How Super Jumbo DSCR Loans Work for Founders Investing After a Liquidity Event

How Super Jumbo DSCR Loans Work for Founders Investing After a Liquidity Event

The Quick Read: A super jumbo DSCR loan lets a founder buy or refinance a high-balance rental because it qualifies primarily on property-level rental income covering the payment, not on traditional personal-income documentation that still shows the old salary, and sizes run to $10,000,000 through select wholesale programs, with files above $4,000,000 reviewed case by case and everything subject to underwriting.

  • Rent against the payment drives the file. Your net worth supports it but does not rescue a weak ratio.
  • Leverage steps down as the loan grows, from a higher maximum on smaller investment-property purchases to a much lower one at the top, on review.
  • You still prove where your cash came from, and you still hold reserves.
  • Coverage under 1.00, interest-only terms, and short-term-rental income are real options through select lenders, with trade-offs.

Why a Liquidity Event Breaks Normal Mortgage Underwriting

A liquidity event is any moment when ownership in a company turns into cash: an acquisition, an IPO, a secondary sale, or a tender offer. For a mortgage underwriter, that moment creates an awkward borrower. You are wealthier than you have ever been, yet your paperwork says otherwise.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Standard mortgage underwriting looks backward. It wants traditional personal-income documentation, pay stubs, or distribution history. After an exit, those documents show the salary or distributions that just ended. The sale proceeds are a one-time event, and many income tests treat them as exactly that.

A DSCR loan sidesteps the mismatch. DSCR stands for debt service coverage ratio. The lender asks whether the property’s rent covers the property’s monthly obligation. Your personal income is not the main test.

One clarification saves confusion. This is the investor version of DSCR. A business loan uses a different test: net operating income divided by annual debt service. Here, the test is rent divided by the monthly payment on one rental property.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent divided by the monthly payment, which includes principal, interest, taxes, insurance, and any HOA dues. A ratio of 1.00 means rent exactly covers the payment.

PITIA and ITIA: PITIA is principal, interest, taxes, insurance, and association dues. On an interest-only loan, the principal drops out, which leaves ITIA.

Super jumbo: A label lenders use for very large loan balances. No regulator defines it. Each lender or program draws its own line.

Non-QM: A mortgage that sits outside the standard qualified-mortgage box. It is not a subprime label. It simply means the loan is underwritten on a different basis.

Seasoning: The time a lender wants between two events, such as when funds land in your account and when you use them.

Business-purpose loan: A loan made to acquire or hold a rental property as an investment, not to live in.

Sourcing of funds: Documentation that traces your down payment and reserves back to a legitimate origin, such as a sale closing statement.

How Underwriting Treats Your File, Step by Step

Step one is purpose and occupancy. The property must be a non-owner-occupied rental. Lendmire arranges these loans as business-purpose investment financing in 41 markets, including Washington, D.C.

Step two is the coverage number. The lender divides expected monthly rent by the full monthly payment. Across the wholesale network Lendmire places files with, a ratio of 1.00 or higher earns full leverage. Pricing and terms generally improve as the ratio climbs.

Step three is the appraisal. On purchases and refinances, the appraisal sets value and market rent. Above $2,000,000, programs require two appraisals. That is a real cost and a real wait for a founder who assumed one report would do.

Step four is credit and housing history. Most programs set a 660 credit floor. Above $3,000,000, the floor moves to 700, with a clean housing history, 48 months of seasoning after any credit event, and no rural collateral.

Step five is assets. The lender confirms cash to close and reserves. This is where your liquidity event does its work. The windfall rarely drives the ratio, but it supports everything around it.

Step six is the guarantee and vesting. Most DSCR loans are made to an LLC with a personal guaranty from the owners, subject to program terms. Layered entities are not accepted.

The Size Ladder: How Leverage Steps Down

Leverage falls as the balance rises. Every figure below is a ceiling through select wholesale programs, subject to underwriting. The credit column shows the score that band’s top leverage needs. It is not the program floor, which is 660.

