The Quick Read: Yes, a super jumbo DSCR loan can be arranged on Wyoming investment property, because no state or federal rule creates or bans that tier; availability depends on the lender program, the balance, and the file, with Lendmire confirming Wyoming collateral against the network’s current coverage before any file moves forward. In practice, the question is mostly about Jackson Hole and the resort corridor around it. Here is what matters most, subject to underwriting on every point:
- Business-purpose DSCR loans run from $150,000 to $10,000,000 through select wholesale programs. The standard program in Lendmire’s network stops at $3,000,000, and the larger tiers carry qualified investors past it.
- Leverage steps down as the balance climbs: 80% on a purchase to $1,000,000, 75% on a purchase to $3,000,000, 65% to $4,000,000, and 60% on review above that.
- Credit needs to reach 660 on loans to $3,000,000 and 700 above $3,000,000. Two appraisals are required above $2,000,000.
- Short-term-rental files stop at $2,000,000, and cash-out ends above $3,000,000.
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That is why high price and modest rent, not the Wyoming state line, usually decide whether a large file works.

Is a Super Jumbo DSCR Loan Actually Available in Wyoming?
Yes, in principle. “Super jumbo” is a label lenders use for the very top of the loan-size range. No regulator defines it, so each program sets its own line. Wyoming does not change the structure, because these are business-purpose investor loans placed with lenders that review the property, the borrower, and the entity.
Lendmire is a broker, not a lender. It arranges business-purpose investment financing in 41 markets (40 states and Washington, D.C.) through a wholesale network of investor lenders. Wyoming collateral gets checked against the network’s current coverage at intake. That step matters more here than in a bigger state, so ask it first.
Most Wyoming rental purchases land below the super jumbo range, so the large-balance conversation is mostly a Teton County one. Zillow shows an average Teton County home value of roughly $2.18 million. Realtor.com data reported by Yahoo Finance puts the median listing price higher, at $3.21 million. The two figures measure different things (typical value versus asking price), so treat both as proof that Jackson Hole files sit well into the millions.
How Does the Size Ladder Work?
Leverage and credit tighten as the loan grows, and that is the core of how super jumbo DSCR works. Across the programs we place files with, every step up in balance trims the maximum loan-to-value (LTV), the loan as a percentage of the property’s value. The table shows the best available cell at each size when coverage is 1.00 or higher.
| Loan band | Purchase and rate-and-term LTV ceiling |
|---|---|
| $150K–$1M | 80% |
| $1M–$1.5M | 75% |
| $1.5M–$2M | 75% |
| $2M–$3M | 75% |
| $3M–$4M | 65% |
| $4M–$6M | 60%, on review |
| $6M–$10M | 60%, on review |
Credit works the same way. The top cell in the first band needs a 660 score. The top cell from $1M to $1.5M needs 700, and the top cells from $1.5M to $3M need 720. Above $3M, the top cells need 700. Those are the scores each band’s best leverage needs, not the program floor. The floor is 660 on loans to $3,000,000 and 700 above $3,000,000, the super jumbo overlay. A lower score takes a lower leverage cell inside the same band.
Every figure is a ceiling, not a promise. Above $4,000,000, each request is reviewed case by case before submission. Those loans are purchase or rate-and-term only, with no cash-out. Files that big are rare, and lenders treat them that way.
What Else Changes Above $2 Million and $3 Million?
Three things change: appraisals, reserves, and the borrower profile.
Above $2,000,000, the lender orders two appraisals. Disagreement between them is one of the most common reasons a large file stalls. Wyoming’s small markets make this sharper. Luxury and heavily amenitized properties often have few true comparable sales, so appraisers stretch across time and distance. Expect the value conversation to take more work than the credit conversation.
Reserves are six months of PITIA on the subject property. PITIA means principal, interest, taxes, insurance, and association dues. First-time investors typically need twelve months. Other financed properties do not add reserve requirements, and you can have up to 20 financed properties. Above $3,000,000, cash-out proceeds cannot count toward reserves.
The super jumbo overlay above $3,000,000 adds more. It asks for a clean housing history (no 30-day lates in 24 months), 48 months of seasoning after a credit event, and citizen or permanent-resident status. Above $3,000,000: no rural property, and no more than ten acres on a non-rural one. Below that size, acreage up to twenty acres can work. Rural collateral of five acres or less can be reviewed, up to 75% LTV, on loans at or below $3,000,000. Several Wyoming ranch-style properties land on the wrong side of those lines, so size the acreage before you size the loan.
Condos in resort areas follow their own limits. Non-warrantable condos (projects that miss standard condo-project rules) top out at 75% LTV and $1,500,000. Entity vesting is welcome, subject to program terms, but layered entities are not. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Does the Conforming Limit Cap a DSCR Loan?
No. The conforming limit only sets what Fannie Mae and Freddie Mac may buy. DSCR loans are not agency products, so each program sets its own maximum.
It still helps as a yardstick for what “jumbo” means. The Federal Housing Finance Agency sets the baseline at $832,750 for one-unit properties, with a high-cost ceiling of $1,249,125. Most Wyoming counties sit at the baseline. Teton County is generally listed at the ceiling, so check the county table before quoting it. A Jackson Hole purchase can clear even that ceiling. A “jumbo” loan simply means one above the conforming number, and super jumbo means something larger still.
Why Does Rent Often Decide the File?
Because rent does not scale with price. Debt coverage is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and association dues. At 1.00, rent exactly covers the payment. Most programs reward 1.00 or higher with full leverage.
