Max LTV on an Investment Property HELOC With an Existing Mortgage

Max LTV on an Investment Property HELOC With an Existing Mortgage

The Quick Read: On an investment property, the ceiling across Lendmire’s wholesale network is 70% combined loan-to-value (CLTV), and the existing mortgage counts against that number. A rental with a first mortgage near 70% of value has almost no room left for a line, subject to lender guidelines and full file review.

  • The 70% CLTV ceiling on an investment line is the same at 700 and at 720 credit, so a higher score buys eligibility, not more leverage.
  • The first mortgage and every other recorded lien come out of the same 70% bucket.
  • Investment lines run from $25,000 up to $500,000, and nothing sits above that tier.
  • Title must be held by the individual borrower or a revocable living trust. An LLC cannot hold title on this product.
  • Lines are available in 16 full-service states only, narrower than the DSCR footprint.

What Does “Max LTV” Mean When You Already Have a Mortgage?

The number that matters is combined loan-to-value, not plain LTV. CLTV adds every mortgage balance on the property and divides by the property value. The HELOC is new debt stacked behind (or sometimes in front of) the old debt, and the lender tests the whole stack.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The formula is short: value × ceiling − existing liens = maximum line. On the network’s investment ceiling, that means value × 70% minus the first mortgage balance. Run it in percentages of value. A rental valued at 100 with a first mortgage at 55 leaves 15 of headroom. A rental with a first mortgage at 68 leaves 2, which falls well short of the $25,000 minimum line on almost any property. A rental with a first at 70 or higher leaves nothing.

The CFPB defines equity as the home’s value minus what you owe on the mortgage, and describes a HELOC as an open-end line you can borrow against repeatedly. Equity is the raw material. The ceiling decides how much of it a lender will let you touch.

The Network Ceilings by Occupancy

The ceiling depends on how the property is used, and it drops hard for rentals. Here is how the tiers line up across the network’s home equity line programs.

Occupancy Max CLTV Credit needed
Investment property 70% 700 minimum
Primary residence up to 90% 720 or better
Second home up to 90% 720 or better

Do not carry the 90% figure over to a rental. It exists only on primary and second-home lines, and only at a 720-or-better profile. For investment, the table is two tiers deep: 720 and 700 both reach 70%, and 700 is a hard floor with no tier beneath it.

For context, NerdWallet reports that market-wide, a typical investment-property HELOC tops out around 80% LTV with many lenders below 70%, against 90% for a primary home. That is a market survey figure. The network figure for an investment line is 70%.

How Underwriting Treats It, Step by Step

Here is the sequence a file moves through.

1. Value the property. Lines at or below $500,000 ordinarily run on an automated valuation, with no traditional appraisal. A higher CLTV may trigger a secondary valuation, and a borrower can ask for a full appraisal in any case. Because an investment line caps at $500,000, it sits in the automated-valuation lane by design.

2. Apply the ceiling. Multiply that value by 70%.

3. Subtract every recorded lien. The first mortgage, any existing second, and any other lien come out of the same bucket. What remains is the headroom.

4. Check the dollar limits. Lines run $25,000 to $500,000 (Michigan’s floor is $10,000). Headroom under the minimum means no line, even if the percentage math is positive.

5. Run the personal tests. Credit is 700 minimum on an investment line. DTI is 50% at most, and it is qualified on the interest-only payment calculated on the maximum draw. That last detail catches people. The test runs on the full line, not on what you plan to use. Credit reports must be no more than 90 days old at closing.

6. Confirm title and property type. Covered below. Failures here end the file no matter how much equity exists.

The order matters: percentage ceiling first, then dollar limits, then credit and DTI, then title. A file can clear three and die on the fourth.

Does the Existing Mortgage Stay in Place?

Yes. On this product the HELOC is a standalone line in first or second lien position. Most rentals with a mortgage take the second position, and the first mortgage is left alone. That is the whole appeal for an investor with a first mortgage they do not want to disturb.

Structure on an investment line is fixed. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. After closing, the minimum subsequent draw is $1,000 under the program that states one (Texas is $4,000).

Think about what “75% drawn at closing” means for the math. You are not opening a dormant safety net. Most of the line becomes debt on day one, and the qualifying payment already assumes the maximum draw.

