Investment Property HELOC Requirements on a 2-4 Unit Rental

Investment Property HELOC Requirements on a 2-4 Unit Rental

The Quick Read: A home equity line on a duplex, triplex, or fourplex is available through select lenders, but it is underwritten on you, not on the building’s rent. On the wholesale network Lendmire works with, an investment line needs a 700 credit score, stays at or under 70% combined loan-to-value, and caps at $500,000. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

  • Property: The building must have 2-4 units on one title. Buildings with 5+ units, mixed-use buildings, and manufactured homes are not offered.
  • Title: You must hold it personally or in a revocable living trust. An LLC cannot hold title on this line.
  • Leverage: The ceiling is 70% CLTV on an investment property. A score above 700 buys eligibility, not extra leverage.
  • Qualification: The file is reviewed on your credit, your debt-to-income ratio (50% maximum), and documented personal income.
  • Fit: A building bought recently with a normal down payment usually has no room left, so a DSCR cash-out refinance is often the better tool.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line you borrow against, secured by a property you already own.

CLTV: Combined loan-to-value adds every loan on the property, including the new line, and divides the total by the property’s value.

DTI: Debt-to-income compares your monthly debt payments to your monthly income.

DSCR: Debt service coverage ratio divides a property’s monthly rent by its monthly PITIA, which is principal, interest, taxes, insurance, and any association dues.

Lien position: This is the order in which lenders get repaid, so a HELOC behind your first mortgage is a second lien.

Automated valuation: A software estimate of value that stands in for a traditional appraisal.

Vesting: This is how your name, or an entity’s name, appears on the property’s title.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Counts as a 2-4 Unit Rental?

A 2-4 unit rental is one building with two to four residential units under one title. Duplexes, triplexes, and fourplexes all qualify. A single-family home with a rented basement is not a duplex, because the lender looks at how the property is legally classified.

The line stops at four units. A five-unit building is commercial lending, and it is not offered on this line. Mixed-use buildings, such as a storefront with apartments above, are also out. So are commercial, manufactured, co-op, condotel, log home, and agriculturally zoned properties.

The eligible list is wider than many investors expect. Single-family homes, townhomes, PUDs, and condos (including non-warrantable condos) all qualify, along with 2-4 unit buildings. Unit count by itself does not change the leverage ceiling on an investment line.

The Requirements at a Glance

These figures describe select wholesale lenders in the network. Each is subject to lender guidelines and full file review, and none is a commitment to lend.

Factor Investment 2-4 Unit Line
Maximum CLTV 70% on an investment property
Line size $25,000 to $500,000
Minimum credit score 700, with no tier below it
Maximum DTI 50%
Title Individual or revocable living trust
Lien position First or second
Valuation Automated valuation is typical
Structure 5-year interest-only draw, 25-year repayment

Two notes on the table. A 720 score and a 700 score reach the same 70% ceiling on an investment line. And the credit report must be no more than 90 days old at closing, so an old pull will not carry the file.

How Underwriting Treats a HELOC on a Rental

A HELOC on a rental is underwritten on the borrower. That is the biggest difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here the building’s rent does not set your line.

Here is how the review runs, step by step.

1. Property screen. The lender confirms the building is 2-4 units on one title and is an eligible type.

2. Title screen. The lender confirms that you, or your revocable trust, hold title.

3. Credit and DTI. The lender checks your score against the 700 floor. It then tests DTI against the 50% maximum, using the interest-only payment calculated on the maximum draw. That detail matters, because it tests you at a larger balance than you may plan to use.

4. Documents. A W-2 landlord typically supplies pay stubs, a rental schedule, current leases, and mortgage statements on every financed property. A self-employed borrower can use a bank-statement variant, which is reviewed on documented income under the applicable program. The statements prove income only. They do not change the equity math.

5. Equity sizing. The lender takes the property’s value times the 70% ceiling, subtracts every existing lien, and caps the result at $500,000.

6. Valuation. Because the line tops out at $500,000, an automated valuation is the normal path and a traditional appraisal is usually not needed. You can request a full appraisal in any case.

Across the network, rent helps your file mainly as documented income and as evidence that the building carries itself. It never sets the line size.

Worked Example: Where the Equity Runs Out

Run the numbers on a fourplex, using modeled percentages rather than market data. Say the first mortgage sits at 55% of the building’s value. The ceiling is 70%, so about 15 points of value are available, before the $500,000 cap applies.

Now picture a second owner whose first mortgage sits at 68% of value. That leaves 2 points of room. On a building worth a few hundred thousand dollars, that is rarely worth a new line.

This is why a recent purchase is the classic dead end. Most purchase files land at 75%-80% LTV, which puts the first mortgage at or above the 70% ceiling on day one. Paydown or appreciation has to create headroom first. Lendmire’s piece Investment Property HELOC CLTV Caps on a 2–4 Unit Rental walks through the sizing in more detail. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

How the Line Works After Closing

A HELOC is an open-end line of credit. You can borrow, repay, and borrow again during the draw period, as the CFPB’s overview of home equity lines explains. Your first mortgage stays in place. The HELOC sits behind it as a second lien.

