Can You Get a $20 Million Mortgage Without Tax Returns?

Can You Get a $20 Million Mortgage Without Tax Returns?

The Quick Read: Yes, but only through a small set of select wholesale programs, and only after case-by-case review. At this size, income can be documented with twelve months of bank statements, with liquid assets, or with property cash flow instead of traditional personal-income documentation. Credit, reserves, appraisal, and leverage are still fully underwritten.

  • A loan this large is reviewed case by case before submission. Nothing at this size is a flat “up to” number.
  • Through select wholesale programs, twelve-month bank-statement files can reach $30,000,000. A portfolio non-QM program covers files to $6,000,000.
  • Typical leverage near $20,000,000 is 55% on a primary-residence purchase and 50% on an investment-property purchase, on review.
  • Lenders replace traditional personal-income documentation with deposits, assets, or property income. They do not replace underwriting.
  • Subject to lender guidelines, credit approval, and property review, nothing here is a commitment to lend.

What Does “Without Tax Returns” Actually Mean at This Size?

It means the income layer changes, nothing else. A lender still checks your credit, your cash reserves, the appraisal, and the title. Only the question “how do we measure what you earn?” gets a different answer.

Layer Changes? What happens instead
Income proof Yes Deposits, assets, or property cash flow
Credit review No Full pull, 700 floor at this size
Reserves No Months of payments held in liquid funds
Appraisal No Full appraisal on the property
Leverage Tightens Lower LTV as the loan grows

Brokers who place high-balance files see the same misread often. Borrowers hear “no tax returns” and picture a lighter file. The file is usually heavier. You trade one document for several others.

Key Terms Defined

Bank-statement income is qualifying income calculated from twelve or twenty-four months of account deposits, after an expense ratio is subtracted.

Expense ratio is the share of business deposits a lender assumes goes to running costs, so it never counts as your income.

Asset allowance counts your liquid assets, divided over a set number of months, as monthly income.

Assets-only drives lender review on liquid assets alone, with no income calculation at all.

DSCR (debt service coverage ratio) is a property’s rent or net operating income divided by its debt payments. It measures whether the property carries its own loan.

Recourse means the lender can pursue you personally if the property does not cover the debt. Non-recourse limits the lender to the property, with a few exceptions.

Why Do Tax Returns Understate Income for Wealthy Borrowers?

Because returns measure taxable income, and underwriters read taxable income as if it were real income. Founders, physicians, attorneys, entertainers, and investors often write off a great deal. Depreciation, business expenses, and retained earnings all push the reported number down. The cash moving through your accounts tells a different story.

A conventional file takes the lower number. A bank-statement file looks at what actually landed in your accounts. That is the whole idea. It fits you best when your business is healthy, your deposits are steady, and your returns are heavily offset.

Which Documentation Routes Work Instead of Returns?

There are four main routes, and each suits a different borrower. Across the wholesale network Lendmire places files with, most high-net-worth borrowers land on bank statements or assets. Investors with a large rental asset often land on property income.

Route How income is set Best for
Bank statements Deposits less expense ratio Business owners, professionals
Profit-and-loss P&L method, capped at 80% Owners with clean books
Asset-based Liquid assets over 36, 60 or 84 months Asset-rich retirees, investors
Property cash flow Rent or NOI against debt Owners of income property

Bank statements

You provide twelve or twenty-four consecutive months of personal or business statements. The bank program that carries files above $6,000,000 uses twelve months. Business statements require at least 25% ownership. Statements must be consecutive, and a transaction history never substitutes for them.

Asset-based

Asset allowance divides your liquid assets by 36, 60, or 84 months. The 84-month version is used for standalone files and for any loan above $3,500,000. It works on primary and second homes only, at 80% maximum leverage. Assets-only needs no DTI calculation. It does require U.S. liquid assets equal to the loan amount plus closing costs, plus sixty months of any net loss on other residential property. Retirement accounts count at 70% (80% at age 59½ or older). Business funds, gifts, cryptocurrency, and unvested stock never count.

Property cash flow

If the loan is secured by income property, the property’s own income can carry the file. Details follow in the investment-property section below.

How Does the Deposit Math Work?

Deposits are added up over the statement period, averaged by month, and then reduced by an expense ratio. What remains is your qualifying monthly income.

  • A service business with no employees uses the lowest fixed expense ratio, so the largest share of average monthly deposits counts.
  • A business with a small team of employees uses a higher expense ratio than a business with no employees, so a smaller share of deposits counts.
  • A business with a larger team of employees, or any product business, uses a higher ratio still, so a smaller share of deposits counts again.
  • An accountant-provided ratio or a profit-and-loss method can replace the fixed ratio, subject to a program cap on the share of deposits that can count.

Here is the part many borrowers miss. Transfers from your own business into your personal account count at 100%, because the business expense ratio has already been applied upstream. That is why the account you pick matters. Two borrowers with identical businesses can show very different qualifying income depending on which statements go into the file. Debt-to-income can run to 50% on these programs, subject to underwriting.

Picking the wrong account is one of the most common mistakes borrowers make, and one of the easiest to avoid.