Sensitivity: How the First Mortgage Shrinks the Line

Run the same rental at different first-mortgage balances, all expressed as a percentage of property value, against the 70% investment ceiling.

First mortgage (% of value) Headroom (% of value) What happens
0% (free and clear) 70% Full ceiling, capped at $500,000
40% 30% Solid line, dollar cap may bind on high values
60% 10% Small line, minimum may bind
68% 2% Below the $25,000 minimum on most properties
72% None Over the ceiling, no line

Two things bind in practice. On a high-value, low-leverage rental, the $500,000 cap binds before the percentage does. On a recently purchased rental, the percentage binds first, because purchase leverage of 75%-80% already sits above the 70% line ceiling. A rental bought last year with 20% down is, at the start, over the ceiling. It takes appreciation or paydown to open headroom. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Where the General Rule Breaks

LLC title. This is the sharpest edge. Title must be held by an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a different product. A DSCR cash-out refinance is the usual alternative, because it works with entity ownership, subject to program terms.

Property type. Eligible: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning.

Multiple lines. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

State quirks. Texas limits properties to 10 acres. New Mexico and Ohio apply CLTV caps that depend on the credit profile. Texas homestead rules apply to primary residences, not to Texas investment properties, which are eligible as non-homestead transactions.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Availability. Lendmire brokers these lines in its 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

What About a Line on Your Home Used for the Rental?

Many investors skip the rental as collateral and borrow against their own residence instead. That changes the occupancy tier. On a primary residence, the ceiling reaches 90% CLTV, but only at 720 or better credit. Lines above $500,000 are primary-residence only, require 700 or better credit (720 on the longer-runway structure), cap at 75% CLTV, and need a full appraisal.

The tradeoff is risk. The debt now sits against the home you live in, not the rental. A rental downturn can still cost you the residence.

HELOC or DSCR Cash-Out: How the Decision Looks

A HELOC is a personal-credit product. It underwrites the borrower: credit, DTI, and title in the right name. A DSCR loan is a property-income product, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that side in full.

Factor Investment HELOC DSCR cash-out refinance
Existing first mortgage Stays in place Paid off and replaced
Max leverage 70% CLTV Around 75% LTV on most programs
Reviewed on Credit and DTI Rental coverage
LLC title Not allowed Allowed, subject to program eligibility
Size $25,000-$500,000 Up to $3,000,000 on standard programs

Use the HELOC when four things line up: the first mortgage is low enough to leave real headroom, DTI and credit clear the tests, title is personal or in a revocable trust, and you want the first lien untouched. If any one fails, the DSCR cash-out is the cleaner path. It replaces the first lien, so it is a different decision from adding a second one.

One honest caution. DSCR coverage compares rent to the full monthly obligation. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside that ratio.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every mortgage balance on the property and divides by its value.

Headroom: The part of the ceiling left after subtracting existing liens.

Draw period: The stretch when you can borrow against the line, interest-only on these structures.

Lien position: Where a loan ranks for repayment, first or second, on the same property.

Automated valuation: A computer-generated value estimate used in place of a traditional appraisal.

Practical Next Steps

Pull the current first-mortgage balance and a realistic value. Divide one by the other to get your first-lien percentage. If it sits near or above 70%, a HELOC will not work. Check how title is held. Then compare against a DSCR cash-out if the numbers or the vesting fail. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Is the 70% ceiling the amount I can borrow?

No. It is the cap on all debt against the property combined. The line equals value × 70% minus your existing liens, then it must also fall between $25,000 and $500,000. If the first mortgage uses most of the 70%, little or nothing is left.

Does a higher credit score raise the investment ceiling?

No. On an investment line, 700 and 720 both reach 70% CLTV, and 700 is the minimum with no tier below it. A stronger score helps eligibility and file strength, not leverage. The 90% tier exists only on primary and second-home lines at 720 or better.

Will a full appraisal be required?

Usually not. Investment lines cap at $500,000, and lines at or below that size ordinarily use an automated valuation. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.

Can I get the line if the rental is owned by my LLC?

Not on this product. Title must sit with the individual borrower or a revocable living trust. An LLC-held rental needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.

Why do other sources quote higher or lower numbers?

Caps vary by lender, occupancy, and credit. NerdWallet notes that requirements vary by lender and that fewer lenders offer investment-property lines. Those are market-wide ranges. The network figure for an investment line is 70% CLTV.
