How a Super Jumbo DSCR Loan Works for Self-Employed Investors

How a Super Jumbo DSCR Loan Works for Self-Employed Investors

The Quick Read: A super jumbo DSCR loan lets a self-employed investor borrow large balances, up to $10,000,000 through select wholesale programs, with approval resting primarily on the property’s rental income covering its full monthly obligation rather than on tax-return income, subject to lender guidelines. The file still gets a full review of credit, reserves, appraisal and entity papers. Leverage steps down as the balance grows.

  • Rent is the main qualifier. The lender compares the property’s rent to its full monthly obligation instead of leaning on your reported income.
  • Leverage shrinks with size. On an investment-property purchase, the ceiling is 80% up to $1,000,000 and 60% on review above $4,000,000, subject to underwriting.
  • Credit tightens above $3,000,000. The program floor is 660 on loans to $3,000,000 and 700 above that.
  • Reserves are required. Expect 6 months on the subject property, or 12 for a first-time investor.
  • Short-term rentals stop at $2,000,000. Income is counted at 80% of gross, and the property needs documented local permission.

Why Does Self-Employed Income Break Conventional Underwriting?

A self-employed owner often earns well and reports little. Depreciation, business write-offs and retained earnings all shrink the number on the tax return. A conventional full-documentation lender divides your debts by that smaller number and may decline a strong buyer.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That mismatch is the reason this loan exists. It moves the review from your return to the rental property. The question becomes whether the rent covers the payment, not whether your Schedule C or K-1 looks large enough.

The trade-off is real. A DSCR loan can be easier to qualify for than a conventional loan when your returns are thin, but it can also cost more. Brokers see that pattern on real files.

This is not a free pass. Qualification runs on the property’s income, and the borrower is still reviewed for credit, liquidity and experience. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Does Super Jumbo Mean?

Nobody official defines it. Each lender draws its own line. Many lenders treat $3,000,000 as the marker, and Lendmire’s standard DSCR program stops at that size. The portfolio investor program picks up from there and carries qualified investors up to $10,000,000. Lendmire is a broker, so it arranges these files through its wholesale network of investor lenders and does not lend itself.

The formula does not change at this size. Monthly rent still gets divided by the monthly obligation. What changes is everything around it: leverage, credit, reserves, appraisals and property rules.

Key Terms Defined

Super jumbo: A loan large enough that a lender applies extra overlays, commonly starting near $3,000,000. No official definition exists.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation. A result of 1.00 means rent covers the payment with nothing left over.

PITIA: Principal, interest, taxes, insurance and association dues. It is the full monthly obligation used in the ratio.

ITIA: The same obligation on an interest-only loan, with no principal in it.

LTV (loan-to-value): The loan balance as a percentage of the property’s value.

Non-QM: A loan that sits outside standard owner-occupied mortgage rules and is underwritten to its own guidelines.

Reserves: Liquid cash you keep after closing, measured in months of the property’s obligation.

Bank statement loan: A different non-QM product that reads business deposits instead of traditional personal-income documentation.

How a Super Jumbo DSCR Loan Works Step by Step

Here is the sequence a file follows through the network. Each step can stop the deal on its own.

1. Rent figure. On a purchase, the appraisal’s market-rent analysis typically supplies the income. On a refinance, the lender reviews the property’s actual rental income under the program’s rules.

2. Coverage ratio. The lender divides that rent by the full obligation. A ratio of 1.00 or higher earns full leverage through select programs.

3. Leverage band. The loan amount sets the maximum LTV. Bigger loans get lower ceilings.

4. Credit review. The score and housing history must clear the band’s requirement.

5. Reserves. The lender checks that you hold the required months of cash, sourced and documented.

6. Appraisals. Loans above $2,000,000 typically need two appraisals.

7. Entity and borrower review. Your LLC papers, ownership and property experience are reviewed.

At the biggest sizes, leverage, credit and reserves usually bind before the ratio does. A strong coverage number will not rescue a score that is too low for the band. Our complete DSCR loans guide covers the base mechanics if the ratio itself is new to you.

What Changes as the Balance Rises?

Leverage falls in steps. The table shows the ceiling for each loan band on an investment-property purchase or rate-and-term refinance, at coverage of 1.00 or higher. Every figure is a ceiling through select wholesale programs, subject to underwriting.

Loan band Purchase / rate-term LTV
$150K–$1M 80%
$1M–$1.5M 75%
$1.5M–$2M 75%
$2M–$3M 75%
$3M–$4M 65%
$4M–$6M 60% on review
$6M–$10M 60% on review

Read the bands as loan amounts, not purchase prices. Multiply the price by the leverage first, then find the band that loan lands in.

Credit works separately from the floor. The floor is 660 on loans to $3,000,000 and 700 above that. The top leverage in each band asks for more. The first band’s top cell needs 660 or better. The $1,000,000 to $1,500,000 band needs 700 or better. The $1,500,000 to $3,000,000 bands need 720 or better. Above $3,000,000, the top cell needs 700 or better. A lower score drops you to a lower leverage cell in the same band.

Above $4,000,000, every request is reviewed case by case before submission, and only purchases and rate-and-term refinances are considered. Treat any number there as a starting point for a conversation.

Cash-out follows its own ladder. On a standard rental refinance, it runs to 75% up to $1,000,000. It falls to 60% for loans between $1,500,000 and $3,000,000. There is no cash-out above $3,000,000. Cash-out proceeds also never count toward your reserves above that size.

