How to Refinance a Hard Money Loan With No Seasoning

How to Refinance a Hard Money Loan With No Seasoning

The Quick Read: You can skip the waiting period only when the new loan pays off the bridge and returns no cash to you, because a payoff-only refinance typically faces little or no ownership clock, while any cash back triggers the cash-out clock of about six months from title recording. Seasoning is lender policy, not law, so each program sets its own rule.

  • A payoff-only refinance covers the hard money principal, accrued interest, exit fees and closing costs, and nothing more.
  • Any cash to you makes it a cash-out refinance, and a true zero-seasoning cash-out does not exist.
  • The clock runs from the recorded title date, not from the hard money funding date or the rehab completion date.
  • A DSCR loan is the usual exit, and it still tests rent coverage, reserves, credit and appraised value.
  • Your best move is to pick the loan type first, then plan the application around the hard money maturity date.

Key Terms Defined

Seasoning is the minimum time a lender wants you to have owned a property before it will lend against a new appraised value.

Payoff-only refinance (also called rate-and-term) is a new loan that repays the old one and returns no cash at closing.

Cash-out refinance is a new loan larger than the payoff, with the difference paid to you.

DSCR means debt service coverage ratio. It compares the property’s monthly rent to its full monthly obligation: principal, interest, taxes, insurance and any association dues.

LTV is loan-to-value, the loan balance divided by the property’s appraised value.

Delayed financing is an agency exception that lets some cash buyers borrow against a recent purchase without waiting out the clock.

What Does Refinancing a Hard Money Loan With No Seasoning Actually Mean?

It means a payoff-only exit. The seasoning rule exists so a lender can rely on a new appraisal rather than your purchase price. When the new loan does not pull equity out, that concern shrinks, and many DSCR programs apply little or no waiting period.

Two things trip investors up. First, they assume a high appraisal right after the rehab means more cash. Inside the seasoning window, it usually does not. Second, they assume any hard money payoff is automatically a payoff-only refinance. It is only payoff-only if no cash comes back to you.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. No federal rule sets the seasoning period for them. Each program in the network sets its own, along with its own exceptions and document list.

Step One: Classify the Refinance

Everything else follows from the loan type. Decide which of these three you are asking for.

Type Cash to you Value used Seasoning
Payoff-only None Appraisal Little or none
Cash-out on rehab value Yes Appraisal Clock applies
Cash-out on cost Yes Documented cost Exception-style

The third row is the narrow case. If you bought with your own cash, an exception path may return your documented cost, not your post-rehab value. If hard money financed the purchase, that path is usually closed.

How Underwriting Treats the File, Step by Step

Here is the sequence a file moves through, based on how DSCR loans are reviewed across the wholesale network Lendmire works with.

1. Loan purpose. The reviewer confirms whether any cash comes back. A payoff that also funds extra reserves or the next deal is cash-out.

2. The clock. For cash-out, ownership is measured from the recorded title date. The hard money funding date, the rehab completion date and the payoff date do not restart or shorten it.

3. The payoff statement. Underwriting needs a current hard money payoff with a lien release. Extension fees and accrued interest can make the payoff grow while you wait.

4. Value. An appraisal sets the number the leverage cap applies to. This is where seasoning matters most.

5. Rent coverage. The DSCR test divides monthly rent by the full monthly obligation. A DSCR loan that returns cash has a larger balance, so it has a harder coverage test than a payoff-only one.

6. Reserves and credit. Reserves commonly run around six months of PITIA, with loans above $1,500,000 typically stepping up to about nine. A 620 score is the floor in parts of the network, most programs want around 660, and 700 or higher opens the strongest tiers.

Clearing the coverage test is not the same as positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside it.

The Delayed Financing Trap

Delayed financing rarely fits a hard money purchase. Investors see it listed as a way around the waiting period and assume it covers them. It was built for cash buyers.

The Fannie Mae Selling Guide lists delayed financing as an exception to its six-month title requirement. It is agency material, and it does not govern DSCR loans. It is useful here only as contrast. The archived guide text requires an arm’s-length purchase and a settlement statement showing no mortgage financing was used.

A hard money loan secured by the subject property breaks that pattern. Even for a true cash buyer, the exception returns cost basis, not post-rehab value. It also waives only the clock. Coverage, reserves, appraisal and leverage limits still apply.

The same guide also asks that an existing first mortgage be at least 12 months old, measured note date to note date. A hard money loan is a first mortgage, so that rule can block an agency refinance out of it. It is one reason investors turn to DSCR loans, which work from their own program rules.

Which Exit Routes Exist?