Loan size Purchase or rate-and-term, investment property Credit for this leverage
$150K–$1M 80% 660+
$1M–$1.5M 75% 700+
$1.5M–$3M 75% 720+
$3M–$4M 65% 700+
$4M–$10M 60%, on review 700+

A lower score does not close the door in a band. It moves you to a lower-leverage cell. Above $4,000,000, every request is reviewed case by case before submission. Those loans are purchase or rate-and-term only.

Lendmire’s standard DSCR program stops at $3,000,000. The ladder above carries qualified investors past that line. For a broader view of how the whole product family fits together, Lendmire’s complete DSCR loans guide covers the basics.

Trade press gives context for how far non-QM can stretch. Scotsman Guide reports that a non-QM jumbo can reach $3 million or more, and that non-QM is a small slice of all mortgages.

Structures and Variations Inside the Ladder

Cash-out. On a standard rental, cash-out runs to 75% up to $1,000,000. It steps down between $1,000,000 and $1,500,000, and sits at 60% from $1,500,000 to $3,000,000. Above $3,000,000 there is no cash-out. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. Above $1,500,000, borrowers with credit at 680 or lower do not get cash-out. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Coverage under 1.00. Luxury rentals often carry thin rent against price, so this matters. Select lenders in the network will review coverage under 1.00 on loans up to $2,000,000. LTV and terms adjust, subject to underwriting.

No-ratio files. Through a handful of lenders in the network, no-ratio loans reach $2,000,000, subject to underwriting. They require a seven-year clean housing history and a 0x30x24 record. They are not the easy path. Leverage, credit, and reserves all tighten.

Interest-only. A 120-month interest-only period is available on 30- and 40-year terms, up to 75% LTV, and the loan is qualified on ITIA. Removing principal from the payment often lifts the coverage number. A rental that sits just under 1.00 on a fully amortizing basis can read higher on an interest-only basis. The catch is what happens when the interest-only period ends. Plan for it before you sign.

Short-term rentals. Short-term-rental files need coverage of 1.00 or higher and reach $2,000,000. Income counts at 80% of gross. On a refinance, the lender uses twelve months of operating history. On a purchase, it uses the appraisal’s short-term-rent analysis. You need to be an experienced investor, meaning twelve months owning income property in the last thirty-six. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Permission to operate is documented per property.

Property types. One-to-four-unit properties qualify. Condos qualify too, and non-warrantable condos run to 75% and $1,500,000. Lendmire’s piece Condo vs Single-Family Super Jumbo DSCR After a Liquidity Event goes deeper on that choice. Programs allow up to 20 financed properties.

What Lenders Ask About Your Cash

Money is where founder files differ from ordinary investor files. The lender does not care that you are wealthy. It cares that the funds are real, yours, and traceable.

Sale proceeds should tie back to the transaction. A closing statement and a wire trail do most of the work. Large recent deposits need an explanation. Hold the paperwork before you apply, not after the lender asks.

Reserves come next. Programs typically want 6 months of PITIA on the subject property, or ITIA on interest-only loans. First-time investors usually need 12. Other financed properties do not add reserve requirements. Above $3,000,000, cash-out proceeds never count toward reserves.

Eligible assets usually mean cash, brokerage balances, and vested retirement funds. Unvested or private-company stock generally does not count. Some founders also look at asset depletion, a separate path where liquid balances are turned into imputed monthly income. That is a different documentation program. It is not how a DSCR loan works, but it can serve a founder who wants to buy a home to live in.

Scotsman Guide reports that investors increasingly finance purchases rather than pay cash. For a founder, the reason is straightforward. Financing keeps cash available for the next company, the next property, or a down year.

Where the General Rule Breaks

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The occupancy trap. A rental you plan to use yourself is not a rental. Under the CFPB’s business-purpose rule, expecting to occupy a property more than 14 days in the coming year can change how the loan is treated. A founder buying a beach house to use all summer should not label it an investment. A luxury home you will live in needs a different product.

Thin luxury ratios. At very high prices, rent often does not climb as fast as the price tag. The coverage number, not your net worth, becomes the binding limit. A larger down payment is the usual fix.

