The Quick Read: A new long-term loan, usually a DSCR loan on a stabilized rental, pays off the short-term bridge note and the old lien is released at closing. It works when the rehab is finished, the ownership clock has run, the new lender’s own appraisal supports the payoff, and the rent covers the new monthly obligation. Each of those four tests can fail on its own, so you plan the exit before you ever sign the bridge note.
- The new lender sizes the loan on its own appraisal, not on your after-repair estimate.
- Value and rent coverage are two separate ceilings, and the lower one controls.
- A payoff-only refinance usually has no waiting period. A cash-out against appraised value usually does.
- Every month of delay raises your payoff and the appraisal you need to break even.
- In Massachusetts, you confirm that the old mortgage discharge is actually recorded.
What Does Refinancing Out of Hard Money Actually Mean?
You take a new, longer loan and use it to retire the bridge loan. The title company or closing attorney sends the payoff to the hard money lender first. Whatever is left over is your cash-out, if the loan was sized to leave any.

For a rental, the new loan is usually a DSCR loan. DSCR stands for debt service coverage ratio. The lender divides the property’s monthly rent by the monthly payment (principal, interest, taxes, insurance and any HOA dues, together called PITIA). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
Hard money and DSCR financing do different jobs. Hard money is short, interest-only and sized on project cost. In the program Lendmire brokers, terms run 6 to 18 months, interest-only, with no prepayment penalty. Fix-and-flip leverage runs from 85% to 93% of project cost depending on completed projects, and every tier is capped at 75% of after-repair value. All of that varies by lender, property, and experience.
A DSCR loan is long-term, and it looks at what the property is worth today and what it rents for today. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire arranges that path through its wholesale network of select lenders. The brokerage’s hard money exit refinance page covers the program side. Lendmire arranges these loans in 41 markets, including Washington, D.C. The lenders review eligibility and approve.
Key Terms Defined
Seasoning is the ownership period a lender wants before it sizes a cash-out on appraised value instead of your purchase cost.
Payoff-only refinance (also called rate-and-term) is a new loan that retires the old one and returns no cash at closing.
Cash-out refinance is a new loan larger than the payoff, with the difference paid to you.
Break-even appraisal is the lowest appraised value at which the new loan covers your payoff and exit costs without you bringing cash.
Discharge of mortgage is the recorded document showing the old lien has been paid off.
LTV (loan-to-value) is the loan amount divided by the appraised value.
How Underwriting Treats the Exit, Step by Step
Step 1: Pick the exit before you buy
Choose the long-term loan before you sign the bridge note. Then size the bridge backward from that exit. A short bridge term leaves no slack if the refinance slips, and the hard money program tops out at 18 months. Many investors also ask the exit lender for guidance on credit, entity documents and property type before they buy, so there are no surprises at month 10.
Step 2: Start the seasoning clock
Seasoning is lender policy, not law. DSCR loans are not agency products, so each lender writes its own rule. Across the wholesale network, the common expectation for a cash-out DSCR loan is about 6 months of ownership, measured from title recording.
Payoff-only refinances generally carry no seasoning wait, although policies vary. Inside the seasoning window, a lender may size the loan on your cost basis instead of the new appraised value. That leaves the equity you created trapped in the property. Ask the exit lender in writing how it counts the clock and what value basis it uses before the window closes.
Step 3: Finish the rehab and lease it
A rental refinance needs a finished, insurable, legally rentable property. Appraisers and lenders look for a signed lease, proof of the deposit and a clear scope of completed work. Missing paperwork is a common reason a file stalls. A unit that is done but has no tenant can still be reviewed, but the rent is then based on the appraiser’s market rent estimate instead of a lease.
Step 4: Assemble the exit file
Pull together the documents before you apply:
- The original settlement statement and the hard money note.
- The draw history and the rehab invoices.
- The signed lease and proof of insurance.
- A written payoff statement from the bridge lender.
- For an LLC borrower, the articles, operating agreement and certificate of good standing, subject to lender program eligibility.
Step 5: The two ceilings
The appraisal sets the value test. Rent coverage is the separate test. The lender uses whichever limit is lower, so strong rent cannot rescue a thin appraisal, and a strong appraisal cannot rescue weak rent.
Here is what the DSCR loan program allows, as typical ranges that depend on the lender and the file:
- A cash-out refinance goes to 75% LTV on standard rentals.
- A rate-and-term refinance of an investment property can go as high as 85% LTV, with no cash back.
- Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit has a 620 floor in parts of the network. Most programs want about 660, and 700 or higher opens the strongest leverage.
- Standard loan sizes go up to $3,000,000 on a DSCR loan.
- Reserves are commonly about 6 months of PITIA on a DSCR loan, and about 9 months above $1,500,000.
Clearing 1.00 does not mean the property cash flows. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation.
What Is the Refinance Math?
Start with the payoff on your maturity date, not today’s payoff. It grows with every month of interest, any extension fee and any exit fee. Then divide payoff plus exit costs by the LTV cap to get the break-even appraisal.
Run it on a modeled index, not real dollars. Say your payoff plus exit costs equals 100 units.
- On a cash-out DSCR loan capped at 75% LTV, the appraisal must reach about 133 units for the new loan to retire the bridge with no cash from you.
- On a payoff-only DSCR refinance capped at 85% LTV, the appraisal must reach about 118 units. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Below those levels, you bring cash to closing. Each extra month of carry pushes the index above 100 and moves both breakeven points up with it.
