Is a Super Jumbo DSCR Loan Available in Massachusetts?

Is a Super Jumbo DSCR Loan Available in Massachusetts?

The Quick Read: Yes, for a business-purpose rental, a super jumbo DSCR loan is available in Massachusetts through select wholesale programs, because lenders set loan size and no state rule caps it. Across Lendmire’s network, balances run from $150,000 to $10,000,000, with leverage stepping down as the loan grows, and every file is subject to underwriting.

  • The standard DSCR program stops at $3,000,000; a portfolio investor program carries qualified investors past it.
  • Purchase leverage runs 80% to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% above that, on review.
  • Credit of 700 or better is the overlay above $3,000,000.
  • Two appraisals are required above $2,000,000.
  • Cash-out ends above $3,000,000.

Massachusetts prices push many rental purchases into this territory, and the real question is rarely “does the loan exist.” It is whether the rent covers the carrying cost at the leverage the size allows.

What Makes a DSCR Loan “Super Jumbo”?

A super jumbo DSCR loan is a lender-defined label for a large non-agency balance. No regulator sets it. Each lender draws its own line, and across the network most programs treat $3,000,000 as the point where the standard ladder ends and a high-balance program begins.

The only fixed government number is the conforming loan limit, which the Federal Housing Finance Agency adjusts each year by county and unit count. Anything above the county limit is “jumbo” by definition. For exact Massachusetts county figures, use the FHFA conforming loan limit lookup, since limits differ across the state and a single statewide number does not exist.

For DSCR purposes that limit is mostly trivia. DSCR loans are non-agency, so the conforming limit only marks where the word “jumbo” starts. It does not govern eligibility, pricing tiers, or the size at which a file gets extra scrutiny.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its full monthly carrying cost, including principal, interest, taxes, insurance, and any HOA dues.

PITIA: Principal, interest, taxes, insurance, and association dues, the denominator in the coverage ratio.

Jumbo loan: Any loan above the county conforming limit.

Super jumbo: A lender-set label for balances well above typical jumbo tiers; no regulator defines it.

No-ratio loan: A path through select programs that does not rest on a published coverage minimum, subject to underwriting.

Interest-only period: A stretch at the start of the loan when payments cover interest only, which lowers the carrying cost used for qualifying.

Is It Available in Massachusetts?

It is. No Massachusetts rule limits how large a business-purpose investor loan can be. What the state does require is licensing: the Massachusetts Division of Banks licenses mortgage lenders, brokers, and loan originators, and investors should confirm that whoever arranges and funds the loan holds the right licenses.

Lendmire is a DSCR-focused mortgage broker arranging business-purpose investor loans in 40 states plus Washington, D.C. (41 markets total), and Massachusetts is one of them. As a broker, it places files with lenders in its wholesale network. Those lenders review eligibility and decide approval, so availability varies by lender and by file.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage; the federal business-purpose exemption in 12 CFR 1026.3 is the underlying reason. A triple-decker you plan to live in does not fit this product. A triple-decker you rent out entirely does.

Why Massachusetts Deals Land in This Tier

Massachusetts rental assets are expensive. Single-family homes in coastal towns, condos in prime neighborhoods, and 2-4 unit buildings in Greater Boston routinely carry balances that exceed the county conforming limit, so investors there often need non-agency financing. Cape and Islands properties add another layer, since seasonal-rental income is a big part of the story.

Here is the catch. Rent does not scale with price the way loan size does. A $2,500,000 rental does not rent for twice what a $1,250,000 rental does. So coverage tightens as price climbs, and the property must earn its place at the lower leverage the ladder permits.

What Changes as the Loan Gets Bigger

Leverage comes down, credit expectations go up, and review gets heavier. The ladder below shows the best available leverage on a DSCR of 1.00 or higher, through select wholesale programs and subject to underwriting.

Loan size Purchase LTV Cash-out LTV Credit for this leverage
$150K–$1M 80% 75% 660+
$1M–$1.5M 75% 70% 700+
$1.5M–$3M 75% 60% 720+
$3M–$4M 65% — 700+
$4M–$10M 60%, on review — 700+

Read the credit column carefully. It is the score each band’s top leverage needs, not the program floor. The floor is 660 at every size, and a lower score takes a lower-leverage cell within the same band. The one overlay that changes with size is above $3,000,000, where 700 is required along with 0x30x24 housing history, 48-month event seasoning, no rural property, and a ten-acre maximum. Those loans are limited to citizens and permanent residents.

Above $4,000,000, every request is reviewed case by case before submission, for purchase or rate-and-term only. Two appraisals are required above $2,000,000. Reserves are typically six months of PITIA on the subject property (twelve for first-time investors), and cash-out proceeds never count toward them.

