The Quick Read: It depends on the program, but on the portfolio investor ladder Lendmire arranges through its wholesale network, a business-purpose DSCR loan can reach $10,000,000, while the standard program stops at $3,000,000. Every figure is a ceiling, subject to underwriting. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
- Leverage steps down as the balance climbs: 80% on a purchase up to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% to $10,000,000.
- Above $4,000,000, every request is reviewed case by case before submission, purchase or rate-and-term only.
- Credit expectations rise with size: a 660 floor on loans to $1,000,000, 700 or higher from $1,000,000 up, and 720 or higher on files from $1,500,000 to $3,000,000.
- Short-term-rental and no-ratio files stop at $2,000,000, through select wholesale programs and subject to underwriting.
- At luxury prices, rent against the full payment usually limits the loan before the program cap does.
What Actually Sets the Maximum?
No government rule caps a DSCR loan. The ceiling is whatever the lender and its capital source will hold, so the number moves from program to program.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Across the network, six things decide where a file lands:
- Program tier. The standard program stops at $3,000,000. The portfolio investor ladder runs from $150,000 to $10,000,000.
- Leverage. Maximum loan-to-value falls as the balance rises.
- Coverage. Monthly rent divided by the full monthly obligation (principal, interest, taxes, insurance, association dues).
- Credit. The floor is 660 on smaller loans and moves to 700 or higher as balances grow.
- Reserves. Six months on the subject property, or twelve for a first-time investor.
- Collateral. Property type, condo status, acreage, and how many appraisals are required.
Most investors fixate on the program cap. In practice, coverage and leverage bind first.
The Size Ladder
Leverage and credit tighten in steps as the loan grows. The figures below are ceilings for a 1.00 coverage file through select wholesale programs, subject to underwriting.
| Loan size | Purchase / rate-term LTV | Typical credit |
|---|---|---|
| $150K–$1M | 80% | 660+ |
| $1M–$1.5M | 75% | 700+ |
| $1.5M–$3M | 75% | 720+ |
| $3M–$4M | 65% | 700+ |
| $4M–$10M | 60%, on review | 700+ |
Three things change as you move down the table.
First, the equity requirement grows. A $3,500,000 request sits at 65% on a purchase, not the 80% a smaller file might see.
Second, the appraisal work grows. Above $2,000,000, programs require two appraisals.
Third, the review changes. Above $4,000,000 there is no grid. Every request is looked at case by case before it is submitted, so treat any figure in that band as a starting point.
Above $3,000,000, programs also tend to add conditions. These include citizen or permanent-resident status, no rural property, a ten-acre maximum, and a clean housing history. Cash-out proceeds cannot count toward reserves.
Which Limit Hits First on a Luxury Rental?
Rent against payment usually hits first. Luxury properties tend to carry high prices, taxes, insurance, and association dues, while rents do not rise in step with price.
The coverage test works the same way at every size. The payment sits in the denominator, so a loan twice as large needs about twice the rent to hold the same ratio. Rent is documented by the appraiser’s rent schedule, which is Form 1007 for a single unit and Form 1025 for two to four units, or by a lease.
Run it on a $3,000,000 request. The program allows it. A file with coverage near 1.00 clears the full-leverage path. A file at 0.90 coverage does not.
Programs below 1.00 coverage exist through select lenders in the network, to $2,000,000. The trade is that LTV and terms adjust, subject to underwriting. Some files in that band also lean on interest-only structures, which qualify on interest, taxes, and insurance instead of full principal and interest.
The practical order is simple. Check rent against the full obligation first. Then size equity to the leverage tier the loan falls into.
Where the Ceiling Drops
Some collateral carries a lower cap than the headline number. This table shows the main cases.
| Situation | Typical ceiling |
|---|---|
| Short-term rental | $2M, coverage 1.00+, income at 80% of gross |
| No-ratio file | $2M, select programs, subject to underwriting |
| Non-warrantable condo | 75% LTV, $1.5M |
| Condotel | 75% purchase, 65% refinance, $1.5M |
| Rural, five acres or less | Up to 75% LTV |
Short-term rentals qualify on documented operating history, counted at 80% of gross rent. On a refinance that is twelve months of operating records. On a purchase it is the appraisal’s short-term-rent analysis. These files are for experienced investors, meaning twelve months owning income property in the last thirty-six.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Permission to operate is documented for each property and never assumed.