Market structures and this network’s investment structure differ. NerdWallet’s investment-property guide describes a typical 10-year interest-only draw followed by up to 20 years of repayment. On this network’s investment line, the structure is a 5-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed.

The same guide notes that lenders see higher default risk on rentals, which is why the lender pool is smaller. A line can also shrink. Under the CFPB’s HELOC booklet, lenders can generally freeze or reduce a line if the home’s value falls. Do not build a business plan that depends on the line staying open at full size.

Title: Why an LLC Stops the File

Title is a hard stop, not a preference. On this line, fee simple or leasehold title must sit with you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan, where a borrower can often hold the property in an LLC, subject to lender program eligibility. If your fourplex is already deeded to an LLC, you have three paths:

  • Change the vesting into your name or a revocable trust, if that makes sense for your liability planning.
  • Draw on a different property you own personally.
  • Use a DSCR cash-out refinance, which works with entity ownership.

Occupancy Changes the Table

Whether you live in one of the units changes the line entirely.

Factor Every Unit Rented You Live in One Unit
Treated as Investment property Primary residence
Maximum CLTV 70% Up to 90%, only at a 720+ score
Minimum credit score 700 Lower floors apply
Lines above $500,000 Not available Possible, with a full appraisal

The primary-residence column is a different product with its own rules. Credit tiers and leverage vary, and the 90% figure exists only at a 720-or-better credit profile. If you plan to move out later, tell the lender up front, because the occupancy you state shapes which table applies. Never assume the owner-occupied ceiling carries over to a fully rented building.

Where the General Rule Breaks

The usual advice says to apply with the lender you already know. On a 2-4 unit rental, that advice often fails. These are the edge cases that catch investors.

Depository lenders decline rentals. Not all lenders offer investment-property lines, and requirements are strict, per NerdWallet. Large retail lenders often stop at owner-occupied properties. A broker sees many lenders’ guidelines at once, and that is the practical value of shopping the network.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path. A deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Portfolio limits. A borrower is limited to three lines. Combined exposure caps depend on the program and run from $750,000 to $2,000,000. A borrower who owns more than 15 financed properties is not eligible.

Borrower profile drags the file. Because the line is a full-documentation product, anything that depresses your documented income or raises your DTI can sink it. Heavy rental losses on your returns are one example.

Narrow geography. HELOC availability is narrower than Lendmire’s 41-market DSCR footprint. Check availability early rather than late.

HELOC or DSCR Cash-Out: Choosing the Tool

The two products solve different problems. A HELOC keeps your existing first mortgage and adds a second lien. A DSCR cash-out refinance replaces the first mortgage and is judged on the building. Lendmire’s complete DSCR loans guide covers the full DSCR side of that comparison.

Factor Investment HELOC DSCR Cash-Out
Reviewed on Your credit, DTI, income Property rent vs. payment
Max leverage 70% CLTV, investment About 75% LTV, standard rentals
Existing mortgage Stays in place Gets replaced
Title Individual or revocable trust LLC may work, per program
Size cap $500,000 Up to $3,000,000 on standard programs

Most DSCR cash-out files cap near 75% LTV on standard rentals, and short-term-rental collateral caps near 70%. Seasoning of about 6 months is the common expectation. Reserves vary by lender, leverage, loan size, and transaction type, and commonly run around 6 months of PITIA.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and capital expenses all sit outside the calculation.

Choose the HELOC if you have strong personal credit and low DTI, hold a first mortgage worth keeping, and own the building in your own name. Choose the DSCR cash-out if the building sits in an LLC, if your personal DTI is stretched, or if you want a larger draw than $500,000. Many investors end up using both, on different properties.

Common Mistakes

  • Assuming rent qualifies you. It does not size the line. Your credit and DTI do.
  • Expecting a higher score to unlock more leverage. On an investment line, 700 and 720 reach the same ceiling.
  • Ignoring the draw-at-closing requirement. At least 75% of the line is drawn at closing, so you start paying on most of it right away.
  • Planning around a recent purchase. The first mortgage usually leaves no room yet.
  • Forgetting the freeze risk. A line can be reduced if value falls.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a HELOC on a fourplex I rent out?

Yes, through select lenders, with limits. Title must be in your name or a revocable trust. The line is capped at 70% CLTV and $500,000, and you need a 700 credit score. Qualification is on your personal credit and income, subject to lender guidelines.

Does a duplex qualify if I live in one side?

It can, and it moves to a different table. If you occupy one unit, the line can be treated as a primary residence, which has higher leverage available at a 720+ score. If every unit is rented, it is an investment line at 70% CLTV.

Is a five-unit building eligible?

No. Buildings with 5+ units are commercial and are not offered on this line. Mixed-use buildings are also not offered. If you own a five-plus-unit property, a commercial or DSCR-style financing path is the more realistic route.

Can my LLC get one?

Not on this line. LLCs cannot hold title, so a property already in an LLC needs a vesting change or a different product. A DSCR cash-out refinance can work with entity ownership, subject to lender program eligibility.

Can I borrow against a building I just bought?

Rarely. Most purchase files sit at 75%-80% LTV, which is at or above the 70% investment ceiling. You usually need paydown or appreciation first.
