How to Get a Bank Statement HELOC as a Trucker With Equipment Costs

How to Get a Bank Statement HELOC as a Trucker With Equipment Costs

The Quick Read: A trucker with heavy equipment costs can apply for a home equity line using 12 to 24 months of bank statements instead of traditional personal-income documentation, subject to lender guidelines. The lender screens out non-income deposits, applies an expense factor, and tests the remaining income against debts, including truck payments.

  • Deposits replace tax-return income, but only recurring, explainable freight revenue counts.
  • Equipment costs show up twice: in the expense factor and in the debt-to-income test.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score and a $500,000 maximum line.
  • The home must be titled in your name or a revocable living trust, not an LLC.
  • Qualification stays subject to lender guidelines and full file review.

Owner-operators know the problem. The tax return shows a thin profit because the truck, trailer and fuel eat the revenue. The bank account tells a different story. A statement-based line reads the account.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Does a Trucker’s Tax Return Understate Real Cash Flow?

A trucker’s return can show low net income while cash moves through the account every week. Depreciation is a big reason. The IRS Publication 946 explains that most tangible property except land, including vehicles and equipment, can be depreciated. Section 179 expensing can pull a large part of a purchase into a single year.

That write-off is real on the return. It is not cash leaving your account. A standard full-documentation line reads the return, so a good year of freight can look like a weak year of income.

The statement route flips this. The lender sees deposits, applies its own expense treatment, and mostly ignores your depreciation schedule. The IRS page also lists exceptions to the heavy-SUV limit, so a tractor-trailer purchase is not capped the way a passenger-type vehicle is. That is a tax matter. Tax treatment varies; consult a qualified professional.

Key Terms Defined

  • Bank statement HELOC: a home equity line where income is calculated from deposit history rather than traditional personal-income documentation.
  • HELOC: a revolving line of credit secured by your home, with a draw period and then a repayment period.
  • CLTV: combined loan-to-value, meaning all liens on the property divided by its value.
  • Expense factor: the percentage of deposits a lender treats as business costs before counting income.
  • Deposit screening: removing transfers, loan proceeds, gifts and one-time credits from counted income.
  • DTI: debt-to-income, your monthly debts divided by your qualifying monthly income.

How Does a Bank Statement HELOC Read a Trucker’s Deposits?

It works in six steps, and each one can shrink the number you started with. The process is a documentation method, not a separate product. Across our wholesale network, the mechanics follow the same pattern even when the details differ.

1. Pick the statement window. Programs typically accept 12 or 24 months of personal or business statements. A Scotsman Guide overview of non-QM lending describes the same 12-to-24-month approach for self-employed borrowers.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, truck-sale proceeds, owner contributions and gifts come out.

3. Apply the expense factor. Business statements get a percentage haircut. The alternative is a profit-and-loss statement prepared by a third-party tax professional. The factor varies by program and business type.

4. Average to monthly income. What remains is divided by the number of months in the window.

5. Run the debt test. Maximum DTI is 50% on the network programs, and 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. The payment is qualified on the interest-only amount at the maximum draw.

6. Review credit, equity and property. Income is only one gate.

Here is how a modeled file might read. Say a trucker’s business account shows steady carrier settlements for 24 months. After screening and the expense factor, qualifying income lands comfortably above the debts, including the truck note. The file clears DTI with room to spare. Strip out one large equipment-loan deposit and the picture barely changes. That is a good file. Leave the loan proceeds in, and the lender removes them anyway.

Which Trucker Deposits Count and Which Get Screened Out?

Recurring freight revenue that you can trace to a customer or carrier is the most likely to count. One-off credits and money moving between your own accounts are the most likely to be removed. Every program sets its own rules, so confirm treatment before you apply.

Deposit type Likely treatment Why
Carrier settlements Usually counts Recurring, traceable revenue
Direct customer payments Usually counts Documented freight income
Factoring advances Needs explanation Must be recurring and traceable
Fuel advances or reimbursements Needs review May be a pass-through, not income
Transfers between your accounts Screened out Not new money
Equipment-loan or truck-sale proceeds Screened out One-time, not earnings

No CPA letter can turn screened-out deposits into income. It can, at best, support a lower expense factor on the revenue that does count.

How Do Equipment Costs Affect Your File?

Equipment costs hit the file through the expense factor and through your debts. They do not hit it through depreciation. Your truck and trailer payments are debts, and they sit in the DTI test alongside the new line’s payment. How a given underwriter treats business-paid truck debt depends on the program, so have a broker confirm it against current guidelines before you apply.

Timing matters. Buying a truck before applying adds a new payment to the debt side and often adds a large one-time deposit or withdrawal to the statements. Applying first, then buying, keeps the file cleaner, though you cannot always plan it that way.

