The Quick Read: A luxury rental DSCR loan in Savannah is a business-purpose investor loan that qualifies primarily on the property’s rent covering its full monthly obligation, subject to lender guidelines. Larger balances bring lower leverage, a higher credit score for the top leverage in each band, more reserves, and a second appraisal above a set size. In Savannah, the income method matters as much as the ratio, since how the rent is documented can shape how the property qualifies.
- The loan looks at the property’s rent against the full housing payment, not your traditional personal-income documentation.
- Leverage steps down as the balance climbs. Full leverage sits below $1,000,000, and every figure is a ceiling, subject to underwriting.
- Short-term rental income counts only with documented history or an appraisal analysis, and only with local permission documented for that property.
- Reserves, credit, and appraisal count at every size. The ratio is just the headline.
Luxury has no official definition in lending. In practice it means a high price, a large loan, and fewer comparable sales for the appraiser to lean on. This piece walks through what happens to a file like that, step by step.

What Is a Luxury Rental DSCR Loan?
A luxury rental DSCR loan is a regular DSCR loan with a bigger balance. DSCR stands for debt service coverage ratio. You divide monthly rent by the full monthly housing payment: principal, interest, taxes, insurance, and any association dues.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
A coverage ratio of 1.00 means rent equals the payment. Above 1.00, rent exceeds it. Below 1.00, the property doesn’t pay for itself on paper.
Across the wholesale network Lendmire works with, programs are built around the property. The lender wants to know whether the house can carry its own debt. Your traditional personal-income documentation matters less. Your credit, cash reserves, and the appraisal still matter a great deal.
Lendmire is a broker. It arranges these loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. The lenders review and approve. Nothing here is a commitment to lend.

How Does Underwriting Treat a Luxury Rental, Step by Step?
Underwriting a luxury rental follows six steps: choose the income method, confirm any permission to rent short term, order the appraisal, run the ratio, review credit and entity, and verify reserves. Luxury changes steps three through six the most.
Step 1: Pick the income path. Rent can come from three places. An appraiser can produce a market rent schedule. A refinance can use documented operating history from platform or property-manager statements. A purchase with no history can use the appraisal’s short-term-rent analysis. Which path applies decides what number goes in the numerator.
Step 2: Confirm the right to rent. For a long-term lease, this step is simple. For a short-term rental, the lender needs municipal permission documented for the specific property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. The City of Savannah publishes its own short-term vacation rental page. Treat the city as the final word, not a listing page or a seller’s claim.
Step 3: Appraisal. The appraiser estimates value and rent. Above $2,000,000, most programs in the network want two appraisals. Luxury homes have thinner comparable sales and thinner comparable rents, so expect more scrutiny and more adjustments.
Step 4: Run the ratio. Rent goes on top. Full payment goes on the bottom, including insurance and dues. Luxury and coastal properties often carry heavier insurance and association lines, which can pull the ratio down more than buyers expect.
Step 5: Credit and entity. The program credit floor is 660 on loans to $3,000,000. The one floor that changes with size is 700 above $3,000,000, the super-jumbo overlay. Inside each band, the top leverage cell asks for its own score, covered in the ladder section below. A lower score takes a lower leverage cell. Entity vesting is welcome on most files, subject to program terms, though layered entities are not.
Step 6: Reserves. Programs typically want six months of payment on the subject property, and twelve for first-time investors. Cash-out proceeds from the same deal don’t count toward that requirement above the top tier.
What Does the Appraisal Add to a Luxury File?
The appraisal supplies the rent figure on most luxury purchases, so it can make or break coverage. A long-term rent schedule and a short-term income analysis are different products, and a lender uses the one its program allows.
Appraisers borrow two form names from the agency world. Form 1007 is the single-family rent schedule, and Form 1025 covers two to four units, as listed on Fannie Mae’s appraiser forms page. These are only appraisal forms. DSCR loans are not agency loans, and what income counts is ultimately the lender’s call.