Super jumbo overlays. Above $3,000,000, the deal works to citizens and permanent residents only. Rural property is excluded, and acreage is capped at ten acres. Below that size, rural collateral up to five acres can reach 75%, and acreage up to twenty acres is allowed on loans to $3,000,000.

Cash-out limits at the top. Founders sometimes expect to refinance a trophy rental and pull out cash. Past $3,000,000, that door is shut.

Short-term-rental files. They cannot use the no-ratio path. They also need history or an appraisal analysis, not a projection.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

A Worked Founder Scenario

Run the numbers on a founder who sold a company and wants a rental in the $2,000,000 to $3,000,000 band. These inputs are modeled assumptions, not market data. No dollar rents or payments are used because the ratio tells the story.

Case Coverage What happens
Rent clears payment About 1.1x Top of band: 75% on a purchase, credit 720+
Rent just under payment Under 1.00 Select lenders may review; LTV and terms adjust
Same property, interest-only Reads higher Qualified on ITIA, up to 75% LTV

In the first case, the founder needs two appraisals and 6 months of reserves, or 12 as a first-time investor. The founder also needs a documented trail from the sale to the account. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

In the second case, the property is thin, so the file leans on lower leverage and select programs. In the third, interest-only runway can lift coverage, but the payment will reset later.

Operator observation: large-balance files rarely fail on net worth. They stall when the appraisal rent comes in lower than the founder expected, or when the sourcing paperwork is incomplete. A founder who runs the ratio against the appraiser’s rent, not the broker’s marketing rent, avoids most surprises.

How DSCR Compares With Other Ways to Finance

What is tested DSCR Bank portfolio loan Bank-statement loan
Main test Property rent vs payment Relationship and assets Deposits as income
Personal returns Not the main test Often requested Not the main test
Best for Pure investment rentals Banking-relationship clients Self-employed owners

HousingWire’s non-QM guide lists the program families side by side, including DSCR, no-ratio, asset depletion, and prime jumbo alternatives. For a closer comparison, see Lendmire’s piece on super jumbo DSCR versus a portfolio loan.

Paying cash is the other obvious option. It removes the ratio entirely, and it also removes your liquidity.

Mistakes Founders Make

Treating cash-out as free money. Cash-out raises your payment and lowers your coverage. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Over-leveraging into thin coverage. The top of each ladder band is a ceiling, not a target. Many founders choose a lower LTV for a safer ratio.

Ignoring the end of interest-only. The 120-month runway is generous, but it ends.

Assuming net worth fixes the ratio. It supports reserves. It does not change what the rent covers.

Mixing personal use into a rental. See the occupancy trap above.

Skipping local rules on short-term rentals. The income math fails if the permit does not exist.

Pre-Application Checklist

  • Sale closing statement and wire trail for the funds you will use.
  • Statements for the accounts that hold your cash and reserves.
  • Entity documents for the LLC, with no layered ownership.
  • A market-rent estimate you would defend to an appraiser.
  • A target LTV band, with a lower fallback if coverage comes in thin.
  • Local short-term-rental permission, documented, if that is your plan.
  • A credit report check, since the 660 and 700 lines matter by loan size.

Frequently Asked Questions

Is super jumbo an official loan category?

No. No regulator defines it, and each lender or program draws its own line. In Lendmire’s network, the ladder carries the investor program past the standard $3,000,000 stop and up to $10,000,000, with requests above $4,000,000 reviewed case by case.

Do sale proceeds count toward reserves?

Yes, if they sit in eligible accounts and you can document where they came from. Programs typically want 6 months of PITIA on the subject property, or 12 for first-time investors. Above $3,000,000, cash-out proceeds never satisfy reserves.

Will the lender ask for my traditional personal-income documentation?

DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Personal returns are not the main test, but lenders still review credit, assets, the appraisal, and entity documents.

Can I use the loan on a home I plan to live in?

No. These are business-purpose loans for non-owner-occupied rentals. A home you will occupy needs a different product, such as a full-documentation jumbo loan.

Can a founder with no rental history qualify?

Often, yes, with tighter terms. First-time investors typically hold 12 months of reserves instead of 6, and short-term-rental files require experienced investors. Every file is underwritten individually, and nothing here is a commitment to lend.