Exit Seasoning posture Best use Main drawback
DSCR payoff-only Light Stabilized rental, no equity needed No cash back
DSCR cash-out Clock applies Recycling equity Wait, lower leverage
Second hard money loan None Time to season More bridge cost
Extension None Short wait left Fees accrue
Sale None No rental hold Gives up the asset

Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire arranges that path through its hard money exit refinance program. The hard money side itself runs 6 to 18 months, interest-only, with no prepayment penalty, though terms vary by lender, property and experience. Hard money refinances typically top out at 65% of value, which is why a second bridge buys time but rarely solves the equity question.

What Do the Exit Numbers Look Like?

On the exit side, the figures come from the DSCR loan, not the bridge. Select programs in the network allow a DSCR rate-and-term refinance on an investment property up to roughly 85% LTV. A DSCR cash-out refinance on a standard rental tops out around 75% LTV, and on short-term-rental collateral it is closer to 70%. Cash-out seasoning is about six months from title recording. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage. DSCR loans go up to about $3,000,000 on standard programs, and every figure is subject to lender guidelines.

Worked Examples (Percentages and Ratios Only)

These are modeled assumptions, not market data.

Example one: the straight exit. Picture an investor whose rehab is done and whose unit is leased. The hard money payoff plus exit costs equals 70% of the appraised value. The investor wants no cash back, so the DSCR loan is payoff-only. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. The remaining test is rent coverage clearing the program floor, say around 1.2x, plus reserves and credit.

Example two: cash-out inside the window. Say you own a rental recorded on title only a few months ago. Payoff plus costs equals 80% of the new appraisal. Cash-out caps at about 75%, and seasoning is not met. A payoff-only loan still fits under the rate-and-term cap, so you would not need to bring cash to closing, but cash back has to wait for the clock.

Example three: cash-out after seasoning. Run the numbers on break-even. Divide payoff plus exit costs by the LTV cap. At a 75% cap, a payoff-plus-costs figure of 60% of value leaves room for cash back. At 75%, nothing comes out. The break-even appraisal is the value below which you bring money to the table.

Timeline Planning: Exit at Acquisition

Plan the exit when you buy, not when the bridge expires. Start with the title recording date, add the roughly six-month cash-out clock, and compare it to your hard money maturity.

If eligibility falls well before maturity, you have room for the appraisal and any rent stabilization. If it lands after maturity, you have three choices:

  • Ask for an extension and price the added fees.
  • Do a payoff-only DSCR loan now and look at cash-out later.
  • Take a second bridge to buy time.

The holding cost is the trap. Extension fees and accrued interest can erase the benefit of waiting. An investor with no equity to extract can often skip the wait by choosing a payoff-only exit.

Some lenders may flex on a short-term loan repaid from the new loan’s proceeds. Treat that as a question to ask, never as an assumption.

Documentation Checklist

Lenders typically ask for the same core file:

  • The original settlement statement.
  • The hard money note and draw history.
  • Bank statements.
  • Rehab invoices and proof of completed work.
  • The signed lease and deposit evidence.
  • A payoff statement with a lien release.
  • Entity documents, if the property is held in an LLC, subject to lender program eligibility.

Moving title into an LLC can change how a lender views ownership. Ask before you record anything.

Costs and Trade-Offs of Skipping the Wait

Skipping the wait costs you something. Typically it costs you cash-out proceeds, since a payoff-only loan returns none. A second closing is another cost if you refinance twice, once now and again for cash-out later. The hard money program carries no prepayment penalty, but the new DSCR loan may have its own terms.

Also remember what the numbers do not cover. Reserves, credit and property eligibility apply even when seasoning does not. DSCR programs in the network do not cover manufactured homes, log homes or barndominiums. A larger equity cushion lifts coverage, but it never erases leverage caps or credit floors.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Common Mistakes

  • Treating the hard money funding date as the start of seasoning.
  • Assuming a lease alone waives the clock.
  • Counting on a high appraisal before the window is met.
  • Letting extension fees pile up without a break-even check.
  • Treating a DSCR above 1.00 as proof of positive cash flow.

Frequently Asked Questions

Can I refinance a hard money loan immediately?

Yes, if the new DSCR loan is payoff-only and returns no cash. Many programs apply little or no seasoning to that structure. You still need to clear rent coverage, reserves, credit and appraisal, subject to lender guidelines.

Does taking cash out change the answer?

Yes. A DSCR cash-out refinance typically requires about six months of ownership from title recording, and leverage caps near 75% on standard rentals. No program in the network offers a true zero-seasoning cash-out.

Does delayed financing apply to a hard money purchase?

Rarely. It was designed for cash purchases, and a lien on the subject property usually breaks the fact pattern. Even where it fits, it returns documented cost, not post-rehab value.

What if my hard money loan matures before I am eligible?

You have three options: extend, take a payoff-only DSCR loan now, or use a second bridge. Compare the added holding costs against what the wait would unlock.

Is my cost basis or the appraisal used?

For a DSCR loan, the appraisal sets the value the leverage cap applies to, once seasoning is met. Inside the window, lenders typically limit proceeds. Cost basis matters mainly in exception-style paths.