Here is the catch. A long-term rent form measures long-term rent. A luxury house that looks strong on vacation-rental income can read thin on a long-term rent figure. Same house. Different ratio.
When the appraiser’s number and your own projection disagree, the lender usually goes with the appraisal. Plan around the lower figure.
How Does Short-Term Rental Income Get Counted?
Short-term rental income counts at a discount to gross, and it requires experience. On most programs in the network, you need coverage of 1.00 or higher, twelve months owning income property in the last thirty-six, and loan size to $2,000,000. Income is set at 80% of gross, and every figure is subject to underwriting.
| Situation | Income used | What it needs |
|---|---|---|
| Refinance, existing short-term rental | 12 months operating history | Platform or manager statements |
| Purchase, no history | Appraisal’s short-term-rent analysis | Appraisal and local permission documented |
| Long-term lease or market rent | Appraiser’s rent schedule | Lease or rent schedule |
In every short-term row, the lender counts 80% of gross. The other 20% is a rough stand-in for operating costs like cleaning, platform fees, and vacancy.
Seasonality deserves a plain warning. Coastal and historic markets swing with festivals and beach weather. A lender wants twelve months, not one hot summer annualized. Model income month by month before you pay for a property based on peak-season income.
What Changes as the Loan Gets Bigger?
Leverage falls as the balance grows, and the credit score needed for top leverage shifts by band. The portfolio investor program reaches $10,000,000, while Lendmire’s standard DSCR program stops at $3,000,000. The ladder below shows typical ceilings at coverage of 1.00 or higher, through select wholesale programs, subject to underwriting.
| Loan size | Purchase / rate-term LTV |
|---|---|
| $150K to $1M | 80% |
| $1M to $1.5M | 75% |
| $1.5M to $2M | 75% |
| $2M to $3M | 75% |
| $3M to $4M | 65% |
| $4M to $6M | 60% on review |
| $6M to $10M | 60% on review |
Credit matters inside each band. The top cell from $150K to $1M needs 660, from $1M to $1.5M needs 700, and from $1.5M to $3M needs 720. Above $3M the top cell needs 700. These are the scores that band’s top leverage needs, not the program floor. The floor is 660 on loans to $3,000,000, and 700 above that is the super-jumbo overlay. A lower score inside the same band takes a lower leverage cell.
LTV means loan-to-value, the loan as a percentage of the property’s value. Above $4,000,000, every request is reviewed case by case before submission, and only for purchase or rate-and-term. Cash-out stops at $3,000,000.
Cash-out works on a sliding scale. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. The 700 credit overlay above $3,000,000 also brings clean mortgage history, seasoning after any credit event, and citizen or permanent-resident status. Above $3,000,000, rural property is out, and acreage is capped at ten acres on a non-rural property. Up to 20 financed properties can sit in your portfolio. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
An experience note from daily deal flow: the ladder rarely bites where borrowers expect. At luxury prices, the deciding line is usually insurance and dues in the denominator, not the rent. Getting a real insurance quote before the file goes to a lender prevents surprises.
A Worked Example: Same House, Three Income Methods
Run the numbers on a modeled Savannah house, assuming a luxury price point and illustrative ratios, not sourced market figures. The point is the swing, not the dollars.
- On a long-term rent schedule, the house reads around 0.9x. Rent falls short of the full obligation.
- On documented short-term income at 80% of gross, the same house reads around 1.15x.
- With a stress case of higher insurance and dues, the short-term reading drops toward 1.05x.
Three outcomes from one property. At 0.9x on long-term rent, the standard path is thin. A few lenders in the network will review coverage below 1.00 at reduced leverage, as a select-program option to $2,000,000, where LTV and terms adjust, subject to underwriting.
The short-term path looks better, but only if permission is documented and you meet the experience requirement. Honestly, this is the part buyers miss. They price in the Airbnb income, then learn the city’s short-term rental permission can’t be assumed, and the numerator vanishes.
