The Quick Read: A signed lease supports the rent-coverage test on the exit loan, but it does not start or shorten the ownership clock. A rehabber who wants out of hard money early still has to clear three separate tests: time owned, appraised value, and rent coverage.
- The lease feeds the DSCR test. It never moves the seasoning date.
- Seasoning on a cash-out DSCR refinance is about 6 months, counted from the recorded deed.
- Underwriting typically uses the lower of the signed lease and the appraiser’s market rent.
- The new appraisal sizes the loan. Your after-repair value estimate does not.
- Check the hard money note for minimum-interest terms before you plan an early payoff.
What a Signed Lease Proves, and What It Can’t
A lease proves a tenant exists and agreed to pay. It documents income. It says nothing about how long you have owned the property, and it says nothing about what the property is worth.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Rent, nightly rate, occupancy, taxes, and insurance are editable estimates. Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That gap trips up many rehabbers. Finishing the rehab feels like a milestone. Signing the lease feels like another. Neither one starts the clock a long-term lender watches. On most files, that clock starts when the deed records.
The lease still matters. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Without rent evidence, there is no coverage number to test. So the lease is necessary. It just isn’t sufficient.
Lendmire’s complete DSCR loans guide covers the loan type itself.
Key Terms Defined
Seasoning: The ownership period a lender wants before it will lend against appraised value instead of your purchase cost.
Cost basis: What you paid for the property plus documented rehab spend, which is what lenders lean on before seasoning.
Payoff-only refinance: A new loan that covers the hard money payoff and closing costs and returns no cash to you.
Cash-out refinance: A new loan that pays off the old one and puts cash back in your hands.
DSCR: Rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.
Payoff letter: The hard money lender’s statement of the exact amount owed on a given date, including interest and fees.
The Three Tests an Exit Has to Pass
An exit passes or fails on three separate tests. Rehabbers often treat them as one.
Ownership time. On a cash-out DSCR refinance, the network expects about 6 months of ownership, measured from title recording. Seasoning is lender policy, not law, so the requirement can vary from one lender to the next.
Value basis. The lender orders its own appraisal. Your ARV estimate is a planning number. If the property doesn’t appraise to it, the deal changes. The risk sits at the refinance step of the buy, rehab, rent, refinance, repeat sequence.
Rent coverage. The exit lender compares rent to the full monthly obligation. For a cash-out DSCR refinance, 1.00 is where select programs start, subject to lender guidelines. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Clearing 1.00 is not the same as positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.
Where the Clock Starts
| Event | Starts the seasoning clock? |
|---|---|
| Deed recorded | Yes, on most files |
| Closing-table signature | Not by itself |
| Rehab finished | No |
| Lease signed | No |
| First rent paid | No |
A deed stuck in a county recording queue can push the date later than the day you signed. Pull the recorded deed and use that date. Ask the exit lender to confirm in writing how it counts.
Some lenders will look at a file inside the window. Others won’t. Across the wholesale network, practice differs by lender, so ask early rather than assume.
Lease Versus the Appraiser’s Rent
The lease is documentation. The appraiser’s market rent schedule is the check on it. DSCR programs borrow that format.
Underwriting typically uses the lower of the signed lease and the market rent estimate. Three consequences follow:
- A lease above market does not raise your number. It gets cut to market.
- A below-market lease drags coverage down. A discounted lease to land a tenant can shrink the loan.
- A vacant property leans entirely on the appraiser’s estimate.
The practical takeaway is simple: bring the lease, the deposit, and first-rent proof, and expect the appraiser’s number to cap it.
Early Exit Versus Waiting
Say you bought a rehab with hard money. The lease is signed at month four. The loan is tight on time. You have two broad choices.
Exit early on cost. Some lenders look at files inside the window but size them on your cost basis, not appraised value. That tends to cover the payoff and perhaps little else. Rehab spend may not come back.
