance tops out at about 75% LTV. Seasoning is typically about 6 months of ownership, measured from title recording rather than the end of a rehab. Credit starts at a 620 floor in parts of the network, with most programs wanting around 660 and 700+ reaching the strongest tiers. Coverage of 1.00 is where select programs start. Stronger ratios open better terms.
Separately, a select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. Loan sizes reach $3,000,000 on standard programs. All of this is subject to lender guidelines, credit approval, and property review.
Equity available is not a fixed cash figure. It depends on rent used for lender review, PITIA, reserves, and the 75% ceiling. For a short-term rental, the cash-out ceiling is 70%, and lenders expect about 12 months of hosting history.
Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs, vacant or not.
Refinance Now or Lease First?
Here is the decision in plain steps.
1. Is the property rent-ready? If not, finish the work. A half-finished rehab does not fit a rent-based product.
2. Does the target program accept vacant refinances? Get the answer in writing before you order an appraisal.
3. Is the appraiser’s market rent likely to support coverage? If margins are thin, a signed lease at a strong rent may make the file cleaner.
4. Is the seasoning clock satisfied? About 6 months from title recording is the common expectation.
5. What does waiting cost? If a bridge or private-money note is still running, a short lease-up delay has a real price.
For a BRRRR investor, this is the sharpest edge. The plan often assumes you refinance right after rehab. If the chosen program requires a lease, the refinance slips and the short-term note keeps costing money. Confirm the vacant-refinance policy before the rehab starts, not after.
Leasing first is usually the stronger move when the file is borderline. A tenant in place tends to avoid vacancy-related conditions. Refinancing vacant can make more sense when market rents have risen since the last lease, or when the program clearly accepts it and the coverage cushion is comfortable.
A Worked Example
Run the numbers on a rent-ready single-family rental, between tenants, owned well past the seasoning window. Say the property is valued at $400,000 on the new appraisal. At the 75% ceiling, the maximum total loan is set by that LTV, less any existing payoff.
The appraiser’s market rent comes in and gets divided by the new PITIA. Suppose that ratio lands near 1.25x. That clears the 1.00 floor with room, so the file is in reasonable shape on coverage even without a lease. Now stress it. If the appraiser’s rent comes in lower and the ratio slips toward 1.05x, the cushion is thin. A small insurance increase or a lower rent opinion could push it under 1.00. At that point, the options are a smaller cash-out, a sub-1.00 structure through select lenders with adjusted leverage and terms, or signing a lease first.
Those ratios are modeled assumptions, not market data. The calculator on this site can show an illustrative estimate, but it is not a quote.
What Are the Risks After Closing?
The new loan has a larger payment than the old one, and nobody may be paying rent yet. That gap is real. Clearing 1.00 does not mean the property cash flows. DSCR counts only PITIA. Repairs, vacancy, management, utilities, and capex sit outside the ratio.
So keep the reserve cushion honest. The program may require about 6 months of PITIA in reserves, and that is a minimum, not a plan. If leasing takes longer than expected, those reserves pay the bills.
Prepayment terms matter too. DSCR loans commonly carry prepayment penalties in the early years, which discourages repeated refinancing. A cash-out on a vacant property that you plan to sell or refinance again soon deserves a hard look at those terms.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
What If the File Isn’t Ready?
Several alternatives exist. Finish the renovation and lease the unit, then refinance with a clean file. Extend the bridge or private loan while you lease up. Consider a smaller rate-and-term refinance, which carries no cash back and reaches up to 85% LTV, if the goal is simply to replace short-term debt. An investment-property HELOC is another route, capped at $500,000 total. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Key Terms Defined
- DSCR: the ratio of a property’s monthly rent to its monthly PITIA.
- PITIA: principal, interest, taxes, insurance, and association dues.
- Market rent: the appraiser’s estimate of what the property would rent for today.
- Seasoning: the ownership period a lender wants before allowing cash-out.
- LTV: the loan balance as a percentage of appraised value.
- Rent-ready: finished and habitable, with nothing left to complete before a tenant moves in.
Documents and Order of Operations
Gather the payoff statement, landlord insurance, entity documents if applicable, and any prior leases or rental history. Write a short note explaining the vacancy. Confirm the program’s vacant-refinance policy. Then order the appraisal with the market rent schedule, review the rent figure against the new PITIA, and decide whether to proceed or lease first.
Frequently Asked Questions
Can I cash-out refinance a rental with no tenant?
On some programs, yes. Select lenders in the network will use the appraiser’s market rent when the property is rent-ready. Others want a lease or rental history. Confirm in writing before you pay for an appraisal. Eligibility is subject to lender guidelines and property review.
Do I need a lease?
Not always, but many files still ask for one. Where a program allows a vacant refinance, the market rent schedule replaces the lease as the income figure. Some lenders add a condition that a lease be signed before or after closing.
Can I refinance right after renovating?
Possibly, if the property is rent-ready and the program accepts vacant refinances. Seasoning of about 6 months from title recording is the common expectation, so the clock matters as much as the rehab does.
Can an LLC do this?
Yes, in many cases, subject to lender program eligibility. Expect to provide entity documents alongside the usual cash-out items.
What if the appraisal rent comes in low?
Coverage drops, which can reduce the loan amount or require a restructure. Options include a smaller cash-out, a sub-1.00 path through select lenders with adjusted leverage and terms, or leasing at a stronger rent and reappraising.
