Traditional Jumbo vs Super Jumbo DSCR for a Portfolio Held in LLCs

Traditional Jumbo vs Super Jumbo DSCR for a Portfolio Held in LLCs

The Quick Read: Traditional jumbo loans suit borrowers whose personal income documentation and debt ratios carry the file, while super jumbo DSCR loans suit investors whose rental income carries it. For a portfolio held in LLCs, the second path usually fits better because each property is tested on its own.

  • Traditional jumbo is any loan above the conforming limit, and it is usually underwritten on you personally.
  • Super jumbo DSCR is a lender-set tier for large balances, qualified primarily on property-level rental income covering the payment, subject to lender guidelines.
  • LLC vesting is welcome on the DSCR side (no layered entities), and the owners still sign a personal guaranty.
  • Leverage steps down as the balance climbs, so size is the main tradeoff.

The Honest Answer First

Traditional jumbo is the better tool when you have strong, well-documented personal income, you want to hold title in your own name, and you are buying only a few properties. Super jumbo DSCR is the better tool when your income is hard to show on a tax return, your properties sit in LLCs, or your portfolio keeps growing.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Neither one wins every time. Traditional jumbo can allow higher leverage for a borrower with large documented income. Super jumbo DSCR removes the personal debt-to-income test, but leverage tightens fast as the loan grows. Lendmire is a broker, so its wholesale network places both kinds of files. The table below shows published industry norms for traditional jumbo and Lendmire-network parameters for super jumbo DSCR, all subject to underwriting.

Key Terms Defined

Conforming limit: the largest loan Fannie Mae and Freddie Mac may buy, set by the FHFA.

Traditional jumbo: a mortgage above that limit, usually qualified on your personal finances.

Super jumbo DSCR: trade shorthand for a lender-set tier above a standard DSCR program. No regulator defines it.

DSCR: debt service coverage ratio, meaning the property’s rent divided by its full monthly obligation.

PITIA: principal, interest, taxes, insurance and association dues, the full payment the rent must cover.

Guarantor: the person who is personally liable for the loan even when an LLC holds title.

Portfolio loan: a term that describes where a loan sits after closing, and sometimes a blanket loan covering several properties.

What “Jumbo” Actually Means

Jumbo is a size label, not a program. The FHFA conforming loan limit is the dividing line: Fannie Mae and Freddie Mac may only buy mortgages below it, and loans above it are called jumbo. The limit is set by loan amount, not price, so a large purchase with a big down payment can still land under it.

Super jumbo has no such definition. Each lender sets its own tier. Across our wholesale network, the standard DSCR program stops at $3,000,000. The super jumbo ladder carries qualified investors from there up to $10,000,000, with each step reviewed on its own terms. Short-term-rental files stop at $2,000,000.

How Each One Qualifies You

A traditional jumbo file asks whether you can afford the loan. The lender reviews returns, income documents, debts and assets, then runs a debt-to-income test. Every new property adds a payment to that test. A growing portfolio needs documented income.

A DSCR file asks whether the property can afford itself. The lender divides monthly rent by the full payment. A result of 1.00 means the rent just covers it. Across the network, 1.00 coverage earns full leverage on the ladder. Select lenders also review coverage from 0.75 to 0.99, with LTV and terms adjusting, subject to underwriting.

The appraisal supplies the rent evidence. Appraisers commonly use the Fannie Mae rent schedule and small income property forms, known as Forms 1007 and 1025. Those are only appraisal formats here. DSCR loans are not agency loans.

Your personal credit still matters. The network floor is 660 at every loan size. Inside each band, the ladder below shows the score that band’s top leverage needs, and a lower score takes a lower leverage cell in the same band.

Why LLCs Change the Picture

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The purpose of the loan controls, not the label on the property, and proceeds used for personal purposes change the analysis.

In practice, the LLC holds title and the owners sign a personal guaranty. Do not treat the LLC as a shield from the loan. The lender still looks at the guarantor’s credit, liquidity and reserves.

Traditional jumbo lenders often prefer personal-name title on one-to-four-unit properties. Some will lend to entities, but the structure usually pushes the file toward a business-purpose path. For a portfolio already sitting in LLCs, retitling to qualify is a cost you should weigh before choosing that route.

When Traditional Jumbo Is the Better Fit

Choose traditional jumbo when these conditions describe you:

  • Your income is high and easy to document on personal income documents.
  • You plan to hold only a few properties, so debt-to-income stays manageable.
  • You are comfortable with personal-name title or a lender that accepts your entity setup.
  • The property’s rent is thin against the payment, so a DSCR test would not carry it.
  • Your balance is high and you want leverage the DSCR ladder does not reach.

That last point deserves honesty. Super jumbo DSCR leverage falls as size rises. On a purchase of an investment property, it runs to 80% through $1,000,000, 75% through $3,000,000, 65% to $4,000,000, and 60% above that on review, always subject to underwriting. A borrower with strong documented income and a big balance may find a full-documentation or bank route handles the same loan with different leverage.

Thin rent coverage is the other common reason. A luxury property can carry a large balance against rent that does not cover the payment. Interest-only terms help the ratio, but they do not fix a weak property. In that case, personal income may carry the file better than the property can.

