DSCR HELOCs for Miami Investors Borrowing Against a Rental

DSCR HELOCs for Miami Investors Borrowing Against a Rental

The Quick Read: A DSCR HELOC is usually two separate approvals, not one product. A home equity line is judged on you and your equity. A DSCR loan is judged on whether the rent covers the property’s payment.

  • On Lendmire’s network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score.
  • The line is underwritten on your credit, debt and equity, not on the rent.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • Clearing 1.00 on the DSCR side does not mean the deal cash flows once a line payment is added.
  • Miami condos add a wild card: HOA dues and assessments pull the coverage ratio down.

What Does “DSCR HELOC” Actually Mean?

Nobody sells one standard product under this name. It is mostly a search label that blends two different loans.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A DSCR loan is a closed-end loan. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A home equity line of credit (HELOC) is a revolving line secured by a property. You borrow, repay, and borrow again up to a limit.

Some sellers market a rent-qualified revolving line and call it a DSCR HELOC. Terms vary a lot from seller to seller. Across Lendmire’s wholesale network, the picture is simpler. The HELOC looks at you. The DSCR loan looks at the rent. Most Miami investors who say they want a DSCR HELOC want one of two things: cash out of a rental they own, or a down payment for the next one.

Lendmire is a DSCR-focused mortgage broker with DSCR programs available in 41 markets, including Washington, D.C. Its HELOC placements run through a narrower set of 16 full-service states, and Florida is one of them.

How a Rental HELOC Gets Underwritten, Step by Step

The line gets sized and judged in a fixed order. Here is how the deal works.

1. Pick the collateral. A line on your primary home is the easier approval. A line on an existing rental is tighter. Primary-home lines reach 90% CLTV, but only at a 720-or-better credit profile. An investment property tops out at 70% CLTV, period.

2. Size the line. Take the property value, multiply by the CLTV ceiling, and subtract every lien already on it. The result is capped at $500,000 on an investment property.

3. Underwrite you. The lender checks credit and debt-to-income (DTI). DTI maxes at 50%, measured on the interest-only payment at the full draw. Above 45% DTI, you need at least a 680 score. The 700 minimum on an investment line already clears that.

4. Set the structure. Investment lines run a 5-year interest-only draw, then 25 years of repayment. At least 75% of the line is drawn at closing. Pricing floats the whole way and never converts to fixed. Later draws carry a $1,000 minimum.

5. Value the property. Because the line caps at $500,000, it normally runs on an automated valuation instead of a full appraisal. You can request a full appraisal anyway.

6. Collect the file. Expect a credit report, existing lien statements, and property and title details. No lease is the star of this file. That is the DSCR loan’s job.

One point surprises people. Above 700, a better score buys eligibility, not extra leverage. A 700 and a 740 land at the same 70% cap on a rental.

Key Terms Defined

HELOC: An open-end line of credit secured by a property. The CFPB explains that you can borrow against it repeatedly during a draw period, and that falling behind puts the collateral at risk. For you, the collateral is the home or rental behind the line.

DSCR: Monthly rent divided by PITIA. PITIA means principal, interest, taxes, insurance and any HOA dues.

CLTV: Combined loan-to-value. Every lien on the property, added together, divided by its value.

Draw period: The stretch when you can pull money from the line. On an investment line here, that is five years, interest-only.

Lien position: Whether the line sits first or second behind your existing mortgage. Lines on this network can sit in either position.

Vesting: How title is held. It decides which entities can borrow.

Where Does DSCR Come In?

DSCR enters at the rental purchase or refinance, not at the line. That is the mechanic most people miss.

Say you tap a primary-home line to fund your down payment. The DSCR lender then reviews the rental on its own numbers. Across most programs in the network, a purchase lands at 75%-80% loan-to-value (LTV), meaning 20%-25% down. Select programs reach 85% LTV with roughly a 700-plus score. On a cash-out refinance, most of the network tops out near 75% LTV, with about six months of ownership as the usual expectation. Short-term-rental collateral is tighter: a 70% ceiling on a cash-out and 75% on a purchase.

Coverage is where it gets interesting. A 1.00 ratio is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Credit floors vary too: 620 in parts of the network, around 660 for most programs, and 700-plus for the strongest leverage tiers. Reserves commonly run around six months of PITIA, though they vary by lender, loan size and transaction type.

The HELOC payment generally stays out of the DSCR ratio. Here’s the catch. That payment still comes out of the same rent.

Think about what DSCR leaves out: repairs, vacancy, management, utilities and capital expenses. A rental can clear 1.00 and still lose money each month. (Miami landlords know this better than most.)

Which Route Fits? A Side-by-Side

Route Judged on Title Main tradeoff
Investment-property HELOC Your credit, DTI, equity You or revocable trust 70% CLTV, $500,000 cap
Primary-home HELOC Your credit, DTI, equity You or revocable trust Puts your home at risk
DSCR cash-out refinance Rent vs. PITIA LLC may work, per program terms Replaces your first loan
DSCR purchase, equity from elsewhere Rent, plus separate line Varies by structure Two payments to carry

For a deeper look at the first two, see Lendmire’s comparison of a HELOC versus a cash-out refinance on a rental. The trade comes down to your existing first mortgage. A line sits beside it. A cash-out refinance replaces it.