Then check the second ceiling. Suppose the appraisal clears the value test. The rent must still cover PITIA on the loan amount that value allows. A property that appraises well but rents thin may need a lower loan, which means more cash from you.
Payoff-Only or Cash-Out?
| Factor | Payoff-only | Cash-out |
|---|---|---|
| Cash at closing | None | Leftover after payoff |
| LTV ceiling (DSCR loan) | Up to 85% | Up to 75% |
| Seasoning | Generally none | About 6 months |
| Best for | Escaping the bridge note | Pulling out created equity |
| Main risk | Equity stays in the deal | Low appraisal shrinks proceeds |
A payoff-only refinance followed by a later cash-out means two closings and two sets of costs. The extra cash you pull out must outweigh them. Cash-out proceeds are not a guaranteed figure. They depend on rent used for lender review, PITIA, reserves and the 75% ceiling. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Another route is simply to wait. If your bridge term runs 12 months and the cash-out seasoning is about 6, you have room to start the application at month 6 or 7 and still keep a buffer. If the term is only 6 months, the seasoning wait consumes the whole term. In that case a payoff-only exit, or a longer bridge term at the outset, is the safer structure.
How Does Lien Release Work in Massachusetts?
Paying off the bridge loan does not clear your title by itself. The discharge must be recorded. Under M.G.L. C. 183, § 55, the payoff recipient must either record the discharge or deliver a recordable one to the closing attorney or settlement agent. Recording information must appear on any copy provided.
One law firm summary describes a 45-day deadline for delivering the discharge. Do not rely on that clock alone. Treat it as a backstop for a payoff that has already happened.
The practical steps are simple:
1. Get a written payoff statement from the hard money lender and send it to your closing attorney.
2. Make sure the payoff is wired to the exact figure on the statement.
3. After closing, search the registry’s online records to confirm the discharge of the old mortgage shows as recorded.
4. If it does not appear, ask your closing attorney to follow up with the former lender.
An unrecorded discharge can cloud your title. It will surface when you sell or refinance again, which is a bad time to find it. Recording fees vary by registry, so confirm the amount with your attorney before you budget for it.
Where Do the General Rules Break?
Owner occupancy. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Credit to acquire, improve or maintain a non-owner-occupied rental is generally treated as business purpose under the federal business-purpose rule. One law firm explainer notes that the treatment can fail if you expect to occupy the property more than 14 days in the coming year. If you plan to live in a unit, you are in owner-occupant financing, and a DSCR loan is not the tool.
Delayed financing does not rescue a hard money buyer. It is an agency exception for cash purchases that waives the waiting period. A purchase funded with a hard money loan is generally a financed purchase to the refinance lender. Online forum claims that you can dodge seasoning with some trick are opinion, not rules.
Seasoning varies by lender. Some lenders in the network want about 6 months from the recorded deed. Others word it differently. Ask each one, and get the answer in writing.
Property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs. If your bridge is on one of these, plan a different exit.
Low appraisal. There is always a chance the property does not appraise as hoped. Your fallbacks are bringing cash, switching to payoff-only, extending the bridge, or selling.
Maturity is close or past. Start the refinance application and any extension conversation at the same time. Do not wait for one to fail before you begin the other. A matured note can add default costs, and a late refinance leaves no time to fix a low appraisal.
Your ARV is not the lender’s value. The new lender orders its own appraisal. What you paid and what you spent on rehab matter less than what comparable sales support.
Which Exit Fits Your Situation?
| Your situation | Likely exit |
|---|---|
| Finished rental, leased, past seasoning | Cash-out DSCR loan |
| Finished rental, leased, inside seasoning window | Payoff-only DSCR loan, or wait |
| Appraisal looks thin | Payoff-only, bring cash, or extend |
| Plan to live in a unit | Owner-occupant financing, not DSCR |
| Plan to sell | Sale pays off the bridge at closing |
Buyers with an LLC should confirm entity requirements early, subject to program terms. The title-holding entity must match the borrower.
The strongest files clear both tests: enough equity and enough rental coverage. A bigger down payment can lower the monthly obligation and lift the ratio, but it never erases leverage caps, credit floors, reserve rules or property eligibility. Frequently Asked Questions
Can I refinance right after finishing the rehab?
Sometimes, as a payoff-only refinance, because that structure generally carries no waiting period. A cash-out against appraised value usually waits for about 6 months of ownership, measured from title recording. Inside that window, the lender may size on cost instead of value, so your created equity can stay trapped.
What if my hard money loan matures before the refinance closes?
Talk to the hard money lender before maturity and ask about an extension while the refinance application moves forward. Running both at once protects you. A matured note can add costs, and a late file leaves no room to fix a low appraisal or a missing document.
Can I refinance if the property has no tenant yet?
It can be reviewed, but a signed lease makes the file cleaner. Without one, the lender relies on the appraiser’s market rent estimate. Either way, rent coverage still has to meet the program’s floor, which is 1.00 on many select programs, with a separate select-lender path below 1.00 at adjusted leverage and terms.
Does the new lender look at my hard money payment history?
Many lenders ask for the payoff statement and the draw history to see how the loan was handled. Hard money loans often do not report to the credit bureaus, so those documents carry the weight. Credit still counts. A 620 score is the floor in parts of the network, most programs want about 660, and 700 or higher opens the strongest leverage.
How do I know the old mortgage is truly gone in Massachusetts?
Check that a discharge is recorded against the property after payoff. The statute requires the payoff recipient to record it or hand a recordable one to your closing attorney or settlement agent. Search the registry’s online records after closing, and ask your attorney to chase any missing item.
