Credit Union West HELOCs Investment Properties

Credit Union West HELOCs Investment Properties

The Quick Read: A credit union line of credit against a rental is a personal-credit product, not a property-income product, and the exact terms belong to the individual credit union. Credit Union West is a lender brand, so its current investment-property terms should be confirmed with the credit union directly. The mechanics below apply to the credit union category and to the investment-property lines Lendmire arranges through select wholesale partners.

  • On an investment property, the lines Lendmire arranges cap at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • A 700 credit profile is the floor for an investment line. Scores above 700 do not buy more leverage.
  • The borrower, not the property, is underwritten. Debt-to-income (DTI) drives the file, not rent coverage.
  • Title must sit in the individual’s name or a revocable living trust. An LLC cannot hold title on these lines.
  • Lines can be frozen or reduced, so an unfunded line is not guaranteed capital.

What Is an Investment-Property HELOC?

It is a revolving line secured by a rental or other non-owner-occupied property. Some lenders refuse the word “HELOC” for a non-home and call the product a line of credit secured by an investment property. The mechanics match a home equity line: a draw period, then repayment.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The line can sit in first or second lien position. It can also be secured by another property, such as the investor’s own home. The line limit is a percentage of appraised value, minus every existing lien. The federal consumer-finance regulator HELOC booklet walks through that formula with a 75% cap on a $100,000 home and a $40,000 mortgage, which leaves a $35,000 line.

That formula is the whole sizing story. Value times the cap, minus what is already owed.

Where Does Credit Union West Fit?

Credit Union West’s own HELOC page describes products with separate draw and repayment structures for different occupancy types. Its pages describe those structures inconsistently, and an investor forum thread lists the credit union as a lender on rentals without a date or verification. Neither is a reliable basis for a decision.

The practical move is to call the credit union and ask four things in writing: whether it lends on non-owner-occupied 1-4 unit property, the maximum CLTV for that occupancy, whether the plan ends in a balloon, and whether membership and the property’s location qualify. Stale lender lists are the reason to verify directly. Not every credit union writes these lines, and some lenders have pulled the product during market stress.

How the Underwriting Works, Step by Step

The file is underwritten on the borrower. Here is the sequence on the investment lines Lendmire arranges.

1. Collateral and lien. The line is secured by the rental in first or second position, or by another property.

2. Valuation. Investment lines cap at $500,000, so they sit in the automated-valuation lane. Most close with no traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower can ask for a full appraisal.

3. Credit. The floor on an investment line is 700. A 720 score reaches the same 70% CLTV as 700. Credit above 700 buys eligibility, not leverage. The score model uses a single bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. DTI. The maximum is 50%. A ratio above 45% requires a 680 minimum, which an investment file already clears. The file is qualified on the interest-only payment calculated on the maximum draw.

5. Documents. Expect ID, income support, traditional personal-income documentation, lease or rent evidence, and proof of the existing mortgage balance.

6. Draw and repayment. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.

The federal consumer-finance regulator HELOC brochure explains the draw-then-repay pattern and warns about balloon structures on some plans. That is the reason to confirm repayment terms before signing anywhere.

Key Terms Defined

CLTV: Combined loan-to-value, meaning the new line plus all existing liens divided by the property’s value.

Draw period: The stretch when the borrower can pull funds and pays interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes.

Balloon payment: A lump sum due at the end of a plan that does not fully amortize.

Lien position: Whether the line sits first or second behind an existing mortgage.

Vesting: How title is held, whether in the individual’s name, a trust, or an entity.

The Numbers: Investment Line Versus Other Occupancies

Factor Investment property Primary residence Second home
Max CLTV 70% Up to 90% (720+ only) Up to 90% (720+ only)
Minimum credit 700 600 program floor 640
Max line $500,000 $750,000 $500,000
Draw structure 5-year / 25-year Two structures available Two structures available
Valuation Usually automated Full appraisal above $500,000 Usually automated

The 90% figure exists only at a 720-or-better profile and never applies to a rental. A line above $500,000 is primary-residence only and requires a full appraisal. Programs change, and every file is underwritten individually.