No-ratio files run through a handful of lenders in the network. They require a clean housing history and sit within a stricter envelope of LTV, credit, and reserves, always subject to underwriting.
A ten-acre estate is a different file from a townhouse. Acreage, rural status, and condo type all pull the ceiling below the program cap.
Cash-Out at Large Balances
Cash-out thins faster than purchase leverage, then stops. On standard rentals it runs up to 75% LTV through $1,000,000 in balance. It falls to 60% from $1,500,000 through $3,000,000, with a step in between. There is no cash-out above $3,000,000. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Proceeds follow their own limits. They are unlimited at or below 60% LTV and capped at $1,500,000 above that. Borrowers with credit at 680 or below see no cash-out above $1,500,000. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Above $4,000,000, the loan is purchase or rate-and-term only. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Reserves and Interest-Only
Reserves are six months of the full obligation on the subject property, or twelve for first-time investors. Interest-only files count interest, taxes, and insurance instead. There are no added reserves for your other financed properties, and a borrower can hold up to 20 financed properties.
Interest-only is the main lever for improving coverage on a luxury file. It runs 120 months on 30- and 40-year terms, up to 75% LTV, qualified on interest, taxes, and insurance. Both the structure and the terms are subject to underwriting. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Jumbo, Super Jumbo, and the Conforming Limit
The conforming limit does not cap a DSCR loan. It only decides what gets labeled jumbo. Agency-eligible loans are sold to agencies, and business-purpose DSCR loans are not.
The baseline conforming limit is $832,750 for one unit. High-cost areas reach $1,249,125, which is 150% of the baseline, per Calculated Risk quoting the FHFA release. That post also lists $1,601,750 for four units. A law-firm summary of the same announcement confirms the baseline and notes the prior-year figure of $806,500.
Super jumbo has no official definition. It is a lender-set tier, and each lender draws the line differently.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Key Terms Defined
DSCR. Debt service coverage ratio. It is monthly rent divided by the full monthly obligation on the loan.
PITIA / ITIA. Principal, interest, taxes, insurance, and association dues. ITIA drops principal and applies to interest-only files.
Jumbo. A loan above the conforming limit. For DSCR loans it is a size label, not an eligibility rule.
Super jumbo. A lender-defined tier for very large balances, with tighter terms and case-by-case review.
Rate-and-term refinance. A refinance that changes the loan’s terms without taking out added cash.
Is DSCR the Right Tool at This Size?
DSCR works when the property’s rent carries the loan. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Entity vesting is welcome, with no layered entities.
DSCR is the wrong tool when rent badly trails the payment and the investor has strong personal income documentation. In that case a full-documentation loan may fit better. If Your Price Is Above the Ceiling
A request above a program’s ceiling is not dead. There are four routes:
1. Raise equity. Putting more down moves the loan into a lower tier with better coverage.
2. Use interest-only. It qualifies the file on a smaller obligation.
3. Split the collateral. Separate properties can be financed on their own merits.
4. Submit for review. Above $4,000,000, case-by-case review is the normal path.
Frequently Asked Questions
What is the largest DSCR loan available?
Through the portfolio investor ladder in Lendmire’s network, loans reach $10,000,000. Above $4,000,000, every request is reviewed case by case, at 60% LTV on review and with no cash-out. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Does the conforming loan limit apply to DSCR loans?
No. The conforming limit only marks where jumbo begins. DSCR loans are business-purpose investor loans, so it does not govern them.
Can a short-term-rental luxury property reach $10,000,000?
No. Short-term-rental files stop at $2,000,000, and no-ratio files also stop at $2,000,000 through select programs, subject to underwriting. Short-term-rental income counts at 80% of gross, and local operating rules are confirmed property by property.
Can an LLC borrow at this size?
Entity vesting is welcome, with no layered entities, subject to program terms. Personal credit still matters, with a 660 floor on smaller loans that rises to 700 or higher as balances grow.
What credit and reserves does a large file need?
The floor is 660 on loans up to $1,000,000, 700 or higher from $1,000,000 up, and 720 or higher on files from $1,500,000 to $3,000,000, as the size ladder shows. Reserves are six months on the subject property, or twelve for a first-time investor.