When Super Jumbo DSCR Is the Better Fit

Choose super jumbo DSCR when these conditions describe you:

  • Your properties sit in LLCs, and you want that structure to stay.
  • Your traditional personal-income documentation understates real cash flow because of depreciation and write-offs.
  • You own, or plan to own, many properties, since each is tested alone.
  • The rent covers the payment at the balance you need.
  • You want an interest-only runway.

The portfolio angle is the strongest argument. Each loan is underwritten on its own property, so the personal debt-to-income problem never builds. The network allows up to 20 financed properties. Reserves are 6 months of PITIA on the subject property (12 for first-time investors), with no extra reserves required for your other financed properties, subject to underwriting.

Interest-only is real here as well. The network offers a 120-month interest-only period on 30- and 40-year terms, up to 75% LTV, with coverage of 0.75 or better qualified on the interest, taxes, insurance and dues. That helps a high-balance property clear the ratio. Final terms follow the full file review. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Short-term rentals can qualify too. Income is based on documented operating history at 80% of gross, files are capped at $2,000,000, and coverage must be 1.00 or higher. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Leverage Ladder at a Glance

Loan size Purchase Cash-out Credit for this leverage
$150K–$1M 80% 75% (standard rentals) 660+
$1M–$1.5M 75% 70% 700+
$1.5M–$3M 75% 60% 720+
$3M–$4M 65% — 700+
$4M–$10M 60%, on review — 700+

Every figure is a ceiling through select wholesale programs, subject to underwriting. Above $4,000,000 each request is reviewed case by case before submission, purchase or rate-and-term only. Two appraisals are required above $2,000,000. The strongest leverage needs coverage of 1.00 or better. Above $3,000,000 the file also needs a 0x30x24 housing history, 48-month event seasoning, and citizenship or permanent residency.

Running the Numbers on a Three-LLC Portfolio

Run the numbers on an investor with three properties, each in its own LLC. Assume modeled coverage of about 1.25x on the first, about 1.10x on the second, and about 0.90x on the third. These are modeled assumptions, not market data.

On individual loans, each property gets its own review. The first two clear the 1.00 benchmark. The third sits below it, so a select lender in the network may review it with LTV and terms adjusted, subject to underwriting. The weak property does not sink the other two.

A blanket structure behaves differently. Lenders often blend aggregate rent over aggregate payments, so the strong properties can offset the weak one. The tradeoff is that every property secures the same debt. A single default can reach the whole pool. Blanket availability depends on the lender, so ask before assuming it exists on your file.

The guarantor is the common thread. Whichever way you structure it, your credit and liquidity follow you across every LLC. Do not count the same cash twice as reserves for two transactions, and do not count cash-out proceeds toward reserves.

Which Documents Each Route Wants

A traditional jumbo file is a personal documentation exercise. Expect returns, income statements, asset statements and a debt schedule. If you are self-employed, expect a profit-and-loss statement too.

A super jumbo DSCR file is a property and entity exercise. Expect the appraisal with rent schedule, the lease or rent data, the operating agreement, the ownership chart, good-standing evidence and guarantor identification. DSCR files still need credit, assets and reserves. Qualification runs on documented property income under the applicable program, subject to lender guidelines.

Layered entities, meaning an LLC owned by another LLC, cause friction. Ask before restructuring. A clean structure with individual owners behind each LLC is the easiest to review.

A Balanced Verdict

For a portfolio held in LLCs, super jumbo DSCR is usually the more natural fit. The loan is reviewed on each property’s rent, your entity structure stays intact, and growth does not choke your personal ratios. Its costs are tighter leverage at large sizes and a personal guaranty that stays with you.

Traditional jumbo is the better fit when your documented personal income is strong, your property count is small, and your balance is high enough that the DSCR leverage ladder becomes a limit. It works against you when your returns understate your cash flow or when your title is already in LLCs.

If your situation sits between the two, compare both on a real file. Lendmire’s piece on how super jumbo DSCR and traditional jumbo differ on occupancy and documentation goes deeper on the paperwork side, and the complete DSCR loans guide covers the basics. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can several LLCs sit under one super jumbo DSCR loan?

Individual loans, one per property, are the cleaner path. Each LLC borrows against its own property, and the same guarantor signs on each. Whether a lender will combine several entities into one blanket loan depends on the lender, and it often requires common ownership. Ask before you plan around it.

Do I still sign personally if an LLC holds title?

Yes. Lenders expect the owners to personally guarantee the loan, and a multi-member LLC may require a signature from members above a lender-set ownership percentage. The LLC is useful for how you hold the property, but it does not remove the guaranty.

Does a super jumbo DSCR loan need income documents?

It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide an appraisal with a rent schedule, credit, assets, reserves and entity documents. You skip the personal tax-return and debt-to-income review.

Does each new LLC reset my reserves?

Not in the way people fear. The network requires 6 months of PITIA on the subject property, or 12 for first-time investors, with no extra reserves for your other financed properties, subject to underwriting. The same cash cannot be counted twice across deals closing close together.

Where does super jumbo DSCR fall short?

Leverage steps down as the balance grows, and cash-out disappears above $3,000,000. Thin rent coverage on a luxury property can also limit what the property supports. In those cases a full-documentation or bank route may work better.