Lease-on drivers may carry a lower true cost structure than full-authority operators, which is where a CPA letter can help. Clean, single-account deposits make the review smoother. Commingled personal and business activity slows it down.

Where Does the General Rule Break?

Several edge cases change the answer:

  • Title in an LLC. An LLC, corporation, partnership, or irrevocable, blind or land trust cannot hold title on these lines. The home must sit in your name or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. Subject to program terms, a DSCR loan is reviewed primarily on property-level rental income covering the payment, so personal deposits do not drive it. For the broader picture, see the complete DSCR loans guide.
  • Short history. A business under 24 months, or a driver who just moved from W-2 to owner-operator, may qualify on a 12-month window with prior industry experience as support. Programs vary.
  • Lumpy freight. A longer window smooths seasonal swings. A trucker with fast recent growth may prefer the shorter one.
  • Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial and agricultural-zoned property are not eligible on these programs.
  • Federal ability-to-repay is not the gate. Regulation Z’s closed-end ability-to-repay rule excludes home equity lines, so each lender’s own credit policy decides how deposits become income.

What Leverage Can a Trucker Actually Reach?

It depends on how the property is used. On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. On a primary residence, tiers run up to 90% CLTV, but 90% exists only at a 720 or better credit profile and up to $500,000. Second homes also reach 90% at 720 or better.

Lines are standalone, in first or second lien position. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods. A primary residence or second home can use a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only.

Lines of $500,000 or less ordinarily use automated valuation. Above that, a full appraisal is required, and those larger lines are primary-residence only. They need a 700 credit profile (720 on the longer-runway structure) and cap at 75% CLTV. A borrower is limited to three lines and cannot own more than 15 financed properties. Programs change, and every file is reviewed individually. Availability is limited to Lendmire’s 16 full-service states.

How Does It Compare With Other Ways to Fund a Truck?

Each option puts a different asset at risk and reads a different kind of income.

Option Collateral Income proof Best use
Bank statement HELOC Your home Deposits plus expense factor Equity access with low-basis returns
Equipment loan The truck Business and credit history Buying the asset itself
Lease Lessor owns the truck Business and credit history Lower upfront cost
DSCR cash-out refinance The rental property Property rent vs. payment LLC-held rentals, no personal income docs

A DSCR cash-out refinance on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning common. Coverage of 1.00 is where select programs start. It measures rent against the payment only. It is not the same as positive cash flow, since repairs, vacancy and capex sit outside the number. If your equity sits in rentals rather than a home, Lendmire’s piece How to Use Assets as Income on a Bank Statement HELOC covers another way to document qualifying income. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

What Are the Risks Specific to Trucking?

The home becomes collateral for a business asset that loses value. Freight cycles are uneven, and a slow stretch does not pause the payment. Pricing floats and never converts to fixed, so the payment can move.

Interest-only draw periods feel cheap, then the repayment period arrives with a much heavier schedule. Qualification uses the interest-only payment at the maximum draw, but you should stress-test the amortizing payment yourself. Keep a cash reserve sized to a slow quarter before you draw.

Who Should Skip This?

Skip it if your title sits in an LLC and you do not want to change it, if your credit is below the program floor (600 on a primary residence, 640 on a second home, 700 on an investment property), or if your equity is too thin once the first mortgage is counted. The maximum line is the CLTV cap times value, minus the first-lien payoff.

Also skip it if the draw is meant to cover operating losses. Borrowing against a home to cover a business that is not covering itself is a path to losing both. If your deposits are mostly pass-through, the numbers will not hold up in review anyway.

What Should a Trucker Gather Before Applying?

  • Every page of 12 to 24 months of statements
  • Business verification, such as license and EIN
  • A CPA or tax-preparer letter, if seeking a lower expense factor
  • A year-to-date profit-and-loss statement, if requested
  • Your first-lien mortgage statement, insurance and ID
  • A written note explaining any large or unusual deposits

Frequently Asked Questions

Can a lease-on or 1099 driver use this?

Yes, in many cases, subject to lender guidelines. Deposits from the carrier are the income evidence. A CPA letter may help support the expense factor, and the carrier relationship should show up consistently in the statements.

Should I use a personal or a business account?

Either can work, depending on the program. Business statements typically get an expense factor, while personal statements may not. Clean, single-account deposits are easier to review than a mix.

Can I use the funds for a truck down payment?

Yes, borrowers often do, but the lender reviews the property and your ability to carry the line, not the truck. Remember the truck payment then joins your debts, and the home secures the line.

Does a new carrier authority disqualify me?

Not automatically. Some programs accept 12 months of history, and prior industry experience can support the file. Programs vary, so confirm before applying.

Is approval guaranteed with bank statements?

No. Lenders still review credit, equity, debts and the property. This documentation method changes how income is counted, not whether the file is reviewed.
