How DSCR Exposure Cap Rules Work for W-2 Investors Scaling Past Ten Doors

How DSCR Exposure Cap Rules Work for W-2 Investors Scaling Past Ten Doors

The Quick Read: The ten-property limit is a conventional-loan rule, so it does not cap DSCR loans. The real ceiling is each lender’s internal limit on total balance with one borrower or guarantor. Your W-2 salary is not the test. Liquidity, reserves, credit, and lender concentration are.

  • The ten-financed-property count is an agency eligibility rule, not a law and not a DSCR rule.
  • An exposure cap is a lender’s credit limit on total balance with one guarantor, and it is rarely published.
  • DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Each new loan repeats the cash demands: down payment, closing costs, and reserves.
  • Ask every lender for its single-borrower exposure policy before you commit to a stack.

What Is the Ten-Property Rule, and Why Doesn’t It Apply?

The ten-property rule belongs to conventional loans sold to the agencies. It counts 1–4 unit residential properties where you are personally obligated on the mortgage. Fannie Mae’s Selling Guide shows a two-unit building counts as one property, and a financed primary residence counts too. Properties financed in an LLC’s name, where you are not personally obligated, drop out of the count.

DSCR loans are non-agency business-purpose loans. The conventional count does not govern them. A W-2 investor often hits the conventional wall early, because the primary residence uses up a slot and every payment lands in the debt-to-income test.

For the general mechanics, the complete DSCR loans guide covers how these loans work.

Key Terms Defined

Exposure: The total loan balance a lender or its investor holds with one borrower or guarantor.

Guarantor: The individual who personally backs the notes when an LLC holds title.

Financed-property count: The conventional tally of properties with a mortgage you are personally obligated on.

Blanket loan: One mortgage secured by several properties, also called a portfolio loan.

Release clause: A blanket loan term that lets one property be sold or refinanced out of the pool.

DSCR: Net operating income divided by debt service.

What Does a Lender Exposure Cap Actually Measure?

It measures total dollars outstanding with one guarantor, not the number of doors. There is no regulator or agency standard. Each lender, or the investor that buys its loans after closing, sets its own appetite, and the figure usually lives in internal credit policy.

Three counts get mixed up on this topic:

Count What it tracks Who sets it
Financed properties Properties with your personal obligation Agency conventional rule
Loan count Number of notes with one lender Some lender programs
Exposure Total balance with one guarantor Each lender or investor

Most W-2 investors scaling past ten doors run into practical friction with one lender well before any formal cap. That friction shows up first in cash, not caps.

Where Does W-2 Income Fit?

Traditional employment income matters little to the DSCR test and a lot to the conventional one. Conventional underwriting counts every payment in your DTI. DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

Your salary still shows up indirectly. It helps you build liquidity, and the guarantor’s credit and cash are reviewed on every file. On credit, a 620 floor exists in parts of the wholesale network, most programs want around 660, and 700+ opens the strongest leverage tiers.

Each loan is still its own test. Clearing 1.00 on a property is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

What Do the Network’s Programs Look Like?

These are typical ranges across select lenders in Lendmire’s wholesale network, subject to lender guidelines and credit approval. Not a commitment to lend.

  • Purchase leverage: most files land at 75%–80% LTV on an investment purchase. Select high-leverage programs reach 85% LTV with roughly a 700+ score.
  • Cash-out refinance: tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
  • Coverage: 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves: commonly around 6 months of PITIA. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Above that size, about 9 months is typical.
  • Not offered: manufactured homes, log homes, and barndominiums.

Entity titling is common. LLC borrowers are accepted per lender program requirements. Reserves repeat on every deal, and that is the number that stops most scaling plans before any exposure cap does.

What Does Scaling From Eight to Fifteen Doors Look Like?

Picture an investor with a financed primary residence, six conventional rentals, and an LLC-held DSCR property. Three more conventional purchases would reach the ten-property agency limit.

