How to Qualify for a DSCR HELOC on a Rental Property

How to Qualify for a DSCR HELOC on a Rental Property

The Quick Read: To get equity out of a rental through what people call a DSCR HELOC, first work out which test applies. A true home equity line reads your credit, debt-to-income ratio and combined leverage, while a DSCR cash-out refinance reads the property’s rent against its payment. Most failed files pick the wrong product, not the wrong property.

  • A true line on a rental is underwritten on the borrower, not the rent.
  • On Lendmire’s investment-property line, the minimum credit score is 700 and the ceiling is 70% combined loan-to-value (CLTV), with a $500,000 maximum line.
  • Title must sit with an individual or a revocable living trust, so LLC-held rentals generally move to a DSCR cash-out.
  • DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Clearing the coverage test is not the same as positive cash flow.

Key Terms Defined

DSCR is gross monthly rent divided by the full monthly obligation on the property.

PITIA is principal, interest, taxes, insurance and any HOA dues, which is the payment that rent is measured against.

CLTV is every loan secured by the property, added together, divided by the property’s value.

DTI is the borrower’s monthly debt payments divided by monthly income.

Draw period is the stretch when a line of credit can be borrowed, repaid and borrowed again.

Vesting is how title is held, for example in a person’s name, a trust or an LLC.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “DSCR HELOC” Actually Mean?

The label covers two different underwriting tests, and mixing them up is a common mistake. A line of credit secured by a rental is a borrower-underwritten product. A rent-based product that pulls equity is a DSCR loan, usually a cash-out refinance, sometimes a second lien.

Factor Investment HELOC DSCR cash-out refinance
What is tested Credit, DTI, CLTV Rent against payment
Effect on first mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, subject to program terms
Structure Revolving line Term loan
Line or loan size $25,000 to $500,000 Up to $3,000,000 on standard programs

Rent does not set the line amount on a borrower-underwritten HELOC. Strong rent will not rescue a thin credit file, and a weak rent roll will not sink a strong one. Lendmire’s complete DSCR loans guide covers the loan side of this split in more depth.

One availability note: Lendmire arranges these lines only in its 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That footprint is narrower than its DSCR platform, which covers 41 markets, including Washington, D.C. Lendmire is a broker, so wholesale lenders review each file and make the credit decision.

How Underwriting Treats a Rental Line, Step by Step

A lender works through the same gates in roughly the same order. Failing any one of them ends the file, so check them before applying.

1. Vesting. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on the line.

2. First lien. The existing first mortgage documents must not forbid or restrict an added lien. Read them, or ask the servicer, before spending money on anything else.

3. Property type. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos, are eligible. Five or more units, mixed-use, commercial, manufactured homes, log homes, co-ops and condotels are not offered.

4. Occupancy. A fully rented property follows the investment table. If the owner lives in one unit of a duplex, the file can move to the primary-residence table, which has different ceilings.

5. Credit. The minimum score is 700, and the report must be no more than 90 days old at closing. A 720 score reaches the same 70% ceiling as a 700, so a higher score buys eligibility rather than extra leverage.

6. Leverage. On an investment property the ceiling is 70% CLTV. That is the top of the table, with no tier above it.

7. Line size. Lines run from $25,000 to $500,000. There is no investment tier above $500,000.

8. DTI. The maximum is 50%. A ratio above 45% requires a score of at least 680, which a 700 floor already satisfies. The file is qualified on the interest-only payment calculated on the maximum draw.

9. Valuation. At or below $500,000, lines ordinarily use an automated valuation with no traditional appraisal. A recently renovated property may need a full appraisal to capture its new value, and a borrower can request one in any case.

10. Exposure. A borrower is limited to three lines, and owning more than 15 financed properties makes the borrower ineligible.

The structure is a 5-year interest-only draw followed by a 25-year amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed. Every figure is subject to lender guidelines and full file review. This is not a commitment to lend.

How the DSCR Path Qualifies Instead

When the borrower file or the vesting is the obstacle, the rent-based route takes over. Across Lendmire’s wholesale network, a DSCR cash-out refinance replaces the first mortgage and is reviewed on rent against the full payment.

Here is where the numbers typically land on most files:

  • Leverage: cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. On short-term-rental collateral, cash-out drops to 70%, while the standard-rental ceiling stays at 75%.
  • Coverage: 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
  • Reserves: these vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common, conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months.
  • Terms: the spine is the 30-year fixed. Select lenders add 40-year terms and interest-only periods, and ARM structures exist for investors who want them.

Entity-owned rentals generally go this route, subject to program terms for LLC eligibility. The file still needs entity documents, a guaranty, a credit review, reserves, HOA documents where relevant, title review, and rent evidence. Rent evidence is a signed lease or a market-rent appraisal, using the standard rent schedule forms (Form 1007 for single-family, Form 1025 for small residential income property). Lendmire’s piece Can You Take Out A HELOC On A Rental Property? covers the borrower-side basics.

Worked Example: Two Tests, One Rental

Run the numbers on a rental with a first lien equal to 40% of value. The investment ceiling is 70% CLTV, so the line can reach up to 30% of value, subject to the $500,000 cap. On a high-value property, the dollar cap can bind before the percentage does.