On a multimillion-dollar Teton County purchase, long-term rent often lands below that mark. A few lenders in the network have programs that review coverage below 1.00, through select programs to $2,000,000. LTV and terms adjust, subject to underwriting. Above $2,000,000, expect coverage and leverage to carry more weight.
Run it as a ratio. Say a Jackson Hole home would rent long-term at coverage around 0.8x. That is not a clean file at the top of the ladder. Three levers can move it:
- Lower leverage: a smaller loan means a smaller payment.
- Interest-only: a 120-month interest-only period runs on 30- and 40-year terms, capped at 75% LTV, with coverage of 0.75 or better qualified on the interest-only payment, which lifts the ratio.
- Short-term-rental income: this works only inside tighter limits, covered next. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
How Do Short-Term Rentals Work at High Balances?
They work, but the ceiling is lower. Short-term-rental files in our network need coverage of 1.00 or higher and stop at $2,000,000. On a purchase, income comes from the appraisal’s short-term-rent analysis. On a refinance, it comes from twelve months of operating history. Either way, lenders count 80% of gross income, not the whole figure. Borrowers need experience, meaning twelve months owning income property in the last thirty-six. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
For Jackson Hole, this creates a gap. Many resort-area properties are priced above the short-term-rental cap, so the STR route usually fits only the lower end. A property above $2,000,000 generally has to qualify on long-term rent, reduced leverage, or interest-only.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lenders ask for municipal permission to be documented for each specific property. Nobody can assume it for a town or a state.
Can You Pull Cash Out at These Sizes?
Partly. Cash-out proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. There is no cash-out above $3,000,000. Borrowers with credit of 680 or below get no cash-out above $1,500,000. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
If you want to stage equity, smaller loans on other properties are often easier to draw against than the biggest asset. Tax treatment varies; consult a qualified professional.
What Can Stop the Deal?
Plan around five things:
1. Appraisal support. Thin comparables and disagreeing appraisals are the top file-killers on luxury property.
2. Rent coverage. A ratio above 1.00 earns full leverage, but it does not establish approval or adequate reserves.
3. Reserves. Six to twelve months of PITIA, held in documented assets, not borrowed against the subject.
4. Collateral type. Acreage, rural land, and non-warrantable condos each trigger their own caps.
5. Borrower status. The super jumbo overlay is for citizens and permanent residents only.
Occupancy also matters. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A home you plan to use as a personal residence is not a fit.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
DSCR Super Jumbo or a Bank Jumbo?
The difference is what gets reviewed. Large retail lenders look at your traditional personal-income documentation. A DSCR program looks at the property’s rent against the full payment. Neither is easier, only different.
| Factor | Super Jumbo DSCR | Bank Jumbo |
|---|---|---|
| Review basis | Property rent vs. payment | Personal income and debt |
| Documents | Credit, assets, appraisal, entity | Traditional personal-income documentation |
| Entity vesting | Welcome, subject to program terms | Often restricted |
| Leverage | Steps down with balance | Varies by lender |
| Fit | Rentals, self-employed, multi-property | Single-property, steady traditional employment income |
A bank jumbo can suit a salaried borrower with one property and clean traditional personal-income documentation. A DSCR file suits an investor with several properties, or income that is hard to show on a tax return. The complete DSCR loans guide walks through that choice in more detail.
Pre-Application Checklist
Gather these before you start:
- Entity documents and the operating agreement, if the property sits in an LLC.
- Proof of reserves: six months of PITIA on the subject property, twelve for first-time investors.
- Credit report details, including seasoning on any past credit event.
- Acreage and property-type facts, since they affect eligibility early.
Lendmire’s Wyoming super jumbo DSCR guide covers the state-level specifics in more depth.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rent divided by the full monthly obligation on the property. A 1.00 ratio means rent covers the payment.
PITIA: principal, interest, taxes, insurance, and association dues. ITIA drops the principal for interest-only loans.
LTV (loan-to-value): the loan amount as a percentage of the property’s value.
Super jumbo: a lender-set label for the largest loan sizes, with no official definition.
Reserves: liquid assets the lender wants you to hold after closing, counted in months of PITIA.
Non-warrantable condo: a condo project that misses standard project rules, so it carries lower leverage caps.
Frequently Asked Questions
Does Wyoming have special DSCR rules?
No Wyoming-specific DSCR rules apply to the loan. The program, the balance, and the file decide the outcome. What Wyoming does bring is thin comparable sales in small markets, resort-area pricing, and acreage, and all three affect eligibility more than the state does.
Can I use an LLC for a Wyoming property?
Yes, subject to program terms. Single-layer entities are welcome. Layered entities are not. Expect to provide formation documents, and note that lenders ask about entity registration when the LLC is formed outside the property’s state.
What if rent does not cover the payment?
Options exist, but terms adjust. Select programs review coverage below 1.00 to $2,000,000 at reduced leverage, subject to underwriting. Interest-only structuring and short-term-rental income can also lift the ratio inside their own limits.
Can I cash out on a Jackson Hole property?
Up to a point. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. There is no cash-out above $3,000,000. Each case is underwritten individually. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Do rural or acreage properties qualify?
Sometimes. At or below $3,000,000, rural collateral of five acres or less can reach 75% LTV on a purchase, and acreage up to twenty acres can work. Above $3,000,000, the overlay excludes rural property and caps acreage at ten acres on a non-rural one. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