Where the Rule Breaks: Edge Cases

LLC-titled rentals. This is the most common failure. These lines require title in the individual’s name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. Deeding a property into an LLC after a line is opened can also trigger a call or freeze under transfer clauses, so check the loan documents first.

Property type. Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Exposure limits. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible. A bigger portfolio is the exact profile that tends to fall out of personal-credit underwriting.

Availability. Lendmire arranges these lines in 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. New Mexico and Ohio apply a CLTV cap that depends on the credit profile.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year foreclosure and 4-year deed-in-lieu, pre-foreclosure, or short-sale seasoning path.

Can the Line Be Frozen?

Yes. A lender can lawfully freeze or reduce a line even when the borrower paid on time. The lender is generally expected to notify the borrower in writing and to reinstate the line once the cause is gone, and the exact timing and process depend on the loan agreement and the lender. The triggers are a significant drop in the property’s value or a reasonable belief the borrower cannot pay because of a material change in finances.

For a rental investor that matters. Liquidity can vanish in the same market stress that makes the money useful. Don’t plan an acquisition around an unfunded line. A closed-end alternative is fully funded at closing and carries no freeze risk, at the cost of a new first mortgage.

Business-Purpose Credit: One Wrinkle

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Under Regulation Z commentary, credit to acquire, improve, or maintain a non-owner-occupied rental property is generally treated as business purpose, regardless of the number of units. That is one reason product names, disclosures, and eligibility differ between lenders.

HELOC or DSCR Cash-Out: How the Decision Looks in Practice

A line keeps the existing first mortgage in place. That is the draw for an investor who holds a low-rate first lien. The tradeoff is personal underwriting, floating pricing, and freeze risk.

A DSCR cash-out refinance replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the wholesale network, cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the ratio.

Situation Better fit
Low first mortgage, strong personal credit and DTI Investment-property line
Property held in an LLC DSCR cash-out
Many financed properties DSCR cash-out
Self-employed income that strains DTI DSCR cash-out
Need funds certain at closing DSCR cash-out

The strongest files clear two tests: enough equity and enough coverage. A bigger down payment or lower balance helps, but it never erases leverage caps, credit floors, or property eligibility. Lendmire’s complete DSCR loans guide covers the cash-out side in full. For the credit union approach, see Lendmire’s piece Do Credit Unions Offer HELOCs on Investment Properties?. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Common Mistakes

  • Assuming a line approved on the primary home works the same on a rental.
  • Titling the rental in an LLC before checking vesting rules.
  • Counting on an unfunded line to close a purchase.
  • Ignoring the draw-end step-up in payments.
  • Relying on an undated lender list instead of calling the credit union.

Frequently Asked Questions

Does Credit Union West lend on rentals?

Confirm it with the credit union directly. Its own pages describe occupancy-dependent products inconsistently, and an undated forum list is not a basis for a decision. Ask about non-owner-occupied 1-4 unit property, CLTV, balloon terms, and membership.

Can an LLC hold the property?

Not on these lines. Title must be held by the individual or a revocable living trust. A property already in an LLC generally needs a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

What leverage is typical on an investment line?

The lines Lendmire arranges cap at 70% CLTV and $500,000 on an investment property, with a 700 minimum credit profile. Market surveys report higher figures for broader equity lines, but those do not describe this network. Terms vary by lender, so confirm with the specific credit union.

Can the line fund a down payment on the next rental?

Often, yes. Lenders may count the new payment in DTI, and the first-lien lender’s terms may matter. The line must stay open and funded when needed, and it can be frozen.

Is a traditional appraisal required?

Usually not. Lines at or below $500,000 ordinarily use automated valuation. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal.