From there, every new door goes DSCR. The conventional count stops moving. Loan count with the DSCR lender climbs. Exposure with that lender grows with each balance. The first constraint is usually reserves, since each closing needs its own cash cushion. The second is credit-file review, since the guarantor is reviewed across all files.

Run the numbers on a step like this: a new rental at 75% LTV on purchase whose rent covers the full payment at roughly 1.2x. The coverage test passes on its own. What the investor still has to show is the down payment, the closing costs, and about 6 months of reserves, again. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

The stronger play at door twelve is often a second lender, not a bigger first one. Spreading balances keeps any single lender’s concentration review light. The tradeoff is more files to document and more relationships to manage.

What Are Your Options at the Cap?

When a lender’s appetite fills, you have three paths.

Option Upside Tradeoff
Stack lenders Fresh capacity per lender More files and reviews
Separate LLCs Cleaner title and liability split Guarantor still aggregated
Blanket loan One note, one payment Release terms, cross-default

Stacking lenders is the common route. Each lender manages its own concentration, and the network lets one file go to the lender that fits it.

Separate LLCs help with title and liability. They do not reset exposure if the same person guarantees every note. Lenders look at the guarantor, so assume a new entity does not hide anything.

Blanket loans change the test from per-property to aggregate. Several properties are pledged together, and a release clause sets the terms for selling one out of the pool. Cross-collateral means one default can reach every property. A blanket is not automatically cheaper or safer. Refinancing into one also does not undo the conventional count, since the conventional rule applies to any financing you are personally obligated on.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Documents Does a Larger Portfolio Add?

Every file needs the same core set, and a growing portfolio adds volume, not new kinds of paper. Expect these:

1. Lease, or a market-rent appraisal. The appraisal forms are Form 1007 for single-family rent schedules and Form 1025 for 2–4 unit small residential income, both described in Fannie Mae’s appraisal report forms guidance.

2. Entity documents for each LLC.

3. Guarantor liquidity statements covering down payment and reserves.

4. A schedule of real estate owned and existing loans. Lenders use this to compute combined exposure.

The schedule of real estate owned is where files stall. Incomplete or stale loan balances make a lender’s concentration review harder. Keep it current before each application.

Mistakes That Stall Portfolios

  • Assuming no cap means unlimited. Lenders still manage concentration.
  • Counting on a new LLC. The guarantor is what gets added up.
  • Shopping only on pricing. Compare lenders on exposure policy too.
  • Ignoring reserves. They repeat on every closing.
  • Treating 1.00 as profit. Coverage and cash flow are different numbers.
  • Skipping the ask. Exposure policy is rarely public. Ask for it directly.

Questions to Ask Any Lender Before You Stack

1. How do you measure exposure: balance, loan count, or both?

2. Do you aggregate by guarantor, entity, or related parties?

3. Is exposure measured at application or at closing?

4. What happens at the limit: a hard stop, a review, or an exception?

5. Does a policy change affect loans already in place?

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does the ten-property limit apply to DSCR loans?

No. It is an agency eligibility condition for conventional loans sold into that channel. A DSCR loan is non-agency, so the count does not govern it. Each lender sets its own rules on loan count and total balance.

Does a new LLC reset my exposure?

Usually not. A new entity may help with title and liability, but lenders review the person guaranteeing the notes. If the same guarantor backs every loan, the balances add up at the guarantor level.

Does a blanket loan count as one loan?

It is one note, but it is reviewed on the aggregate of the properties behind it. That moves the test from per-property to portfolio-level coverage. Release terms and cross-default risk come with it.

Does my W-2 salary help me scale on DSCR?

Not as a qualifying input. These files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Your salary helps indirectly, by funding liquidity, reserves, and a healthy credit profile.

What happens when I reach a lender’s limit?

It depends on the lender. Some pause, some review case by case, and some route you to another program. Most investors place new loans with another lender in the network or consider a blanket structure.