Where the General Rule Breaks

Rules of thumb fail in Miami more often than elsewhere. These are the named edge cases.

LLC title. This is the most common stall. A property deeded to an LLC cannot take a line on this network. Corporations, partnerships and land trusts are out too. You need a vesting change into your own name or a revocable living trust. The alternative is a DSCR cash-out refinance, which can work for LLC-titled properties subject to lender program eligibility. Some investors hold the deed personally and run operations through the LLC, though one BiggerPockets thread shows how divided investors are on that setup. Talk to an attorney before moving title.

Portfolio limits. A borrower can hold three lines. Anyone with more than 15 financed properties is not eligible.

Condos. Condominiums, including non-warrantable ones, are eligible. Condotels, co-ops and manufactured homes are not offered. Miami has plenty of condotel-style buildings, so check how yours is classified before you apply.

Short-term rentals. The line is judged on you, so Airbnb income helps only where it is documented and counted. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Lender pool. Plenty of banks write a HELOC on a primary home only. Investors in this BiggerPockets discussion describe a short list of banks and credit unions that will lend against a rental. That matches what a broker sees: a rental line is a narrow product.

The primary-home workaround. Some investors open a line while living in the home, then convert it to a rental later. It is a real workaround. But the line’s occupancy terms control it, and renting the home out may be prohibited under those terms.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Why Miami Condos Change the Math

A DSCR ratio uses full PITIA, HOA dues included. In Miami’s condo-heavy market, HOA dues are often the swing factor. Local commentary describes rising assessments tied to Florida’s reserve and inspection rules after the Surfside collapse. A higher HOA lowers the coverage number and shrinks what the rental supports.

Insurance pushes the same direction. If your coverage is 1.05x on paper, one renewal can drag it under 1.00. Get a fresh insurance quote and the building’s current dues before you structure anything.

A Worked Example

Picture a Miami condo you own as a rental. Your first mortgage sits at 55% of its value. An investment line allows up to 70% CLTV. That leaves 15 points of room before the dollar cap applies.

Now run both tests. The line test asks whether you have equity, a 700-plus score and DTI under 50%. The DSCR test, on the next rental you plan to buy, asks whether that property’s rent clears roughly 1.2x its own PITIA.

Both can pass. Yet the stacked picture may be thin. A floating line payment lands on top of the original mortgage, and every new loan shows on your personal credit report, which shrinks the next line. Honestly, the strongest Miami files here pair real equity with a coverage ratio that clears with room to spare.

What Are the Risks?

The risk is not the draw. It is the repayment.

The CFPB’s HELOC booklet explains that a lender may freeze or reduce a line if the property’s value falls or your finances worsen. It also notes that renting out the home may be prohibited under a line’s terms. That booklet was written for owner-occupied homes. It is useful here for the mechanics, not as a rulebook for investment lines.

Four risks matter most:

  • Floating pricing. It never converts to fixed, so the cost of carry moves.
  • Repayment step-up. After the interest-only draw ends, the payment includes principal.
  • Collateral. A line on your home risks your home. A line on a rental risks the rental.
  • Over-leverage. Combined debt on a Miami condo can outrun a soft rent market.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What If the Line Isn’t Available?

A decline is usually a product-policy issue, not a verdict on you. Work through it by situation:

  • Title in an LLC? Look at a vesting change or a DSCR cash-out refinance.
  • Equity above the 70% cap or $500,000? A DSCR cash-out refinance, at around 75% LTV on most of the network, can reach further.
  • Condo not eligible as a condotel? Equity from a different property may be the cleaner path.
  • Credit under 700? An investment line is closed, but a DSCR loan has lower floors in parts of the network.

Files get stuck on title and condo classification far more often than on credit. Sort those two first, then run the numbers. Frequently Asked Questions

Does a DSCR HELOC qualify on rent like a DSCR loan?

Not on this network. The line is underwritten on your credit, DTI and equity. Rent matters on the DSCR purchase or refinance. Other sellers market rent-qualified lines, so confirm what any product actually underwrites before you apply.

Can I use line proceeds as a down payment on my next DSCR purchase?

Often, yes. The line and the DSCR loan are separate approvals. How borrowed funds are treated for down payment or reserves varies by lender, so ask before you commit. Reserves commonly run around six months of PITIA, subject to lender guidelines.

Does a higher credit score raise my line on a rental?

No. On an investment property, 700 and 720 both land at the same 70% CLTV and $500,000 cap. Credit above 700 improves eligibility, not leverage.

Can my LLC take out the line?

No. Title must be held by you or a revocable living trust. LLCs, corporations, partnerships and land trusts cannot hold title on the line. A DSCR cash-out refinance may work for an LLC-titled property, subject to program terms.

Will clearing 1.00 on DSCR mean my Miami rental cash flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, capital expenses and your line payment sit outside the calculation.
