The Quick Read: If you run a portfolio of rental doors held in LLCs, a DSCR loan is usually the better structural fit, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement loan fits best when a rental’s rent is thin but your deposits are strong.
- DSCR (debt service coverage ratio) tests whether a property’s rent covers its own monthly obligation.
- Bank statement loans qualify on deposit history, so your personal income limits every new door.
- Entity vesting is welcome on the DSCR programs Lendmire’s wholesale network places. Bank statement entity rules are program-specific.
- Stacking many doors is where the two products diverge most.
- Neither product is a shortcut, and both are underwritten individually.
Here is the honest answer on who each is for. DSCR is built for the operator whose rental properties pay for themselves and whose doors sit in LLCs. A bank statement loan is built for the self-employed borrower whose traditional personal-income documentation understates real cash flow. Plenty of operators are both, and some portfolios use each product on different doors.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

| Struggles with | Thin rent against the payment | Messy or inconsistent deposits |
What Each Loan Actually Underwrites
A DSCR loan tests one thing first: does the property’s rent cover its monthly obligation? That obligation is principal, interest, taxes, insurance and any HOA dues. Divide rent by that total and you have the coverage ratio. At 1.00, rent covers the payment, and full leverage is tied to that level.
The rent figure usually comes from the appraiser’s rent schedule. Credit, reserves and source-of-funds evidence still get reviewed. Your bank statements show up here as proof of liquidity, not as income.
A bank statement loan flips the question. Scotsman Guide describes these programs as averaging deposits over a 12- or 24-month window instead of using traditional personal-income documentation. Business deposits are usually reduced by an expense factor, and your qualifying income becomes that adjusted number. The lender then tests it against your personal debts.
Both loans are non-QM, meaning they sit outside the standard rules for conventional mortgages. Neither is a no-paperwork product. Each is reviewed on documented income under the applicable program, subject to lender guidelines.
Illustrative calculators can help here. A bank statement income calculator shows how an expense factor trims deposits into qualifying income, and a DSCR calculator shows rent against obligation. Both are illustrative estimates, not quotes.
How an LLC Changes the File
Putting an LLC on title does not erase you from the loan. Across the network, most DSCR lenders expect a personal guarantor behind an entity borrower, and who must sign varies by program. Think of the LLC as your liability layer on the property, not a wall between you and the lender.
DSCR loans are business-purpose loans. The federal consumer-finance regulator’s federal truth-in-lending rulebook exempts credit extended primarily for a business purpose, and its commentary treats credit for a non-owner-occupied rental property as business-purpose regardless of the number of units. A bank statement loan on a rental can also be business-purpose, but that turns on the facts of the loan and is not automatic.
On the DSCR side, entity vesting is welcome, subject to program terms, though layered entities (an LLC owned by another LLC) are not. A simple structure works best: one LLC per door, or one holding LLC across several, owned directly by the people who guarantee.
Bank statement loans are designed around an individual’s income. Many close in a personal name. If your portfolio sits in LLCs, a personal-name product can mean deeding property in or out later. Talk to your attorney before you commit.
When DSCR Is the Better Fit
DSCR is the stronger choice when your rentals carry their own weight and your LLC structure is already built.
- You are adding doors regularly. Each property is judged on its own rent and obligation. Lendmire’s network allows up to 20 financed properties, with no extra reserves for other financed properties, only the subject.
- Your returns understate your life. Write-offs, depreciation and passthrough income can make personal income look thin. DSCR files qualify primarily on rental income instead, subject to lender guidelines.
- You buy bigger. Loan sizes run from $150,000 to $10,000,000 on the portfolio investor program, though Lendmire’s standard DSCR program stops at $3,000,000. Leverage steps down as size climbs: 80% on a purchase to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% to $6,000,000 on review. Above $4,000,000 every request is reviewed case by case, purchase or rate-and-term only.
- You want interest-only room. A 120-month interest-only period is available on 30- and 40-year terms, to 75% maximum, with coverage of 0.75 or better, qualified on interest, taxes and insurance. All of it is subject to underwriting.
- You run short-term rentals. Experienced investors qualify on documented operating history, counted at 80% of gross, with coverage of 1.00 or higher and loan amounts to $2,000,000. Short-term rental rules are set locally and change, so permission is documented for each property.
DSCR has real limits. Rent must carry the payment. Coverage from 0.75 to 0.99 is a path through select programs to $2,000,000 at reduced leverage (LTV and terms adjust, subject to underwriting). Above $2,000,000 you need two appraisals.