How Much Leverage Does a $20 Million Loan Allow?

Far less than a smaller loan. Through select wholesale programs, subject to full underwriting, leverage steps down as the balance climbs. A $20,000,000 loan sits in the top band of the bank portfolio program’s ladder, and every file there is reviewed case by case before submission.

Occupancy Purchase Rate-term Cash-out
Primary residence 55% 55% 50%
Second home 50% 50% 45%
Investment property 50% 50% 45%

Each figure is a ceiling on review, not a promise. For context, the same programs allow 90% on a primary-residence loan up to $1,000,000 and 85% up to $2,000,000. Above $4,000,000 the ladder bends sharply. At 55% on a purchase, the property must be worth nearly double the loan.

Interest-only is available on the bank program at up to 60% LTV, or the band’s ceiling if lower. At this size that means the ceiling, not 60%. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Other terms at this tier follow the super-jumbo overlays:

  • A 700 credit floor.
  • A clean 0x30x24 housing history.
  • 48 months of seasoning after any credit event.
  • U.S. citizens and permanent residents only.
  • No rural property, ten acres at most.
  • Cash-out proceeds cannot be used to meet reserves.

Reserves run 9 months above $1,500,000, plus two months for each additional financed property, to a 12-month maximum. First-time investors need 12 months. Cash-out has no published cap on the bank program.

What If the Property Is Income-Producing?

Then property income can carry the loan, but a $20,000,000 balance usually moves into commercial-style underwriting. Learn how the ratio works in Lendmire’s complete DSCR loans guide. On a standard investor program, a 1-4 unit property qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The portfolio non-QM program tops out at $6,000,000. A single $20,000,000 loan on a large apartment building or mixed-use asset is a different animal.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule behind that treatment exempts business-purpose credit, and credit extended to entities rather than natural persons is also exempt. That is why a lender is free to choose its own documents. It is also why the lender must decide each time whether the loan is truly business-purpose. Loans to LLC-titled entities are available subject to program terms.

At commercial scale, underwriting reads net operating income: rent less vacancy and operating costs, set against annual debt service. Recourse matters too. Non-recourse lenders look at the asset first and generally do not require individual traditional personal-income documentation. Experience, net worth, and liquidity are still reviewed, and carve-out guarantees remain. Recourse lenders go deeper on you personally.

In practice, “no tax returns” at $20,000,000 usually means a sponsor financial statement, a schedule of properties you own, proof of liquidity and net worth, and third-party reports.

What Do Lenders Still Check?

Nearly everything else. Think of the income method as one dial on a large control panel.

  • Credit: a full pull with a 700 floor above the super-jumbo line.
  • Reserves: liquid funds sized to the loan.
  • Appraisal: a full appraisal, and a rent schedule on investment property.
  • Title and entity documents: ownership structure, and LLC paperwork where an entity borrows.
  • Source of funds: where your down payment and reserves came from.

Documents to gather before you apply:

1. Twelve or twenty-four months of consecutive statements, personal or business.

2. Ownership proof for any business account, showing at least 25%.

3. Your accountant’s expense-ratio letter, if you are using one.

4. Asset statements for reserves and any asset-based path.

5. A schedule of other financed properties.

6. The purchase contract, or the current mortgage statement on a refinance.

Is This the Right Path for You?

It fits when your real cash flow is stronger than your traditional income documentation shows. It fits poorly when your assets are mostly illiquid or your credit has recent events.

Your profile Likely best route
Business owner with heavy write-offs Bank statements
Physician or attorney, steady deposits Bank statements
Retiree with large liquid portfolio Asset allowance or assets-only
Owner of large income property Property cash flow or commercial
Commission earner, uneven deposits Twenty-four months of statements
Wealth mostly in private equity or crypto Poor fit

Some files will not fit. If your liquidity is thin for a $20,000,000 balance, a smaller loan at a lower tier often works better. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is a mortgage without conventional personal-income paperwork legal and legitimate?

Yes. Lenders and investors decide which documents to collect, and bank-statement, asset-based, and property-income programs are established alternatives. Business-purpose investor loans fall under a federal exemption from consumer ability-to-repay rules. The loan is still fully underwritten, so you replace one document, not the review.

Do I have to be self-employed?

No. Self-employed borrowers are the usual fit for bank statements. Asset-rich retirees and investors can use asset allowance or assets-only paths. Owners of income property can lean on property cash flow. Each route carries its own requirements.

How many months of statements do I need?

Twelve or twenty-four consecutive months. The bank program that reaches $30,000,000 uses twelve. Statements must be consecutive, and a transaction history never substitutes.

Is approval guaranteed at $20 million?

No. Every loan above $4,000,000 is reviewed case by case before submission, and approval depends on credit, reserves, the property, and lender guidelines. Through select wholesale programs, subject to full underwriting, nothing is a commitment to lend.

Can I use this for a second home or an investment property?

Yes, with lower leverage. Second homes and investment property run about five points below a primary residence at every size. Second homes are limited to one unit. Investment property is reviewed as business-purpose lending.