Wait, then cash out. At about 6 months from the recorded deed, a DSCR cash-out refinance can lend up to 75% LTV on a standard rental, subject to credit, reserves, and rent coverage. The DSCR program uses credit tiers at 620, 660, 680, and 700, with 620 as the floor. Reserves run about 6 months of PITIA, and about 9 months above $1,500,000. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
The decision rule is simple. If your bridge term outlasts the seasoning window with margin, waiting usually returns more equity. If it doesn’t, an early payoff-only exit stops the bridge clock. A cash-out can follow later, but that adds a second set of closing costs.
Hard money terms on the program run 6-18 months, interest-only, with no prepayment penalty, varying by lender, property, and experience. Other notes differ. Some carry a prepayment penalty, some a minimum-interest clause, some neither. A bridge lender’s case study on early payoff shows how a minimum-interest term can still charge interest through a set month after an early payoff. Read your own note before you count on a free exit.
The payoff also grows. Interest accrues, and extension fees or exit fees can stack on top. Get a payoff letter dated close to your target day.
Reverse Timeline From Maturity
| Phase | What to do | Lease timing |
|---|---|---|
| Maturity minus several months | Confirm deed record date and note terms | Start tenant search |
| Before appraisal is ordered | Have the lease, deposit, and first-rent proof ready | Sign now |
| Appraisal and title | Respond to rent-schedule and condition questions | Lease in file |
| Payoff | Get an updated payoff letter | Rent already flowing |
The appraisal is often the longest step in the timeline, so line the lease up before the order goes in, not after. A signed lease on the table when the appraiser visits gives them something to compare against.
The Exit File
A lease-focused package typically includes:
1. The executed lease with term and rent clearly stated.
2. Proof of deposit and first rent paid.
3. The recorded deed or title report.
4. The hard money payoff letter and the lien release plan.
5. Entity documents, where the property sits in an LLC, subject to lender program eligibility.
6. Rehab records showing what was spent and what was finished.
Gaps in this list are the preventable ones. A name mismatch between lease, entity, and title is a common one. So is a missing first-rent receipt.
Exit Paths Compared
| Path | Returns cash? | Main limit |
|---|---|---|
| Payoff-only refinance | No | Stops the bridge clock only |
| Early cost-based exit | Sometimes little | Sized on cost, not value |
| Wait, then cash-out | Yes | Needs about 6 months seasoning |
| Extend the hard money | No | Extension fees add up |
| Sell | Yes | Gives up the rental |
Many investors refinance out of hard money into long-term DSCR financing once the property stabilizes, and Lendmire brokers that path through its hard money exit refinance program, subject to lender guidelines.
Edge Cases Where the Rule Bends
Hard-money-funded purchases. Delayed financing is a conventional-loan feature, not a DSCR one.
Regulated or unusual rent. Rent-stabilized units may be treated differently, and some lenders count nothing for a vacant unit. Keep those conversations specific to the file.
Low coverage. A bigger refinance lowers the ratio. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.
Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
Common Mistakes
- Counting seasoning from lease start or rehab completion.
- Sizing the exit on ARV instead of the lender’s appraisal.
- Assuming the lease rent will be used when market rent is lower.
- Skipping the prepayment terms on the hard money note.
- Treating a 1.00 coverage number as proof of positive cash flow.
- Assuming every dollar of created equity is borrowable. The 75% cash-out ceiling on a standard rental limits it. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Can I refinance right after the rehab is done?
Sometimes, but usually on cost, not value. A lender that looks inside the seasoning window typically sizes the loan on what you paid and documented. A cash-out DSCR refinance on the network generally expects about 6 months of ownership.
What if there’s no tenant yet?
The appraiser’s market rent estimate drives income on a vacant property. That can work, but a signed lease with deposit and first rent gives the file a cleaner coverage record. If maturity is close, a payoff-only exit may buy time.
Does a higher lease rent improve my loan?
Not past market. Underwriting typically uses the lower of the lease and the appraiser’s market rent, so an above-market lease gets reduced.
Does delayed financing help after a hard money purchase?
No, in most cases. The exception is for cash purchases, and a loan-funded purchase generally doesn’t fit. It’s a conventional feature, not a DSCR one.
Does hard money cost extra to pay off early?
It depends on the note. Some have prepayment penalties or minimum-interest clauses; others have neither. Check the note and request a payoff letter before choosing a date.