Now take the coverage side, which matters if a second lien is qualified on rent. The test uses the combined monthly obligation of both loans plus HOA dues. Picture a rental where the first loan alone clears roughly 1.3x. Add a second payment, and the combined ratio can slide toward 1.05x or lower. A property that passes alone can fail once both payments sit against one rent figure.

Combined leverage is tested separately. Strong rent does not fix thin equity, and ample equity does not fix thin rent. The strongest files clear both tests.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What the Ratio Does Not Tell You

DSCR compares rent to PITIA and nothing else. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money in a month with a vacancy and a roof repair.

Debt coverage also ignores what happens when the line’s payment changes. A line carries its own risks. According to the CFPB’s HELOC explainer, a typical plan has a draw period followed by a repayment period, payments are often significantly higher once repayment starts, and some plans require the whole balance at once. The CFPB’s HELOC brochure adds that some plans allow interest-only payments during the draw and that a variable rate means payments can change even without new draws. That material is written for consumer homes, so use it for product mechanics only. On a rental with thin margins, a floating payment is a real stress point.

A larger down payment, or a lower balance, can lift coverage. It never erases leverage caps, credit floors, reserve rules or property eligibility.

Where the General Rule Breaks

LLC-held rentals. The line cannot go on an LLC-owned property. The fixes are a vesting change into your name or a revocable trust, or a DSCR cash-out refinance, subject to lender program eligibility.

Lower credit. The investment line floors at 700 with no tier beneath it. Below that, the DSCR route has floors around 620 to 660 in parts of the network, with leverage and pricing adjusted.

Sub-1.00 rent coverage. The HELOC does not care about rent, so coverage is irrelevant there. On the DSCR side, coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Ask whether you should use it. If the property needs it just to qualify, revisit the property or the leverage.

Short-term rentals. Leverage runs lower on STRs than on standard rentals. Expect a 640 or better score and about 12 months of hosting history, with purchase leverage up to 75% and refinance and cash-out around 70%. Short-term rental rules vary by city, county, HOA and property type, so confirm local rules before relying on projected rental income. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

A line on your own home. Using a primary-residence line to fund a rental has higher ceilings. Primary lines reach 90% CLTV only at a 720-or-better profile, and they can go to $750,000. The tradeoff is that the home you live in becomes the collateral. That is a personal risk decision, not just a qualification shortcut.

Availability among banks. NerdWallet’s explainer says fewer lenders offer lines on investment properties and requirements run stricter. Market surveys report that lenders commonly look for a score of 720 or better. Lendmire’s network figure for an investment line is a 700 minimum.

Ineligible property. DSCR on manufactured homes (single- and double-wide), log homes and barndominiums is not offered in the network.

Which Gate Are You Failing?

Symptom Likely cause Next move
Declined at intake Title in an LLC Re-vest or use DSCR cash-out
Lender stalls First-lien restriction Read loan documents, ask servicer
Score under 700 Credit floor Work the score or use DSCR path
DTI above 45% Income or debt load Pay down debt, or shift to DSCR
Line too small Dollar cap or CLTV Check 70% math, consider cash-out
Coverage short Rent below payment Lower leverage, reprice, or review sub-1.00 options
Property refused 5+ units or mixed-use Check eligible property list

Documents to Line Up First

  • Vesting and title information
  • Current first mortgage statement and loan documents
  • Credit report timing (no more than 90 days old at closing)
  • Insurance declarations and HOA documents where relevant
  • Leases or a market-rent appraisal, for the DSCR path
  • Entity documents and a guaranty, for the DSCR path
  • A list of financed properties, since exposure limits count them

Do not misstate how the property is used. Occupancy drives which table the file lands on, and an inaccurate answer is a problem far larger than a lower ceiling.

Which Path Fits You?

A line suits an investor with strong personal credit and low DTI, a rental in their own name or a revocable trust, and a first mortgage they want to keep. A DSCR cash-out suits entity-owned rentals, higher DTI or complex income, and anyone willing to replace the first mortgage.

There is a flip point. If the first mortgage is one you would not want to lose, the line wins even at a lower leverage ceiling. If the first mortgage is one you would happily replace, the DSCR route is usually cleaner. Some investors use both in sequence: a line during acquisition or renovation, then a DSCR term loan once the property stabilizes.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a DSCR HELOC use my personal income?

A true HELOC does, through credit, DTI and CLTV. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, though it still requires a credit review, reserves and entity documents.

Can my LLC hold the line?

Not on the investment HELOC, since title must be held by an individual or a revocable living trust. An LLC-owned rental generally goes the DSCR cash-out route, subject to program terms.

Can I keep my existing first mortgage?

Yes on the line, provided your first-lien documents do not restrict an added lien. A DSCR cash-out replaces the first mortgage instead.

How many rentals can I borrow against?

A borrower is limited to three lines, and owning more than 15 financed properties makes the borrower ineligible for the line. A DSCR cash-out has no personal-line limit, though lenders review the whole portfolio.

Will clearing 1.00 mean the rental cash flows?

No. The ratio leaves out repairs, vacancy, management, utilities and capital costs, so a rental can clear it and still lose money in a bad month.