When a Bank Statement Loan Is the Better Fit
A bank statement loan wins when the property is the weak link and you are the strong one. Picture a thin-rent rental in a high-cost area. Coverage sits well under 1.00, but a healthy business deposits strong cash every month. Income-based underwriting sees what the rent test cannot.
It also fits when the property is not a conventional rental. A first home or house hack may not suit a pure DSCR test. A bank statement loan on the personal residence and DSCR on the rentals is a common pairing.
The tradeoffs grow as you do. Income-based underwriting tests against your debts, so every added mortgage can eat into the same personal capacity. Confirm that against the specific program’s guidelines. Business deposits are also reduced by an expense factor, so they are never counted dollar for dollar. And if your deposits swing, the averaging can work against you.

Three Operator Scenarios
These are illustrative profiles using ratios, not program quotes.
Strong rents, messy deposits. An operator owns several LLC-held duplexes. Rent clears roughly 1.2x on each. Income flows through multiple accounts and is hard to trace. DSCR fits cleanly, because the rent carries each door.
Thin rent, strong deposits. An operator buys a property whose rent covers the obligation at around 0.85x. A select-program DSCR path exists at reduced leverage, with LTV and terms adjusted, subject to underwriting. A bank statement file may also fit if deposits are steady and the deal can be held personally. The right answer depends on which structure leaves the better position.
Mixed personal and entity portfolio. An operator holds a primary home, two LLC rentals and one personal-name rental. Income-based financing can cover the personal-name doors and DSCR the LLC doors. Matching each property to its product beats forcing one loan across all.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Decision Checklist
1. Does the rent cover the full monthly obligation on this door? If yes, start with DSCR.
2. Is the borrower an LLC? DSCR leans stronger on vesting.
3. Is your documented income strong but the rent thin? Test a bank statement path.
4. How many mortgages already sit on your personal profile? More of them pressure income-based loans.
5. Do you have six months of reserves on the subject property? DSCR files typically need them, and 12 for first-time investors.
Mistakes to Avoid
- Counting loans instead of properties. Count the doors and the coverage on each.
- Assuming the LLC removes the guarantee. It usually does not.
- Ignoring reserves. Cash-out proceeds never satisfy reserves on the larger files.
- Treating deposits as income. Business deposits shrink under an expense factor.
- Assuming a personal-name product carries an LLC door. Check vesting before you apply.

Frequently Asked Questions
Can I use a bank statement loan if my rentals are in an LLC?
It depends on the program. Many bank statement loans are built around an individual and close in a personal name. If your doors are already in LLCs, DSCR is usually the more natural structure, with entity vesting welcome subject to program terms.
Does a DSCR loan need a personal guarantee?
Usually, yes. Naming an LLC as the borrower does not by itself make a loan non-recourse, and most programs expect a guarantor behind the entity.
Is there a limit on how many properties I can finance?
The network’s DSCR programs allow up to 20 financed properties, subject to underwriting. Reserves apply to the subject property, with none added for your other financed properties. Bank statement programs set their own limits.
Can I mix both products across my portfolio?
Yes, many operators do. Each property is matched to the product that fits it, such as DSCR for the LLC rentals and income-based financing for a personal-name door. Each loan is underwritten on its own terms.
Do bank statements matter on a DSCR file?
Yes, but as evidence of assets and reserves, not as income. Qualification still runs primarily on property-level rental income, subject to lender guidelines.