Interest-only is a real tool at this size. A 120-month interest-only period is available on 30- and 40-year terms up to 75% leverage, qualified on interest, taxes, and insurance, with coverage of 0.75 or better. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

A Coverage Example at Large Balance

Run the numbers on a modeled Massachusetts triple-decker bought for $2,000,000 at 75% leverage on a purchase. Say the three units together rent for just over what the full carrying cost requires, producing coverage near 1.05x. That clears the 1.00 standard that earns full leverage, but with little cushion. One vacant unit or a tax reassessment after renovation could drop it below. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Now flip it. Suppose the same building covers at 0.90x. Programs below 1.00 are a real path through select lenders in the network, to $2,000,000 at reduced leverage; LTV and terms adjust, subject to underwriting. But if the investor is reaching for a sub-1.00 structure because no building in the target neighborhood clears the number, that is a signal to revisit the submarket or the price, not to stretch the loan type. These inputs are modeled assumptions, not market data.

Across the wholesale network, the pattern is consistent. Files that stall at this size rarely stall on the loan product. They stall because rent evidence is thin, taxes were modeled at the pre-renovation level, or insurance on a coastal property came in higher than assumed. Pricing those line items honestly before submission saves the most trouble.

Super Jumbo DSCR vs. Full-Doc Jumbo vs. Portfolio Loan

The right lane depends on the investor, not just the balance.

Factor Super jumbo DSCR Full-doc jumbo Bank portfolio loan
Reviewed on Property rent Personal income Relationship and assets
Entity vesting Welcome Often restricted Varies
Leverage at size Steps down Varies Varies
Best for Entity-held rentals Strong traditional employment income Deep bank relationships

DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For a self-employed investor with irregular tax-return income or a growing portfolio (up to 20 financed properties, with no extra reserves required for the others), DSCR is often the cleaner path. For a high-W-2 borrower buying a single rental, full-doc jumbo may carry lower cost and less friction. For the investor who banks with one institution that holds everything, a portfolio loan can work too. The break-even tends to arrive with entity ownership or multiple financed properties.

For the mechanics behind all of this, Lendmire’s complete DSCR loans guide walks through coverage math, documents, and structure.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Property Types, Structure, and Cash-Out

Eligible collateral covers 1-4 units, warrantable condos, and non-warrantable condos to 75% and $1,500,000. Entity vesting is welcome, with no layered entities, subject to program terms. A personal guarantee is typical.

Cash-out is where size bites hardest. Proceeds are unlimited at or below 60% LTV, capped at $1,500,000 above 60%, and unavailable above $3,000,000. Borrowers at 680 credit or below get none above $1,500,000. Investors planning to pull equity after a sale should read Lendmire’s piece Is Cash-Out Available at Every Super Jumbo Balance After a Liquidity Event?, since staging a refinance below the threshold sometimes beats forcing one above it. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Short-term rentals, common on the Cape and islands, qualify at 80% of gross on documented operating history (refinance) or an appraisal rent analysis (purchase), with coverage of 1.00 or better and balances to $2,000,000. Experienced investors only. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

No-ratio files are possible through select wholesale programs to $2,000,000, subject to underwriting, with a seven-year clean housing history and 0x30x24. They are not available for short-term rentals.

For investors who work with documented bank deposits rather than rent coverage, Lendmire’s super jumbo bank statement loan article covers that parallel lane.

Readiness Checklist (and Why Files Stall)

Before approaching a lender, gather these:

  • An executed lease, or a plan for the appraiser’s market rent.
  • Entity documents and operating agreement.
  • Proof of reserves, seasoned and not sourced from cash-out proceeds.
  • A fresh insurance quote, especially for coastal property.
  • Realistic tax assumptions, modeled at the post-renovation level where work is planned.

Files typically stall for four reasons: coverage too thin once taxes and insurance are loaded, reserves that do not meet the size tier, credit short of the band’s leverage, or collateral that triggers an overlay (rural, over the acreage cap, or non-warrantable condo). Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Is there a maximum loan size for DSCR loans in Massachusetts?

No state cap exists. Through Lendmire’s network, loans reach $10,000,000, though the standard program stops at $3,000,000. Above $4,000,000 each request is reviewed case by case, subject to underwriting. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Does the conforming loan limit matter for a DSCR loan?

Only as a label. DSCR loans are non-agency, so the county limit marks where “jumbo” begins but does not set eligibility. Check the FHFA county lookup if you want the exact threshold for a Massachusetts county.

Can I hold a super jumbo rental in an LLC?

Generally yes. Entity vesting is welcome in the network, with no layered entities, subject to lender program eligibility. Trust-vested files need borrowing-authority documents, and a personal guarantee is typical.

Can a Cape or islands short-term rental qualify?

Yes, to $2,000,000, with coverage of 1.00 or higher, at 80% of gross income, for experienced investors. Municipal permission must be documented for the specific property.

Can I take cash out on a $3.5 million rental?

No. Cash-out is unavailable above $3,000,000 in this ladder. A purchase or rate-and-term refinance is the path at that size.