What If Coverage Is Thin?
Thin coverage on a luxury rental has four fixes. Each costs something. Compare them like an advisor would, not like a salesman.
| Option | Upside | Tradeoff |
|---|---|---|
| Put more down | Lower payment, stronger ratio | More cash tied up |
| Interest-only period | Interest-only qualifying leaves principal out of the payment, which can lift the ratio | Principal isn’t paying down |
| Different income method | May lift the numerator | Needs documentation and experience |
| Sub-1.00 program | Keeps the deal alive | Lower leverage, adjusted terms |
The interest-only option runs 120 months on 30- and 40-year terms, to 75% leverage maximum. Lendmire’s piece How to Use Interest-Only to Qualify a Thin-Coverage Luxury Rental DSCR Loan walks through the tradeoff. If the issue is the rent figure, a different income method, such as the appraisal’s market rent or documented short-term income, may lift the numerator. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
More cash down is the cleanest fix. Interest-only keeps your cash free for a second property, though it leaves the balance untouched. The right answer depends on how long you plan to hold.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Where the General Rule Breaks
The ratio is the headline, but several edge cases can override it.
- Permission gone, income gone. If a purchase price assumes short-term income that later becomes unusable, value and income fall together. Don’t pay a premium for income you can’t document.
- Lease terms matter. A lease of 30 days or longer is generally underwritten as long-term rent, not as short-term income.
- Seasonal snapshots. One strong quarter doesn’t make a trailing twelve months.
- New investors. Short-term files require experienced investors. First-timers face twelve months of reserves on any DSCR file.
- Entity papers. Vesting in an LLC is welcome, subject to program eligibility, but documents must be in order. Lendmire’s piece How to Vest a Luxury Short-Term Rental in an LLC covers the setup.
Pre-Offer Checklist
Before you write an offer on a luxury rental, confirm these.
1. Which income method the program will use for this property.
2. Whether permission to rent short term is documented for this exact address.
3. A real insurance quote, including any coastal exposure.
4. Association dues, if any, in the monthly obligation.
5. Six months of reserves on the subject property (twelve if you’re a first-time investor).
6. Entity papers, if you’ll vest in an LLC.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment.
PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation.
Non-QM: A loan that sits outside standard mortgage rules and is reviewed on its own program terms.
Business-purpose loan: A loan made for investment property, not for a home you live in.
LTV: Loan-to-value, the loan as a percentage of the property’s value.
Reserves: Cash or liquid assets left after closing to cover the payment if rent slips.
Rent schedule: An appraiser’s estimate of market rent for a property.
Frequently Asked Questions
Can I use a DSCR loan on a Savannah luxury short-term rental?
Sometimes. Short-term income can qualify at 80% of gross with coverage of 1.00 or higher, but permission to operate must be documented for the specific property. Rules are set locally and change, so confirm with the city before relying on projected income. Loans on these files reach $2,000,000, subject to underwriting.
Do I need operating history to buy?
No history is needed on a purchase, because the appraisal’s short-term-rent analysis supplies the income. A refinance uses twelve months of operating history. You still need experience: twelve months owning income property in the last thirty-six.
What happens if the ratio comes in under 1.00?
Select lenders in the network have programs below 1.00, available to $2,000,000. Leverage and terms adjust, subject to underwriting. Putting more down or using interest-only may help the file instead.
What credit score do I need at luxury loan sizes?
The program floor is 660 on loans to $3,000,000. Above $3,000,000 the floor becomes 700, with clean housing history. Inside the lower bands, the top leverage cell asks for more: 700 between $1,000,000 and $1,500,000, and 720 between $1,500,000 and $3,000,000. All of it is subject to lender guidelines.
Does DSCR mean no documents?
No. It means qualification runs primarily on the property’s rental income, not traditional personal-income documentation. You still document credit, reserves, entity papers, the appraisal, and the income method.