Reserves, Appraisals and Credit at Size

Reserves are 6 months of PITIA on the subject property. On an interest-only loan, they are counted on ITIA. First-time investors need 12 months. Other financed properties in your portfolio add no extra reserve requirement, and the program allows up to 20 financed properties. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Above $3,000,000, the overlay gets stricter. It requires a clean 0x30x24 housing history and 48 months of seasoning after a credit event. It is open to citizens and permanent residents only. Property rules tighten too: above $3,000,000, no rural property, and no more than ten acres on a non-rural one. Below that size, acreage runs up to twenty acres.

The two-appraisal rule above $2,000,000 is a real cost in both money and patience. Plan for it early, because a gap between the two values can reset the loan amount.

The Same Property, Run Two Ways

Picture a self-employed investor with a thriving business and a large rental purchase in mind. The loan lands in the $2,000,000 to $3,000,000 band. These inputs are modeled assumptions, not market data.

Full-documentation view. The tax return shows heavy depreciation and write-offs. Net income looks modest. The debt-to-income test divides the new obligation by that low figure and the file fails, even though the business is healthy.

DSCR view. The lender ignores the return for qualification and asks one question. Does the appraisal’s market rent cover the full monthly obligation? Say it clears roughly 1.2x. The file then moves to the leverage band, which is 75% on an investment-property purchase in this range. Credit needs to be 720 or better for that top cell.

Now ask which limit binds: rent or leverage? Here, rent is comfortable and leverage is the constraint. The cash you bring is 25% of the price, plus six months of reserves, plus the cost of two appraisals.

Flip the case. Suppose rent only clears about 1.00 at that balance. Rent rarely rises as fast as price, so this happens often on expensive property. Then rent is the limit. Taking a lower loan amount lifts the ratio, because the same rent now covers a smaller obligation. For a lender, stronger rent evidence helps more than a bigger personal income story.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Structures and Variations

Interest-only. On 30- and 40-year terms, a 120-month interest-only period is available up to 75% LTV, qualified on ITIA. That raises coverage on paper, since principal drops out of the obligation. It also means the balance does not shrink during that period. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Coverage below 1.00. Select lenders in the network offer paths below 1.00 on loans up to $2,000,000. LTV and terms adjust, subject to underwriting. Expect lower leverage and a tougher look at credit and cash.

Short-term rentals. These qualify on documented operating history, counted at 80% of gross. On a refinance, that means twelve months of operating history. On a purchase, the appraisal’s short-term-rent analysis supplies the number. Coverage must be 1.00 or higher, loans stop at $2,000,000, and the borrower needs experience (twelve months owning income property in the last thirty-six). Municipal permission to operate gets documented for the specific property, never assumed. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Entity vesting. Holding title in an LLC is welcome, subject to program terms. Layered entities, where one LLC owns another, are not accepted.

Where the General Rule Breaks

Business purpose is the dividing line. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB‘s rule text exempts credit extended primarily for a business purpose, and the lender decides the purpose on each loan. Using proceeds for personal expenses is a different analysis.

Super jumbo is not a regulated category. The only federal line is the conforming limit, which FHFA sets for loans the housing agencies may buy. The one-unit baseline is $832,750 in most of the country and rises to $1,249,125 in high-cost areas. DSCR loans are not agency loans, so that figure is only a contrast.

A ratio above 1.00 does not settle it. Leverage, credit, reserves and appraisal can each stop a file first.

Cash-out has a hard stop. Nothing is available above $3,000,000. Below that, borrowers with credit at 680 or lower get none above $1,500,000.

Pure investor files only. If you plan to live in the property, this is the wrong product. A separate explainer on the super jumbo self-employed mortgage covers that path.

Which Loan Fits a Self-Employed Investor?

The right product depends on which file is stronger. This table compares the three common routes.

Factor Super jumbo DSCR Bank statement Full-doc jumbo
Income basis Property rent Business deposits Traditional personal-income documentation
Choose it if The rent is strong Deposits are strong Taxable income is high
Weak spot Thin rent coverage Messy deposits Write-offs shrink income
Purpose Investment property Varies by program Varies by program

A wry truth worth saying: the best product is the one whose paperwork flatters your file. A buyer with heavy write-offs and a well-rented building usually belongs in the first column.

What You Still Document

No personal income documentation does not mean no documentation. Gather these before you apply:

  • Entity papers, including the LLC operating agreement and ownership structure
  • Proof of cash for reserves and the down payment, with sourcing
  • Rent evidence, such as leases or short-term-rental history for a refinance
  • Insurance and tax figures for the property
  • A schedule of other properties you own, for experience review
  • Government ID and residency status for the borrower

Thin paperwork is a common reason a large file stalls. Reserves that cannot be sourced are a close second.

Frequently Asked Questions

Is super jumbo an official loan category?

No. Each lender sets its own line. Many treat $3,000,000 as the marker, and past that size the program adds tighter credit, lower leverage and stricter property rules.

Do I need traditional personal-income documentation for a super jumbo DSCR loan?

Usually not for qualification. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, appraisals and entity documents are still reviewed.

Can I buy through an LLC?

Yes, subject to program terms. Entity vesting is welcome, though layered entities are not accepted. Personal credit and liquidity still matter.

What if the rent does not cover the payment?

Options exist. Select lenders in the network offer coverage below 1.00 on loans up to $2,000,000, with LTV and terms adjusted, subject to underwriting. A smaller loan amount or an interest-only structure can also lift the ratio.

Should a self-employed investor choose DSCR or bank statement?

Choose DSCR when the property’s rent is the strongest part of your file. Bank statement products read business deposits and suit other situations. The rental income decides it for most investors with a pure rental purchase.
